When we got to the hotel, it was late, and it took a bit of finding, but that was our fault for not really working out how to walk there from the station!
The atrium was really impressive and I was looking forward to a good sized room --- boy was I in for a shock! The room was tiny ... yes tiny. It was so small, I reminded me of my university room - yes that small! Having said that, the Japanese have a knack of managing to fit pretty much everything you need into such a small space. The only real thing I noticed was that there was sign of some real wear and tear in the room --- with some of the fittings looking quite worn out.
Nevertheless, the real reason we chose this hotel was because of the location. It is a short walk to Shinjuku station and that can pretty much take you anywhere you need within Tokyo as well as to the airport and beyond into the rest of Japan.
The great location outweighs the room issues.

Great hotel. Very clean, comfortable beds. Rooms are small which is normal for Japan but more than enough space for the 2 of us and the 3 suitcases we ended up taking. WIFI in rooms when we stayed in January 2014.
Breakfast was included in our package and was okay. Right next to the subway, very short walk to the JR Shinjuki station. Heaps of big shopping centres within walking distance. Staff have good English. We were able to leave our bags at reception on the day of checkout as we didnt fly out until night time and didnt want to cart them around with us. Will definitely stay there again and recommend to friends.

If this is your first time to Japan you need to expect small rooms. The size of the room at Sunroute I found is standard in Japan. We booked late for our first stay so got a smoking room. The smoke smell is entrenched in the hallway corridors and everything within the room. The included breakfast was good had a good array of japanese and a smaller Western food section. The thing that stands out for this hotel is the location, a few minutes walk from the Shinjuku stattion therfore catching the limousine bus from Haneda made it a short walk to the hotel.

Room Tip: If you are not a smoker do not book a smoking room.

Hotel is centrally location; beside it is so close to main train and subway station, there are a lot of shopping and restaurants close by. Make sure you check out the "Time Square" across from the hotel, not only there are shopping, there are a few great restaurants up on the 13 &,14 floor. If you prefer something simple or craving for a morning coffee, Macdonald is only a few minutes away. Their well trained staff will assist you with a lot of helpful tip and direction. Cleaning staff do a great job and make our stay very pleasant.

Room Tip: Request higher floor, it will give you a better view of the surrounding area.

Stayed for a total of 3 times making up one week. I booked the economy twin. Room had really minimal walking space n I have to always carry up my luggage to open it. But that's the only drawback, Now the good! Staff are super friendly and able to speak good English. The bathroom items are changed and topped up everyday and they had very comfortable beds. Location wise, it is so close to Shinjuku station with all the different trains running. They also have tickets to the airports (both Haneda and Narita) that you can book over the counter.. I would want to stay here the next time I visit Tokyo!
