We first stayed at the Cliff Lawn Hotel about two years ago when the refurbishments were just getting under way. With another overnight visit to Leeds coming up, we had no hesitation in booking there again and our faith was well-founded.

The hotel is in a great location, especially if you have business at the University which is within easy walking distance. The house and grounds are very attractive and parking is easy in the spacious drive at the front of the hotel.

Arriving quite late in the evening we were made very welcome and it was nice to see the improvements which had been made since our first visit. One of the two doubles we had booked was on the first floor and, although one of the rooms still to be updated, was of a very decent size and still perfectly presentable. Our other room, on the top floor, had been tastefully modernised and while quite compact, was quiet and very comfortable, so we had a good night's sleep.
In the morning, the breakfast staff were very helpful and attentive and the cooked breakfast itself came very promptly and was excellent.

Proprietor Terry Day is charming and extremely accommodating, as is the lovely lady we assume to be Terry's partner. Room rates are very reasonable and give excellent value for money. All-in-all a very comfortable and enjoyable stay - we know where we will be staying as and when we get back to Leeds again.

Visited Leeds for a wedding at Roundahy park and stayed here. Lovely hotel, very friendly staff, nice quiet location, really nice room overlooking the lovely gardens (although as someone said on an earlier review the carpet in the room could have done with a better hoover, just bits not dirty). The breakfast was really, really, really nice, freshly cooked and really quickly served. All in all we would definately recomend this place especially at the price we paid (£69 for the room)

It's a real gem of a hotel,Out of the way of hussle and bustle but 5 mins away from it all, short drive in to Headingly and 10 mins from Leeds, when you arrive at Cliff lawn you simply saw wow what a beautiful house and grounds,there plenty of parking spaces,and super gardens, with tables and chairs dotted around garden.
Sure there are a few silly things need doing but in general it's great value,
The neg points, house could do with a bit of repair here and there,soem deep cracks in our hallway ceiling,some dirty finger marks on door and paintwork in bathrrom, the bath towels are on the small side,a few dead wasps and spiders on top of windows ect plus doors in our room were hard to shut,was a massive room so no complaints there alas am fussy tho as worked in a 5 star in past life, All these little fine details mean a lot so shouldn't be overlooked. I know they are busy however it took me 10 mins to wipe marks of walls and doors.
Positives, The bed was super comfortable as were the pillows,fabulous high celings and plaster work, lovely furnishings and atmosphere created by helpful staff 1st class welcome.
Breakfast was ok but missed baked beans, found it a bit dry perhaps plum tomatoes would be better??? Bacon yummy,Sausage yummy, egg yummy,Mushrooms are so much nicer whole not quarted, overall it was an ok breakfast but with a little more attention to detail could be perfect.ie Banana's looked way to ripe to put out for eating?

Stayed for cricket at Headingley. Can't fault it. Great location. Staff very polite and efficient. Rooms large and clean. Very quiet. Close to local pubs. Highly recommended.

My group of 9 stayed at the Cliff Lawn Hotel and the hotel surpassed our expectation..... the rooms were very well decorated, re-fitted bathrooms and fab breakfast. Terry the owner was a great host and ensured our stay went smoothly.

Rooms very clean and comfortable, we asked for rooms to be close together and in a quiet part of the hotel which they kindly acknowledged, check in made very easy and all staff very friendly and helpful. Breakfast was excellent.

The hotel is located somewhat outside the city center, but is close to the university, if you have business there. The hotel is a beautiful old mansion located in large garden. The age of the hotel also means that the (standard) rooms are very small -the can just fit a bed with a small desk in it. There is a TV (mounted on the wall) and a rather large bathroom, that a strange shower cabin in it. The plumbing is equally old and makes an eerie sound, but the hotel itself is located in very quiet surroundings. Breakfast is served downstairs and offers a nice selection of both english and continental meals. Staff is friendly and helpful. Free WIFI.
