Please see under "Top Questions" the link about apt rentals for less than a month being illegal.

There are many scams. It's considered unwise to do, in addition to being illegal.

Have a look at the second question in the top questions on the right of this page. Sorry I crossed with other post. Same advice though. Take heed.

Don't do it, Galway! It's illegal and you may find yourself not only out that money, but you well may have no place to stay when you arrive. And any hotel you find will be very, very expensive if you walk in with your bags asking for 3 rooms. Be sure to get your hotel rooms reserved in advance, whether it's in Manhattan, Brooklyn, or Long Island.

Why is it illegal to rent a holiday apartment for less than 30 days? We really dont want a hotel we would like the facilities of an apartment.

There are many reasons why it is illegal but the main thing that matters is that it IS illegal.

If you want to read up on the law and why the law exists, you can search this forum for the hundreds of threads that discuss the issue.

Apartments in New York (as everywhere) are in buildings with more people than just the owner. It is for the safety and financial security of the other occupants of the building, as well as the safety of the renter, that such rentals are generally illegal.

I don't understand why this is such a difficult concept to understand.

If you have purchased firearms in a place where they're legal and you've paid for the firearms and they're yours, you're not allowed to bring the firearms into Scotland? You own them. You acquired them legally. You have no ill intentions. Why? Because it is the law.

You can't smoke cigarettes or drink alcohol in Central Park - even if you've acquired them legally and they're yours.

You may not rent an apartment to anybody for under 30 days. Lots of people try to navigate around the law and some people outright break the law but the City has an office with people whose job it is to go out and enforce the laws. So, even if you own the apartment and don't have a mortgage, you can't rent it out for under 30 days (not legally). On top of that, most buildings strictly prohibit this in the by-laws so regardless of the City's law, the building actively enforces their rules.

This is why some people arrive to find the apartment they thought they rented has been padlocked.

It is strongly recommended that you do not try to circumvent the law. You may get scammed or worse and you may find you don't have anywhere to stay when you arrive.

if you own an apartment in New York, you can LEASE it out for long terms you can not rent it out for less than 30 days. Even leases can be strictly controlled by the condo or coop board, ie. the tenants as well as the terms of the leases have to be vetted and approved.
