Hotel Cancellation Policy

I have made a reservation at a cottage where I have stayed before. This is at a motel/cottage place. They are saying I need to have my balance paid in full 2 months before I am staying there. Also if I cancel within 45 days of my stay, I might get my deposit back if the unit is rented again.

Is this legal?

Which part are you questioning---or both? I presume that any lodging or travel enterprise can set up their own rules regarding prepayment and deposits, as long as they don't discriminate. I haven't heard about the "paid in full 2 months in advance" thing before in terms of lodging; it's pretty common with cruise ships, etc. As to cancellations, most places around here(MDI)have a narrower window (a week or two, not six)and even inside that window will refund most or all of the deposit <if> they rent the room/cottage.
