Young Couple Relocating to Providence

Hi there, I'm looking for some recommendations on what portion of the city to start looking to live for a young married couple without a whole lot of money. We're relocating from a comprable sized city in the midwest.

What sort of budget do you have for rent or mortgage...? Also, where will you be working...right in downtown Providence?

Probably around 175k max. Not even sure we're going to buy since the housing market looks like it's going to crash. Renting for anything under 1000/mo. Yea, work would be downtown.

The nicest part of Providence is the East Side....Brown University, Thayer Street (Shopping, restaurants, etc) are all located there. But finding something for $1,000 might be tough, but not impossible.

Not much Downtown except for some high end luxury apartments/condos going up. Although there are some cool lofts you might find if you're into that....

You could also look at parts of Pawtucket that are up and coming, and cheaper.

Warwick and Cranston are cheaper alternatives, but more suburbia than Downcity....

Check out craigslist for an idea of what you'll be facing.

Hi Loui1:

I'm not sure how young you guys are but I know that there are affordable and perfectly nice apartments to be had around the providence college area. Though those might be more for someone who has a little experience with Providence first, as it is not the best area of town - its not the worst either.

My friend lived in a great triple decker house in that area (cant remember the name of the street of the top of my head) but it was well kept and spacious. It is a college/immigrant neighborhood and the buildings are older (as is true of most of providence) though and so may not be exactly what you are looking for. She never experienced any problems over there.

Regarding the housing market, I wouldn't expect the East Side market to crash, unless maybe you are thinking of buying a condo. Houses on the East Side in the lower price ranges are not going to get any more affordable, sadly, because the East Side is so desirable. However, on your budget, you might not be looking to buy on the East Side now anyway. I do believe that you could find a rental in one of the East Side neighborhoods at $1000. I found a cheap rental through Doyle realty when I moved to town.

Some areas of town to start looking in are Wayland Square, Summit, and Fox Point (Doyle Realty). All three areas are on the East Side, but they have very different characters. Off the East Side, you could try the Armory District or the Providence College area. Again, these are relatively affordable areas but with very different characters.

Appriciate the replies. I'll be working downtown but wont be opposed to living out in the burbs. Are the roads that congested you wouldnt recommend commuting? I didnt think it was that large of a city. I may also have an option to work in a south burb of Boston, while my wife works in Providence.

It looks like Providence has a significant higher cost of living from where I'm coming from, so living farther out may be our only option for a few years.

As far as the housing market crashing, I had friends tell me the same thing about desired areas of Chicago, Louisville, and Minneapolis and now they're holding their breath as the investor home buyers all around them are defaulting on mortgages. Not to say it'll happen on the east coast, but it's just a concern this year.

The roads can get congested but is nothing like Boston. Bumper to Bumper for two or three miles the worst we see. As far as housing, finding a house for 175 would be almost impossible. I live in Seekonk, MA the house (two bed, nice yard) next door went for 220k and the house on the next street weht slightly above 200K no yard no basement. These type of houses are hard to find.

Another idea is the Darlington section of Pawtucket, nice area for Pawtucket, single family houses, small lots 5,000 sf. Could get more house for the money than seekonk. Taxes are higher though.

WE live in Fall River which is another great area close to Providence but try Edgewood which is just 2 to 3 miles from downtown Providence and similar to the East side of Providence but lots cheaper . Nice area. Warwick is another option as well.

You might also want to look at East Providence (a separate municipality from Providence), Cranston, or Seekonk, MA.
