best town for our OBX rental?

My friends and I are looking into renting a beach house for a week in the summer of 09. It will need to be oceanfront...right on the beach. I have been looking on VRBO.com for a while but I dont know what town is the right one for us. We will be a group of friends in our late 20s.

Are we going to have problems in some houses/areas if we are being loud at night? (I dont know that we will be but I am trying to get a feel for OBX never having visited) Are there some areas where it is all younger people and that sort of thing is commonplace? Or are most of the town families with young kids where it is lights out at 7PM? Or families with young kids but the adults like to stay up late enjoying themselves anyway so they wont be bothered by the neighbors doing the same?

I think I saw one town where the houses seemed a little more separated...where you had to go off-road to get to the houses. Is that once specific town or does each down have a "off-road accessible" area?

Are the beaches better in some areas than in others or are they all equally great?

Sorry for the random assortment of questions...just trying to get my bearings here :)

also, with regards to the areas where you have to drive off-road to get to the houses....they say there are wild horses there.

Is that in reality a pain since there are big horse plops all over the beach? Do they like roam into your back yard while you are out sunbathing?

Also in these "off-road" areas if you have a 4x4 vehicle or bring an ATV can you ride all over the beach and/or dunes or is it pretty restricted as far as that goes?

Outer Banks is a family area, and so being loud late at night, especially if it is every night, and very late, may draw a complaint. As with anywhere, it depends on who your neighbors are, but it does tend to be a family destination. There are plenty of young people here in the summer, and yes, it's vacation, and everyone wants to have fun. See who your neighbors are and use common sense.

One thing they are very strict about here is drinking and driving-take cabs if you're going to drink.

As far as driving on the beach, during the summer you can only drive in a couple of places. I would not bring an ATV. Beach driving is fun, but there are speed limits (although not posted), and the dunes are very fragile, and so you should not drive (or ATV) anywhere near them. Most places are posted to not even WALK on the dunes, so driving/ATV's are not an option. In other words, beach driving is for slow speeds, and fishing or sight seeing, not for off road type driving.

The wild horses are mostly on the northern beaches, and you may see some. There can be horse poop where there are horses, so you may see some on the beach. The horses do roam freely, but like any wild animal, they tend to stay away from the more populated areas, like the rental developments.

I agree with the previous poster on some things. Use some common sense and get a feel for your neighbors. Disrespectful, lude, rude and obnoxious behavior late into the night is not going to met with a warm reception. I like to party as much as anyone and we had a group near us that were way out of control all night long and it got under my skin bigtime.

It is more of a family place but it doesn't mean you can't cut loose and have a good time either.

That being said, the off road area you're tlaking about is Corova and it's more spread out. You can see the horses fairly easy in the areas they roam in. If you're going to stay there, you must have a 4 x 4 among other things to drive on the beach. Do a Corova forum search for more info.

Sound travels very far at the beach, whether it's the loud neighbors from New York City or the idiot playing the flute on the beach at sun-up. My car alarm accidently goes off at 6 AM if my neighbors are too loud after 11PM. My recommendations are for you and your friends to stay in Virginia Beach, VA. It's got the atmosphere you're looking for. The OBX is a family beach. Any rental contract you will sign says that your group is a family, i.e. related. You would be in breach of contract and legally thrown out of the rental house without a refund. It's your choice if you want to take the chance.

Yo Goulet,

An alternative suggestion to VA Beach, which I would never ever choose to vacation at, is looking into Wrightsville Beach/Wilmington NC. The town of Wilmington is actually a little inland from Wrightsville, maybe a 15 min car ride, but it offers all of the typical partying you could want. There are condos directly on the beach at wrightsville as well as hotels. The crowd at wrightsville/wilmington is a much younger crowd, especially since wilmington is home to UNC-W. You will probably run into less problems if you forsee your group being a little rowdy, but just trying to have a good time. Wilmington is also the closest beach to Raleigh and sees a good influx of the college aged people coming from the 3 universities, NC State, UNC and Duke. Just an option, check it out! The previous posters made an excellent point, when partying at the beaches in summer, if drinking take a cab because the police do not mess around down here!

You will find most home beach front are right on top of each other so getting loud isn’t a good Idea however if partying on the beach is your thing I would try Ocracoke as there are no homes on the beach here and I have seen people party till the sun comes up and as long as you take your mess with you and don’t drive drunk there should be no problem But ATV’s are forbidden even on most beaches up north too, Driving on the dunes are also a no no as well as walking on them too they are why the

Outer Banks are there and the only protection it has from the Ocean

If you decide on the Corova area I haven’t seem much on the beach up there but back off it by a 100 yard and that area isn’t great for kids because of the traffic on the beach during the day, It’s not fast but consistent , Not much Hoarse poo on the beach between tides and birds I have seen little so that shouldn’t be an issue

The OBX is quiter place. If you want a younger crowd (I remember those days well) and don't want to be concerned about noise...then I would look elsewhere...Myrtle Beach would be your place.

If you want a place where there are alot of water sports, great beaches, and good fishing...go to the OBX. The important thing to remember is to just keep the noise to a minimum and there won't be a problem.

The Outer Banks is more of a family oriented area. Most Rental Companies do not rent to non family groups. There may be an exception if everyone in the group is over 24. Everything here is really low key.

The 4x4 beaches are a little more secluded but the same rules apply. It is pretty quiet here after 10pm. Though there are things to do after dark.
