This is the third time I've stayed here, and although Leeds Village South is slightly cheaper with even better facilities, it's the North that wins for sheer friendliness. The rooms are clean, beds comfortable and the room layout good. The carpets in the Reception area will need replacing in year's time, but we all get a bit worn around the edges with age. Great location, really pretty outlook and nice for a quick walk around on what was a beautiful but cold morning. The breakfast buffet is well run - not too much goes out on the hot plates so the food is fresh - the scrambled eggs are normally the first to set solid, but they were fine. Although not genrally liked, I think the soap and shower gel depensers in the rooms are a good idea - less clutter and you get a reasonable quality gel. for a solo traveller - ideal as it feels like a home from home. Only issue was at the spa - I booked well in advance using the website but when I got there my booking seemed to have gone missing. After a wait, they found me a slot, but not for the treatment I wanted.

Room Tip: Ask for a room that's not at the front and over the bar - it can get a bit noisy.

The hotel was fully booked with a function, so we were advised that we couldnt book a table in restaurant for that night. and there was alot of children running around. The hotel was ok, our room was clean and tidy with a large spacious bathroom. It wasnt until the next morning we realised how nice the pool was and we were gutted we didnt go down for a swim, i must admit it was busy most of the day, and until quite late at nightt we could hear people coming in and out of their rooms. Breakfast was ok, nothing special but did the job, we were not that impressed with the self buffet style as some of the food looked like it had been there for hours. Plenty of alternatives though with fresh fruit and pastries. My partner paid for our room direct from the hotel and i feel the rom rate was extremely high, so make sure you look for offers before you book !!

Four of us stayed here for a girls weekend - the rooms were comfortable, not fantastic but did their job. The food was great in both the bar and the restaurant and very good value for money! We all had 3 hours worth of treatments in the spa - fantastic - a very enjoyable stay and we will go back next year!

There is no morning room service and evening service is restricted to 6pm to 10pm. Morning newspapers were available on request and at cost. The restaurant was understaffed for a Sunday morning with a queue of people waiting to be shown to a table by one greeter, who was also clearing tables.. The hotel was plastered unattractively with flyers and notices with requests to make Christmas bookings and other reservations for functions.

There was a Starbucks franchise, which, for this visitor, was a distinct turn-off. Our room, an upgrade to Room 111, was very dark and gloomy as it only had one small window overlooking grey, flat roofing and ventilation trunking. There were no toiletries and shampoos in the bathroom only two liquid soap dispensers fixed to the wall. Soap was dispensed by pumping the casing but the one for the bath seemed not to work and eventually the container had to be removed to extract the soap, which was of dubious quality for washing hair – so bring your own shampoo! A bathrobe was not offered.

Apart from some disabled spaces (one occupied by a McLaren supercar and others by cars not displaying disabled badges!), parking space in front of the hotel was restricted to Starbucks customers, most of whom seemed to be hotel residents. This facility should be removed and made for the benefit of hotel guests with luggage etc not for Starbucks customers, for whom there is plenty of parking spaces elsewhere around the hotel. This is a budget hotel of Travelodge and Premier Inn standard and so attracts peer-group customers and offers a pretty basic guest service. There seemed to be no staff to help luggage handling but then we didn't need it.

Continental visitors might have been disappointed at the food served at breakfast as there was no selection of cold meats and cheeses. The selection of cereals was adequate but there was no muesli and there were no dried fruits, prunes, grapefruit only a fruit salad. I was disappointed, for a Yorkshire hotel, not to find black pudding in the self-service cooked breakfast selection.

Although we had the Bookings.com 'Special Offer' package, we learned that the hotel itself was doing the same offer for a lesser charge. On the other hand, we were upgraded so this was not really a complaint, just something to note in future. Finally, the three speed bumps on the driveway were very severe (de Vere!) and jolted the car and passengers quite uncomfortably - they served their purpose but beware, particularly at night, as they have no markings on the roadway!

In spite of the large number of guests, many of whom had children, the hotel was predominantly quiet. We were unaware that our neighbouring room was occupied even though chiildren were staying there. For our weekend stay, to attend a function at Headingley Cricket ground, a short £4 taxi ride away, we only required bed and breakfast and so had no experience of dining even though our package included dinner at an extra cost of £1. For our purposes, the hotel was adequate and fine for a weekend or overnight stay. There was no insistence on a credit/debit card deposit on checking in. There is wheel-chair access so disabled compliant with a lift to upper floors.

To finish, if you do not have sat nav or know Leeds really well, better take taxis. They are reasonably priced even after midnight and you stand a chance of getting to your destination without the aggravation of driving around in a daze. Be warned!

Room Tip: By all means, choose Room 111 for a bit more space but it does not have a very good outlook. You sho...

This hotel will never win prizes for character but that said, we wanted to visit our son in University and the location was ideal - Otley Road, car parking was plentiful and free as opposed to city centre hotels. The staff were all polite and welcoming and the hotel was clean.
Breakfast was good.
Only slight downside - next time we will take our own pillows.

Very clean and friendly.
Bar has a great choice of beers.
Restuarant is very nice for both evening meals and breakfast.
Gym and pool very good.
Bedroom is clean and modern but pillows are awful, take your own!
I spilt something on the bed on the morning and thought the sheets may of been changed but no they were left which looked awful.
This hotel is the worst hotel for finding your way round, I spoke to a few people who had been lost trying to find their way from the room to the reception. If you struggle with bags its not a hotel for you as its upstairs to go down stairs.

Room Tip: Get a room as close to reception as possible or be prepared to be lost!!!

Had a nice stay here, and my room was comfortable and clean.
Good facilities at the hotel, with a gym and lovely big pool and hot tub.
I wouldn't hesitate to stay here again.

The only problem was the number of times the fire alarm went off (4 days in a row!) at various times.
