Our first visit to this hotel, and i can honestly say i couldn't fault it. Kos airport on arrival was, as reviews have stated, a little chaotic (as we have found many to be on our holiday compared with the Gatwicks etc that we are used to) but this didn't bother us. Thomson were waiting for us, and our trip to the hotel was quick and painless. upon arrival, we were greeted and offered something to eat (it was late and the restaurant was almost shutting) but staff made us welcome and offered us hot food. We were shown to our rooms, and even though we had asked for rooms to be situated as close together as possible (which they were) they offered to move a member of our party to a room even closer two days later, which they did with ease, and gave them a courtesy neck massage voucher for the trouble! Staff were so incredibly friendly and helpful. The twin pool view rooms which we had were huge, bathroom huge, and spotless. Tea and coffee making facilities, fridge filled with everything even chocolate ( though this isnt free, but no more expensive than the shop and filled every day) patio outside was huge, with two sunbeds and patio and table and two chairs the other. The pool is so extensive, that it never feels like a boiling pot about to spill, even when we went during the end of July and first weeks of august. Chefs are to be commended...fabulous food, changing all the time and in abundance. The bacco restaurant and pool bar offer you food at lunchtime that is equal to the main restaurant and enormous, i even skipped lunch some days as so much to eat. Drinks can be a bit pricey (aren't they always on holiday?) cards given on arrival for you to get your pool towels, and you can change them free of charge as often as you like. Indoor pool did not feel heated and quite cold, but didn't bother us as we wanted the main pool. Car hire easy to organize, and the island is great to browse. Zia town is so quaint, and many gift shops and travernas for you to refresh your pallet. The fresh ice tea was second to none! Kos is great to visit and the harbor beautiful. Marmari town has very little in it, and i mean very little, but Kos and others only 20 minutes away! The beach was clean and lovely, plenty of sunbeds. Always waiters around the pool offering you huge chunks of free water melon during the day. At night the upper lounge offer you nuts and chilli popcorn all evening, (keep replacing it all night) and the pool bar offer you fresh macaroons (cookies they call them) with cream, the nibbles at night come in abundance! Lenka and other pool staff were so kind and nice and helpful, as was our evening waiter and morning waiter. If you sit at the same table most days, you will always get to know the waiters who run it. When it comes to putting things right this hotel is hot off the mark. One of our parties noticed their air con wasn't getting too cold, so at breakfast he told reception. On the way back from breakfast, they passed us on the way to his room to re gas it. only 20 minutes had passed. In our room one of the wheels on the sunbed had a dodgy thread on the pin, we didn't have to say anything as the maid who washes down the patio area every day must have taken note, and suddenly we had a knock at the door with the maintenance men there to replace it, full of apologies and in 5 minutes it was done!! Definitely booking next year, the privacy on the terraces to the pools is simply marvelous. Weather fabulous, yes there are mosquitoes, but the hotel give you plugs for your room and you just have to keep the fly screens shut on your patio door and there's really no problem. Well done Palazzo, well designed hotel, but your staff and organisation and cleanliness, make it a fabulous holiday for all who visit.

Room Tip: rooms on the 500 side get shade in the morning, the rooms on the 200 side get sun from lunchtime on...

Fantastic hotel. Stayed 27th July - 11th August.

In terms of our past holiday this ranks as the best overall. Best hotel, best service, friendly and helpful staff, great food, good quality, best pool and very convenient for the beach.

We booked a Superior Swim up room and were very pleased with it. Room 512 which has a larger terrace than most of the others. The room was spacious for the three of us, very clean and modern. Direct access to the main pool.

The food at breakfast and evening meal was first class, very good quality and plenty of variety with themed nights with international cuisine most nights.

We found all the staff without exception very friendly and the service was first class.
We used the gym a couple of time and played tennis twice. The beach was very good with private loungers right down by the waters edge. The sea is a little choppy.

Although we went at high season the hotel and facilities did not seem to be crowded. The pool is big enough to more than accommodate all the guests without it being or seeming crowded. We liked the fact that the buildings were only two stories high. I believe the hotel max occupancy is 375 rooms.

The hotel suited us as we wanted a quiet holiday. If you are looking for lots of night life this hotel is not for you. The hotel is situated along a road with a few other hotels and the main town is a good 20 min walk away and there is not much there. Again the nearest supermarket is 20 mins walk. This can be tough in the heat. We rented bikes twice for visits to the supermarket.

Prices of drinks at the hotel are high.

We took a day trip from Koz town to Turkey and enjoyed visiting the castle, having a meal there and shopping in the bazar.

Overall and excellent holiday and we will be going back again as soon as we can. Many thanks to all the staff and friends we made at the hotel who made our holiday perfect.

