Top 5 pieces of Advice you would give folks before they rent

Over the past few months I have observed folks asking questions about "What Should we ask before we rent a cabin?"

I contacted TA and asked them to place a sticky on the forums of communities that surround GSMNP in TN and NC titled, Before you rent a cabin click here.

They are open to doing this and I would like to ask owners and visitor alike to give your top 3 -5 questions to ask a property manager/cabin owner before renting a place. Things like Do you charge extra fees for the hot tub? Or, when is check in or check out? You could even have a few suggestions and not questions.

I will compile the answers and submit them to TA for a sticky. If a piece of advice is repeated it will be represented only once in the final compilation. This way visitors to the region will have the insight of guests and owners compiled into a single place. Thanks for your input and I hope those of you who rent cabins frequently will genuinely lend your insight so others may find the perfect cabin in the Smokies.

Part of me wants yall to send your ideas to me via a PM so I can easily keep track of it. You can do either, send me a PM with your questions and comments or post them here. I would like to place all this in a sticky because it is prominant, it allows first timers to easily find it versus some search for a thread from 3 yeas ago kind of thing and it brings the best of both the owner's perspective and guests perspective to renting a cabin in the Smokies.

Here are the questions I'd suggest:

1) how steep is the driveway?

2) how often do you clean the hot tub?

3) what exactly is there in the kitchen, and does everything work?

4) how close is the cabin to the next cabin (privacy)?

5) How far is it to the nearest grocery?

The first cabin I ever rented almost turned me off of ever renting again. It was a VRBO that didn't have a clean hot tub and the oven didn't work right.

2. How are the roads/location/distance

3. Privacy - is it secluded/how many other cabins can you see?

4. Are pictures updated/amenities

5. Cancellation & rental policies

Ask about new construction in relation to the cabin.

I think location can be pretty important especially since traffic can be so heavy. I prioritize what is important to us, such as view and privacy, but also keep in mind how we plan to spend our time. We go to Dollywood a lot, so we try to stay as close to Dollywood as possible without giving up our other priorities. We always find that we must compromise something. Personally, we never compromise on view.

I also like to see a floor plan. I was a little disappointed w/our last cabin in that respect since it didn't fit us as well as it could have based on our needs, so I intend to ask for floor plans from now on. While planning our last trip, we actually disqualified cabins based on a floor plan that we unwittingly ended up with. Oh well, we still had a lovely time.

how close is the nearest neighboring house?

are the photos on the website accurate?

does the view from the deck look over someone elses house?

is the hot tub emptied and clean before every visitor?

what is the policy if we're a late arrival, how do we gain entry to the cabin?

what is the quantity of cleaning supplies?

what are the fees, is there a cancellation policy, do you offer return guests a discount?

How Steep are roads to Cabin?

How close together are Cabins?

What are the cabins close to Activities,Dining?

Do you charge cleaning fees including hot tub?

Are the pictures accurate and what amenities are

included in cabin?

1) Is there an additional charge for over a certain number of guests?

2) Does the company offer trip insurance?

3) Does the company provide directions to the cabin?

4) What is the check in/out policy?

5) Is there a damage deposit?

(1) What if I book for Jan. and the day I get to town it snows 10 inches and i cant get to the cabin. What is your refund policy?

(2) Is there someone available to fix the broken hottub imediatly?

(3) What happens if air conditioner breaks in July can you fix in a couple of hours?

(4)If it is a Rent By Owner cabin how far away do you live? Can you respond ASAP to a problem?

(5) Is the deck built to proper modern building codes and safe?
