“A very warm welcome and a perfect overnight stay”

I decided to stay at Colthrop Manor the night before an interview as I didn't want to take the risk of getting stuck in traffic on my way down from Nottingham and I have to say that my whole experience has been delightful. I'd booked a single room and got upgraded for free to a large double as they had had a last minute cancellation. The room was immaculately clean and the bed was superb - I slept like a log! Mariola couldn't have been more friendly or helpful and as it was a cold night she had turned the heater and radiators up to ensure the room was toasty warm.

I had a hearty traditional English cooked breakfast the next day which was superb and am very happy I chose to stay here as it was by far the best value option when I booked last week. Would highly recommend!

Nothing about this place made me smile. It was drab, cold, unwelcoming and very shabby. No ensuite. No heating on occasion. No hot water on occasion. No working shower (unless you like dribbles). No usable mirror. No information in the room re. meal times etc. No bill ready when we left. Breakfast was ok but I would dispute locally sourced produce unless they meant the local supermarket. One highlight was it was very quiet – couldnt hear anyone else moving around. Other than that I cant think of a good thing to say about this place. Overpriced and never to be visited again .

We are sorry to read that your experience at our B&B was not up to your expectations.
We are quite surprise having read your review as we remember you being very smiley, joyful and appreciative while staying with us together with your friend Helen who gave us her feedback below.
As you didn't actually pay a deposit but rather paid your bill upon your departure after 3 days of staying with us there must have been something about your experience that encouraged you to stay and we do appreciate that you did it.
We are small B&B offering just 4 rooms in our house, our guests are attracted by our location. We do our best to meet our guests' expectations and are flexible on breakfast timing at the weekends which enabled you enjoy yours with Helen till noon.
The temperature in rooms is regulated by the knobs on radiators (central heating), additionally we equipped each room with electric radiators for those who really like warmth:-)
Having received your feedback we placed a note giving instructions how to use the shower correctly. We also encourage our guests to communicate their needs so we can respond appropriately.
We take your comments seriously and we have already taken steps and placed directories in all rooms, our recommendations as for places to eat, drink and explore.
We are grateful for your comments as they are very helpful giving us indication where we can still improve. Thanks to you we are already doing better!

I am afraid I am having a great deal of difficulty in saying anything positive about Colthrop Manor. On arrival our hosts’ greeting was friendly enough but later they did their best to stay out of our way. They offered nothing apart from the minimum. No effort was made even to give us any information about the local area – restaurants, attractions, nothing. They didn't even tell us what times breakfast would be served.

Our main criticism was that the bedrooms had no en-suite facilities. In this day and age, this is the LEAST one can expect. When I queried this on arrival, I was told that fortunately for us there were no other guests on our floor apart from one person who would be leaving early and therefore not a problem. The truth was that this person returned every evening and our hosts also shared the same bathroom! Consequently, often when we wanted to use it, it was occupied. On the last day, there was not even hot water for a second bath. The water pressure was so poor that the shower was a trickle and the bath took forever to fill. If a bathroom IS to be shared by so many people, then a good supply of hot water and good water pressure is essential. At least it was kept reasonably clean. On the third day, we woke to find that the central heating was off and on coming down to breakfast, no reference or apology was made to the fact that the whole house was freezing when there was clearly some sort of problem.

We felt that everything was done on the cheap, even down to ugly paper kitchen towels at breakfast instead of paper napkins. There seemed to be no joy and half a heart as well as half-truths being given in what was being offered, no pleasure in selling their facilities to us or having us in their home apart from taking our money.

Thinking that ‘you get what you pay for', we did a comparison with other B&Bs in the area, who were charging exactly the same and in some instances less. They offered a) en-suite facilities and in some cases b) a restaurant/pub onsite or within 2 minutes walking distance.Also they were all friendly and welcoming and seemed keen to have our business, which our hosts clearly did not. Unfortunately they were full otherwise we would have left Colthrop Manor without a backward glance as we had not paid a deposit.

On leaving,we expected the bill to be prepared in advance as we had been there for 3 nights. It wasn't. We paid and left and when I turned round to say goodbye and thank you to our hosts, no-one was there. They couldn't even be bothered to wave us off the premises and at this time, we were the only guests in the house! With a little more effort, finance to build proper en-suite facilities and some heart injected into the establishment, this could be a successful and welcoming guest house, but if it remains as it is, they will only ever get visitors coming once and never again. I hope that you understand why we cannot recommend Colthrop Manor.

We are very sorry to read that your experience at our B&B was not satisfactory.
We are just a small home based business. Our location is unique in its beauty and convenient to many destinations so we decided to share this with people seeking B&B. Colthrop Manor is a historical building with a mixture of modern and traditional touch. We have only been operating as B&B for 12 months and are continuing to make improvement to our facilities.
We make every effort to give our guests a warm welcome and are pleased to host them being flexible as we were on your breakfast timing extending our breakfast service until 12 noon to accommodate your needs.
We remember you being appreciative during your stay and we remember a lot of smiles and your passionate discussions with your friend Sophie who gave us her feedback above. Our aim is to create a comfortable space and assist our guests where needed.
We are always open to share information on facilities around our location therefore there are plenty of pubs / restaurants / take aways' leaflets in the dining area. We are always happy to share our suggestions and recommend places accordingly.
As no deposit was taken to secure your booking and you paid your bill on departure it's not easy for us to relate to some of the information you have given, nevertheless, we are grateful for your extensive feedback. We will continue to improve our service and amenities and do better for our present and future guests.

