4 of 5 bubbles Reviewed 13 April 2014

Booked in for one night and ended staying 6 weeks
As soon as you walk in you get a warm welcome from whoever is behind the bar (usually Kath) who escorts you to your room.
The rooms are very clean and tastefully decorated and have everything you need for a short stay.
There is tea coffee and hot chocolate and a little container of homemade short bread biscuit’s.
Although the hotel is on a busy road there is very little noise from the traffic so you get a good night’s sleep
Downstairs there is a small bar where you can sit and relax in front of the log burner
The menu is not the biggest but the food is really good and I can honestly I never had a bad meal in the 6 weeks I stayed there. The full English breakfast is very good and really sets you up for the day.
There is a large car park to the side so you never struggle to park.
As I was working in Carlisle I didn’t get much chance to sight see but talking to other guest you’re not going to be too far from thing to see and do.
All rooms have free Wi-Fi which came in really handy for work.

Do not be fooled by the exterior, just had 2 nights here, our room was very spacious with a good sized comfy bed, tea, coffee and hot chocolate are provided in the room along with toiletries, downstairs is a small restaurant that serves excellent food and a bar with a cozy seating area, our hosts were very friendly and knowledgable and nothing seemed to be too much trouble for them had a great stay and I would definitely recommend it as a base for touring the area, very close to jct 44 of the M6 and about 3 miles from Carlisle, next time I am up here I hope to stay again

We took advantage of a kgb short break and chose the Park Broom because of its closeness to the Gretna Outlet village , what a wise decision, Kath and all of the staff were so friendly and helpfull, the food cooked by Alex was superb with everything cooked fresh to order. We had room 5 which was warm and spacious with probably the most comfortable hotel bed that we have slept in. Triple glazing ensures no road noise and newly refurbished bathrooms all make for a superb stay. We will definitely return.

Room Tip: Triple glazing ensure all rooms are free from noise

We have just had 2 days here and have thoroughly enjoyed the stay with a fabulous welcome and really good attention in a friendly, homely way from the owners. They say they want to run their business as a lifestyle and it works - you really feel you are a welcome guest in their house.
Kath brought us wine to the room and even posted my telephone charger which I had stupidly left behind!

The guest house is about 5min car drive from Carlisle - on the main road from Newcastle to Carlisle actually - very convenient for M6 motorway, visiting the lakes, the borders region and south west Scotland. The hotel rooms have recently been renovated with new decor, furnishings and bathrooms and are spotless. Despite facing onto the road there is no noise due to the triple glazing. The central heating is fabulous too as our two days as guests were rather nippy and blowy but not once did we feel the cold. Our room (5) was bigger than rooms you would normally have in a guest house and I believe they are all like that - one even has a four poster in it All rooms have a large screen TV with tea and coffee etc., and wi fi which I always find useful

It is quite isolated - there are a couple of country pubs a short drive away if you want to explore but to be honest there is no need. The food here is absolutely superb and very reasonably priced. Breakfast is part of the price of the stay and I can honestly say I have never had a better one. Everything is on offer that you would expect with extras to the cooked section like salmon with scrambled eggs, eggs benedict and kippers. All cooked to order too.

There is a small bar in the guest lounge area which is cosy and also reasonably priced. Like an earlier reviewer noted, the public rooms could do with a facelift perhaps but even so the sofa's are comfy and the rooms are warm.

All in all I would absolutely recommend this guest house to anyone. The owners have only been running it since September last and I wish them all the success in the world. I know we will not hesitate to visit again and are actually looking forward to it.

Well done Kath. Simply the best welcome in a long time. Nothing pretentious, simply homely. You could say that there is some Spring cleaning to be done, and the bright high-chair doesn't add anything to the dining room, but there is a lot going for this lovely convenient spot. It is mostly two people running the hotel and they work hard to please. From the clean linen and the hairdryer in the drawer, T.V lots of coffee and tea, and shortbreads, to relax. Front rooms have lovely views and internal double glazing, so quiet. Remarkable, hook on the backs of doors...thanks for that. Food simple and beautifully cooked. Kath is a delight and very patient. We know you have plenty of things on your 'to do' list but you are heading in the right direction. We wish you every success. You deserve it. Would we stay again......you don't have to ask. Wish it was local to us just for the food alone. Thanks.

Room Tip: Don't think you can go wrong. Although on a busy road the secondary glazing kept the noise outs...

We have just returned from a 2 day break at the Park Broom Lodge the whole of our stay has been superb. With 1st class hospitality, wonderful food, excellent bedrooms and bathrooms. We had 3 double rooms and they were all spotlessly clean. If you are looking for a break on Borders of England and Scotland the Park Broom is ideal.

Had an excellent nights stay at this Hotel, the owner was very pleasant and welcoming. The room although at the front of the hotel was very comfortable and quiet due to the triple glazing heard no traffic. Had an great evening meal beautifully presented and a really brilliant choice of breakfast. The decor is a little tired, but was more than made up for by the friendliness of the owner and the excellence of the chef. We are sure the present owners will make changes as and when. We would happily stay here the next time we find ourselves in this area and would recommend it.
