I paid around 700 baht per night for a basic wooden hut on the back row of this resort in March 2011. It was very basic - hard bed, old toilet, cold water, broken fan etc but these huts had a great balcony with (limited) views of the sea and beach and out of the blazing hot sun, under some trees. There are however concrete bungalows, and having spoke with a couple who stayed in these, they seemed to enjoy their stay. The price for these better rooms was way above my budget, but if you can afford it this would be a great choice because my only gripe is with the basic accomodation.

Being on Lipe, you probably won't be spending much time in your room so if you can live with a basic hut, this is a great choice. However it is a fair stroll to the shops to get beer and supplies. The food was decent, but if you get into Lipe walking street you will find that the water, beer, cigarrettes are half of what this resort charge (as you would expect).

This resort also own their own boat, so just let them know when you want to depart and they will drive you (50B) around the island and direct to the offshore platform where you will catch your speed boat.

One of the best beaches!

We stayed in one of the blue older concrete bungalows (one of the 2 single ones in the first row on the beach) for 6 nights.

This review probably only applies to the low season. I am not sure if the place was even officially open. The restaurant was closed and we were the only guests in the whole resort.

Therefore we had the whole beach to ourselves and the place was really cheap. High season prices will probably be completely different.

- huge bungalow
- great veranda
- aircon and fan
- TV (but useless as there were only thai channels)
- clean
- warm water

-> horrible rock hard matress and pillows
-> you have to keep the local dogs from the veranda as they adopt you as their new owner as soon as you move into the bungalow ;-)

Remember the old days in Thailand, when no a/c bungalow were available and it took a couple of days to adjust to dark and spiffy (full of holes) wooden bungalows with straw roofs? well this is such a place twenty years on, with hardly any maintenance work done to the property.

What has changed is the cost, in 2007 those bungalows went for 100 and 200 bath, now they are close to 1000 in just 5 years! I dont think it cost more to run them, and considering the sharp increase in tourism, the profit seem to have gone in building 6 more bungalows near the restaurant that rent for even more, failing to upgrade the exhisting ones.

On the plus side this resort was often chosen by Lipe regulars because of its location on sunrise beach about 20 or so bungalows stretch on the best and pictoresque beach on lipe shaded by pine trees, very often getting the night breeze to keep you fresh while you sleep. Is 20 minutes walk from bar and restaurants on the paved road to pattaya beach.
The alternative to stay close to this beach is mountain resort, just above through a steep staircase, if staying there ask for the best view when you book though around 3000 bath.

Otherwise try to lower your standard and enjoy Andaman.

Room tip: ask for frontline beach bungolows when you book

Small, old, dark rooms with no furniture but a bed on a wooden platform
No breakfast included
At back of the resort with no views
Fan only
No TV or fridge
No water in rooms
Old, revolting bathrooms, that emitted a sewerage smell most of the time - a sink and a toilet only with nowhere to put toiletries
No baby cots
No proper linen - just a bottom sheet and a small fleece blanket
No internet available
Overall - very disappointing, we could barely spend time in the room
