rental agency for small group 26 year old females

I have found that many agencies will not rent to non-family groups. My best friends and I would like to rent a house for a week, we will be a group of 4 or 5. We are all 26 years old, are out of college and are well behaved. Does anyone know of an agency that would allow us to rent a home?

hotels are your best bet but as you have found out the shy away from non family groups

They've been very nice for friends of ours. They do say they may rent to adult groups with prior appproval and then have the right to terminate a lease if there is any problem.

Most owners contract for the family group. If you have solid jobs or own homes or can give landlord recommendations, employer recommendations, etc. discuss that nicely with Brindley.

For my wedding, we (bridal party; ten 26-30 yr. olds) rented a house through Stan White Reality. None of us were related. This was in 06 so they could have changed their rules since then.

I ran into the same problem while planning a trip for myself and friends. We are all 24-27 years old and also out-of-college. Some of us are even homeowners!

When I contacted agencies, I made a point of emphasizing the fact that we are young professionals, NOT college students or any other type of "student group." However, many of the agencies will require that all group members be at least 24 years old, which won't be an issue for you.

Agencies that were willing to work with our non-family group are:

- Outer Banks Blue: www.outerbanksblue.com

- Brindley Beach Vacations: www.brindleybeach.com

- Carolina Designs Realty: www.carolinadesigns.com (This one required all occupants to be 25 yrs or older.)

**Also try: Vacation Rentals By Owner (VRBO), which is a list of rental houses or condos managed by the homeowners themselves. Since most -- but not all -- are self-managed, their rental policies are much more flexible. I found many more owners who were willing to rent to us through this site, though sometimes the owners requested to speak with me on the phone before giving approval.

I came to this forum ready to ask the same question, i'm glad you already asked it!!!

Persoanl experience - read if you want to be bored! Last year rented through Joe Lamb Jr. My friends and I got down to the OBX after a trafficy drive including a lovely speeding ticket on route 13, and split up, 4 friends (22, 23, 25, 25) went food shopping, while my friend and I (24, 23) went to get the keys. As fate would have it, the owner was VERY reluctant to give us our house. We had no idea about the group policy. (I know - rental agreement. We were recommended by renters from their properties and those renters didnt even know - so we didnt look for anything like that in the agreement). I completed everything online and through the phone, and they gladly accepted my upfront payment from my debit card - only to find out i was 1 nice guy away from having that money dissapear from my checking account for good vacationing in the city of Philly. We were threatened that he would watch us constantly throughout the week.

For the four sites that were listed above, outerbanksblue.com says no groups specifically (which in essense is your group and my group), twiddy.com asks for you to discuss it with an agent, and can remove you during midweek if they feel you are not behaving how you described. The third one didn't say anything about groups, and i didn't check the fourth one as the poster already mentioned what it entailed. We are thinking about Vegas instead...i have heard they are a little more welcoming of all ages :).

From my experience, take pictures of every little knick and dent in the entire place. Make sure the date is on the picture - and try EVERYTHING the first day, make a list, and call the agency/realtor...they will put you through to the fixer upper people (mind drawing a blank on title of these good folks) and let them know waht is wrong. YOU CAN GET CHARGED IF YOU DON"T KNOW! The lady got to know my voice on the first day i called so much, becuase i wasn't losing my security deposit, and i didn't!

Ok, i hope no one fell asleep, good luck finding a spot and if you do, POST BACK! I might steal your idea!

It's part of the pay-in for group house renting in the OBX. It can be done but with certain agencies and a certain amount of care/schmoozing/preplanning. Then you can go back to the same company or give them as a reference. And before you now it you'll be over the age restriction limit.

I agree with explorer3. Renting to a non-family group is possible, but the process may require more pre-planning and schmoozing than initially expected. I was thrilled that Outer Banks Blue was willing to rent to us and was helpful during the whole process, so if all goes well this summer, I would happily recommend them again.

As superozman pointed out, yes some of the rental agencies that I listed did explicitly prohibit family groups when you read their lease terms on the website. However, my list was just to give people a place to start when calling, since these agencies were willing to make exceptions for our case. Some of the agencies mentioned that the "non-family" policy was created mostly to deter high school and college-age kids from applying.

As for the security deposit, our group decided to avoid that and chose the "Damage Waiver" fee instead. For a $55 non-refundable fee, it covers all accidental damages & losses. Yes, we lose $55 but I like the peace of mind that comes with not scrutinizing every little thing to make sure we get our deposit back.

To be sure, I've saved the multiple emails that I've had with both the rental agency and the owner, which confirms that they know we are NOT a family and NOT all 25 years old. I intend to bring these with me when we go down. I think the main idea is not to get TOO rowdy and irritate the neighbors, but otherwise you should be fine.

Anyways - you'll have to post back and let us know which place you end up going with!

Go to www.brindleybeach.com -- they are great to work with and have the Lighthouse Villas very close to the beach in Corolla Light. Those would be great for a girls' weekend. We always stay in Unit 630. It has ocean views, bikes, a great book library ...

I guess my question is - how do they know you're not a family? We rent houses every year with three other couples and no one has ever said anything to us or asked us if any of us were related. If one person handles paying for the week and that one person goes in the office and picks up the key how would they ever know?

By the way, we love Southern Shores Realty and also have had luck renting smaller homes with Wright Property Mgmt.
