No frills B&B in suburban estate opposite pub - 15 minute walk from Bicester North railway station. Nice room, en suite a little crampt but OK for one night. Shame shower only gave cold water but didn't find out till morning so no time to see how quickly fixed. Would use again, and obviously has regular clients.

I stayed here for one night following a wedding nearby. We chose it for the location and it was a short drive from the town centre and it was close to the wedding venue.

My room was a good size and nicely furnished - the bathroom was very small but adequate.

I had trouble with the shower and couldn't get any hot water although when I complained about this, the B&B staff were able to get it working so not sure if I was doing something wrong or if it was an intermittent fault!

The breakfast was good, full English plus cereals, fruit, yogurt etc.

Staff were fine and there was parking at the front on the drive.

Suited us fine as we were a group of 5 adults and two children.

We have stayed in this b&b for a couple of nights. It is in a good location for shopping in Bicester village (15 min walk) and to explore Oxford (bus stop just 1 min from the house and last bus from oxford on the weekends 2.20 am). We are quite happy about the price we have paid (£55 for a double, breakfast included). In this area we usually used to pay more and most of the times get less for our money. Room served its purpose, good value for the price we have paid. So, definetily we are coming back for more shopping in the near future and we know where we will be staying.

We booked into Ava House last minute & found the man who checked us in to be friendly. We had a groundfloor room which was equipped with everything we needed for an overnight stay, only down side was the bathroom was quite small & distance from front of toilet to wall was very tight.

Breakfast was nice & a choice of cereals. There was also a patio door which led out to garden where you could go out to which looked nice for summer mornings.

Overall was everything we needed for an overnight stay, no frills but did the job.

We booked Ava House at short notice after being let down by another B&B. We needed a place that could take several people, for that particular weekend and in that area, and were offered the annexe.

The B&B consists of two converted houses, situated on a relatively modern (1980s?) housing estate. It's functional rather than pretty. The main building is larger, and has been extended from the original house. The annexe (across the road) is a regular 3-bedroom house where the downstairs rooms have been converted to bedrooms, and with the kitchen still in place which may be useful for some guests.

Location: the annexe is directly across a side street from a pub (where you can park if needed), with the rear bedrooms facing the outdoor seating. On the Saturday night there was also some noise from the street with groups of people passing by after a night out. There is a Co-op and a couple of takeaways within sight of the house, and it's about 15-20 minutes walk from the town, more from Bicester Village (but there is a shuttle from the nearby station).

Rooms: our rooms were clean and the furnishings were modern, if basic. Decoration was basic and unfussy, a bit unfinished in places. Furniture consisted only of beds (low futon types), bedside tables, wall racks for clothes, a shelf with a TV (Freeview), and a fridge, plus tea/coffee making facilities. One downstairs room is a double with a conservatory (although the yard around it is not much to look at), and the others are twins. Unfortunately there was nowhere to sit and relax with our friends, although if we had not had small children we could easily have gone to the pub.

Bathrooms: the ensuites were tiny but they were clean. The toilets were the "macerator" type - some time after flushing, a very loud motor would kick in to process what you flushed. Not good at night. We also found that the shower did not drain very fast until the macerator kicked in.

Breakfast: the B&B offers a good, standard full breakfast plus help-yourself cereal, fruit, etc., and the service from the chap on duty (not the owner, who was away) was very friendly. You can sit outside too.

One odd thing was that the smallest (single) room in the annexe was occupied permanently by a "member of staff", which we were informed about when booking. One night he came home before us (possibly a little worse for wear?), leaving the front door unlocked and open, with his young daughter. They then fell asleep with the TV on and room door open. It wasn't disturbing in terms of noise (although we were not in the room next door to them) but it did feel a bit uncomfortable. But until then he had been fine and we hardly knew he was there. There was also someone living in a converted building in the back yard right next to the conservatory.

Overall, this B&B served its purpose for us. It's a decent place to stay if you just need somewhere to lay your head for a night or two, close to the town/station/outlet village. It's good for a group in that there are lots of rooms, but the lack of communal space is a bit limiting if you want to chill out together. The main building may well be a bit nicer than the annexe - apart from the dining room we can't comment.