My wife and I travelled in July 2013 for a two week holiday at the Palazzo Del mare.
We had seen all the previous reviews on the hotel and were keen to see if it was as good as the reviews stated.
We were not disappointed.
From the minute we were dropped off , it was apparent that this was somewhere special.
We were shown around the hotel by one of the receptionists and then to our lovely room (268 ) which is an upper floor overlooking the superb pool.
I had requested a room in the 200 series as I had read it was a quieter part of the hotel, although to be honest apart from the occasional music from the hotel next door ,the hotel is very tranquil .
The service from all staff (cleaners,waiters, receptionists,maintenance ,management ) was excellent.
The place is spotless , the food excellent and the pool area superb.
Prices for drinks are on th high side, particularly for water, but you can overcome that by buying from the local supermarket.
The beach is very nice ,with free sunbeds and parasols and there always appears to be availability of both whether it be beach or pool at any time of day even though the hotel was full when we were there.
The village of Marmari is about 20 mins walk away with a large supermarket .
Its not the most picturesque walk in an evening and very few people seemed to do it .
We hired a couple of bicycles for the day and before taking them back at the end of the day we called at the supermarket to bring back 2 packs(12 bottles) of water to save us lugging the heavy bags .
Price in hotel shop for one large bottle of water was 4.50 euros . You could get 6 large bottles for 1.90 euros in the supermarket , so well worth doing.
In the hotel restaurant a bottle of water with your meal was 2.80 euros and a small glass of lager 4 euros.
The village is small with just a few bars to choose from and was very quiet . The drink prices were about half of that of the hotel .
The entertainment at the hotel is low key, with normally just a duo playing guitar and singing popular songs .
Overall we thoroughly enjoyed our stay at the Palazzo and would recommend this to couples in particular looking for a slow relaxing holiday in top class surroundings.
Without a doubt we will be returning for another holiday at the Palazzo..

To judge a hotel is not easy, but the assessment is largely composed of the first feeling you get when you arrive at his room.
Even a five-star hotel can provide a very negative feeling if you do not get what you expect.
That's what happened to us.
So even if the hotel is picture-perfect and served extremely good food, it's the negative we take away with us.

Stayed at this hotel one week 5/7- 12/7 2013.
We had booked a superior room with sun loungers, parasols and direct access to the main pool.
When we arrived we were given a room in the part of the site not visible in the photos, we had a small balcony / patio with no sun loungers and parasols. Although direct access to the pool, so direct that you had to swim or walk around the building to get to the sun loungers. The view was into a hedge.

We immediately complained and said that this was not what we ordered. The manager had gone home so we had a chance to talk to him the next morning.
He said the hotel was fully booked and that he could not help us. We pointed out that
not at all looked like the photos of the hotel and then he said, we take only photo of the nice part. He also said that most people who get these rooms wants to change but some find the rooms quiet.
And when we said we had to either get wet or go around the building to get to the sun loungers was his comment, -you can climb over the neighbors' balconies / terraces!!!

After much nagging he said he would see what he could do.
In the evening we were told that we could get a standard room with large pools four nights later. We accepted, we really wanted away from the backyard.
But it was not the holiday we were expecting and looking forward to. Not at all.

That it would be wireless internet in all rooms did not match either.
Did not work at all in the backyard room and only occasionally from the terrace in the other room. But not in the room.


Our proposal is that the hotel taking photos even at these backyardroom and then lowers the price of these so people know what they are getting and are not disappointed. It's wrong that you should pay as much for these rooms as for those who really have terrace with parasols and sun loungers and is located at the large beautiful pool.

The hotel is very nice if you just get the right room.
The rooms are not five star standard barely four stars we'd like to say.
Feels a bit simple compared to other five star hotels.

The food at the hotel was really really good.
The service in the restaurants was excellent.
Nice bottle of sparkling wine on arrival, we celebrated aneversery.

This could have been a wonderful week in Kos, but instead it became corrupted by that we got to spend four nights in a room we did not want or had ordered.
This meant that we spent much of the week angry.

Room Tip: 516 is god by the large pool. Avoid all romms in 100 building!!!!!

Kindly let us clarify, that our hotel doesn’t guarantee for any tour operator or individual guest a room at the main pool as hotel has also same room categories by the smaller pools. The rooms by the main pool are always upon availability and cannot be guaranteed for any of our guests before arrival.

Regarding the Wi-Fi, this is applicable only in the public areas and in the room the connection is LAN with cable (for laptops etc).

However, we are glad to hear that you enjoyed other aspects of our hotel and hope to be able to welcoming you back in Palazzo Del Mare.

This hotel is very nice and the pool is huge. It was never crowded and the water was very clean. The beach is nice, though the see is full with seaweed and there are bunches of it just lying on the beach. They do clean it regularly but never the less it keeps coming and it does not look very nice.
The food was really good and the staff was friendly. Our 3 year old was though bit bored as there is only a very small children playground and no evening entertainment for kids. The band who performed every evening was so bad and the guest were not existed about kids running around tables.

Wonderful new hotel, modern rooms with big and clean bathrooms. Very good variety and quality of the meals. Pool is perfect. Direct access from veranda to the pool, nice architecture and close to the sea.

Perfect holiday in a luxurious/design resort.
Delicious and high-quality kitchen.
Beautiful rooms with high finish touch.
Huge swimming pools and huge rooms as deep as your pocket.
Beautiful private beach nearby.
Quiet location making a rental car recommended.
Perfect service, friendly and helpful personal staff.
For us the best hotel ever from our richly filled palmares.
If possible, ask a private suite.
The biggest suite is 'The Presidential Suite' with 2 bedrooms having 2 double beds, 2 bathrooms with showers, large living room with large LED TV and 2 loungers who can serve as bed, large kitchen with oven and microwave oven, private pool of 4 metres x 13 meters, 2 outdoor terraces, lounge chairs, seats, an aditional green zone from about 15mx6m, full shielding by a high hedge ...