Location: I like the excellent location as it is not next to the busy highway. It is a distance from the main road (yes, without driving, you may need to pull your luggage up the gentle slope). It has a very nice views of the open space and you will be surprised that you get so much nature so close to your door.
House/Rooms: Very nicely decorated, rooms are specious and have a nice feel. I particularly like the shower unit with a steamer... very luxury. Rooms are comfortable and cozy and the pictures on the website reflect thee real situation.
Host: Very friendly and caring... We feel the warmth and appreciate the little gestures. We were late and still very welcome even when we arrived after 10 pm... As there are no many signs on the road the owner called us to check on our location thinking we might have difficulties in finding the house. When we arrived we were offered tea which was a nice welcome.
Food: very tasty, good quality English style breakfast. Great presentation.
Comments: The biggest regret is we did not stay long... I highly recommend this B&B to all who love nature and want some peace...

My husband and I were going to Newbury races and decided to make a weekend of it. We chose Colthrop Manor on the back of its glowing reviews on Trip Advisor. Unfortunately our experience was way short of what we were expecting. The welcome we received on arrival was half-hearted at best and the owner seemed more concerned about ushering us into the dining room to take our money than actually welcoming us properly. We were shown to our room but the owner failed to tell us anything about the local area, places to eat etc. This would've been fine if there had been some information in the room about local amenities but there was absolutely nothing. The owner also failed to explain to us that our room wasn't ensuite. It was only when I popped my head out the door to try and find a toilet that the owner pointed to where it was - across the hall. We also discovered that there was an honesty box for toiletries - paying guests were expected to pay for toiletries, not only that but the toiletries had already been used by other guests-great money spinner!

We found somewhere to eat off the A4-the Berkshire Inn which is attached to the Premier Inn
Hotel - very good. Next morning we went down for breakfast (we hadn't been told what time breakfast was served). Breakfast was adequate although there was no fresh fruit and you make your own tea and coffee which is fine, but again tell us. The final straw was when we discovered that our shower didn't work so we had to use the shower in the communal bathroom. When we told the owners, their response was that you have to pull the cord - as if we wouldn't have tried that! It was at that point that we decided to leave a day early. The owners didn't offer any compensation, although to be fair, they did offer to change our room but by that stage we'd had enough. It is the first time that I have ever cut short a stay at a B&B and the first time that reviews on trip advisor have been so different to the reality. On the plus side the room was clean and comfortable but it all feels like a very half-hearted attempt at bed and breakfast- take guests money but don't bother with making them feel welcome. At nearly £80 a night, there are a lot of places that provide a much better service. Maybe the owners need to get out a bit more and experience how it should really be done. I did write a letter of complaint to the owners after we left and to give them credit they replied very quickly and offered a small amount of compensation for the poor service, broken shower etc. On an even better note, they are going
to start supplying toiletries as standard, so I can sleep easy knowing that future guests won't have to pay for half-used miniatures of shampoo and conditioner. It's worth noting too that if you are travelling by public transport it's a good 25 min walk from the station to Colthrop and a 15 min walk from the main road (A4).

We opened our house as a B&B a little over 12 months ago. We have continually asked our guests for their feedback which has generally been very positive and have sought to improve upon any shortcomings brought to our attention. I'm sorry that you were not satisfied by our amenities and welcome. We are a simple, traditional bed and breakfast offering 'bed and breakfast' in a lovely old house in a tranquil country location, we claim no more than this.
We were somewhat shocked at your sudden departure, as you say we did offer you another room with its own private bathroom and we attended to a fix the faulty shower in the room in which you were staying within minuets of it being brought to our attention. We do take your feedback seriously and realise that we could do / will do more to be attentive to our guests additional requirements. As an immediate response to your feedback we now ensure that all guests have fresh toiletries on a daily basis, on arrival guests now receive a welcome detailing the services we offer, breakfast times, the code for the free wi fi and recommendations for our favourite local restaurants and takeaways. Again thank you for your feedback, we are doing better.

I was made to feel at home and the house and rooms were warm and welcoming- much appreciated in freezing January weather. My room was clean and spacious and breakfast prepared to my liking. The hosts were happy to meet my needs and prepared food accordingly. This place is certainly good value for money. Two things I hadn't appreciated were the length of the farm drive from the main road and the inaccessibilty of Colthrop Manor without your own transport- although taxis are readily available. Plus the fact that the rooms are not fully ensuite- I had a shower and wash basin but main bathroom is across the landing. If you are looking for good value in this area, in a rural location with a homely feel, then Colthrop Manor should be considered.
