I don't know if you can find uncrowded in July and August anywhere that has a nice beach, but the towns of Spring Lake, Sea Girt and Avon-By-The-Sea are lovely, non-party, and family oriented.

On Long Beach Island, the communities of North Beach, Loveladies and Harvey Cedars (the north end of the island) are not nearly as crowded, but also not as commercial. In Beach Haven, which has a lot of shopping, restaurants, Surflight Theater, Showplace Ice Cream etc, if you look just south of the commercial section it is not as congested. Often called the "yacht club neighborhood" for its proximity to the Little Egg Harbor Yacht club. The beaches are less crowded, but it is still easy to get into the center of town if desired. Further south is Holgate, which is less crowded, less commercial still.

Spring Lake and Sea Girt are also nice communities, Maybe Avalon or Stone Harbor which do not have board walks, can get crowded in town, but also easy access to Wildwood or AC for a day trip.

Avalon is a great beach town, and totally family-oriented. There is only one big parking lot around 29th St. or so. That means that if you go to any of the other beach entrances (which are pretty much at every block in town), your crowds will mostly be made up of just the people who live on that street.

What are your thoughts regarding the South End of Ocean City, around 55th street or so? Thanks for your comments

Ocean Grove has so many blue laws that it was refered to as Ocean Grave. Really it's a nice place and you won't have o worry about partying.

I suggest LBI and the southern end of the island. We like Beach Haven

Brigantine between 7th St N & 14th St N tends to be pretty quiet. Even by the Promenade, it tends to be sparsely populated on the beach. You do need to take the greenheads into consideration

OC down in the 50's is residential, pretty quiet from what I've seen. Not a party area since OC is dry. The boardwalk area is crowded but that is up on the north side of town from about 6th-12th streets.

Seconding SusieQQ's suggestions, and adding Bradley Beach to the list.
