This is a basic bed and breakfast. Friendly people and good breakfast. No one to welcome us and no one enquired if everything was alright. Would not say this was a 4* hotel. Just an average b & b. However, the location was good and the lovely Gorleston beach was not far away and would prefer this to a b & b in Yarmouth.

Room Tip: Good value for a family room. Don't expect too much.

Stayed two nights. No-one to welcome us and no-one ever enquired wether we were comfortable. Key stuck to front door. Decor in our room tired and dated and faulty shower. No toiletries. Lots of noise from workman outside room and we had to squeeze passed his gear.He said no-one had told him our room was occupied.
Breakfast was indifferent. Made the mistake of ordering tomatoes which were tinned and swimming in juice.Room was not serviced overnight and tea/coffee/ biscuits not replenished.For the price this was one of the worst hotels I have ever stayed in.

Room Tip: if you are thinking to book on the basis of this being 4 stars, don't bother.

Stayed three days, comfortable beds .good food ,cosy bar and great people.Although Mum was on holiday Daughter did excellent job and the breakfast was brilliant.Bar was open and was suffice for our needs draught was good and fall out of the bar into bed not bad.

We were surprisingly disappointed with our stay here given its previous reviews. There were some positives, but given all the negatives, we struggled to focus on them. The location is great, for a start - right next to the peaceful, clean Gorleston beach. We arrived at about 6pm and our key was left outside for us, which is fine, but not the welcome that we would have liked. I think we may have got the short straw on rooms - a large room on the ground floor with disabled access-toilet. It was a bit grubby in places (dusty), had dated decor and had a musty smell because of the en-suite being a wet-room with little ventilation. The beds were comfy but no-one serviced the room during our stay which would have been nice to make the beds, give us clean mugs, replace tea/biscuits, etc. We would have liked an info pack, as seems normal in B&Bs, with some info about the B&B/wi-fi access/local info. There wasn't even a bar of soap in the bathroom which is pretty unusual. The toilet stopped flushing half way through our stay, and, although the owner fixed it quickly when we told her, it was just another thing to add to the list which we feel dampened our stay here and shouldn't really happen. Breakfast was okay...just. There was cereal, toast, and full-english available. But little things, like, tinned tomatoes instead of fresh, not much choice of fruit, nothing advertised for vegetarians (there was likely something available but a menu would have been nice so we could see the options) meant it was really nothing special. There just seemed to be a lack of any real personal touch/endeavour to make things comfortable for us. Overall, our stay was fine, but not good enough to make us feel like we were somewhere nice on holiday and, as such, we wouldn't return here.

Room Tip: Ask to not have room 11 on the ground floor!

Stayed here for 3 nights and it was clean and tidy. The shower could have been a bit bigger and the pillows could have done with replacing as they were realy thin. The breakfast was good, you had a chose from cereal, full english, boiled egg, toast and fruit which was nice and you could have a mixture you didn't have to stick to the full english you could have that and cereal as well. The coffee for breakfast was also good.

The room was clean and the bed was made every day. Stayed on the top floor so when the seagulls were up you were up. The only problem that I had was the people that stayed in the room across the hall didn't consider anyone else when they were coming in at 12.50am and they were banging about but other than that it was a nice relaxing break.

The breakfast could have been served for longer, it was served from 8:00am tilll 9:30am.

I WOULD RECOMMEND STAYING HERE AND THE STAFF WERE GREAT AND VERY HELPFUL AND IF YOU WEREN'T HAPPY THEY WOULD SORT IT.

Room Tip: Stay on a lower floor if you can as the noise does raise and the seagulls wake you up on a morning and so did the clattering of items from the kitchen when breakfast was being made. This was ok as I can sleep even if it is noise as I just wake up and go back to sleep, but if you are a light sleeper ask for a lower room.
