We stayed in the apartments twice in 2011 and 2012 (both times in apartment 2 on the ground floor) and we'd go back in a heart bit! It is the best place ever. Great prices, well maintained, perfect location and super nice owners and staff!

In 2011 we went for 7 nights. In 2012 we came back for 16 nights! Yes... it was THAT good :)

They have 4 apartments inside a 15th century building which they renovated on their own (one of the owners is an artist and an architect) and you really have everything you need. The owners are super nice and their local maintenance staff is also great (a lovely Italian couple). Their prices are good and affordable - cheaper than hotels when you bring into account the fact that you have a fully working kitchen, you're close (walking distance close) to everything important and the location of town allows you to easily enjoy both Italy and Switzerland at the same time.
Also, because this is not a hotel, they are flexible with times of arrival and departure. The first time we were there our flight back was delayed 12 hours which meant we had to stay another day (leave late night instead of early morning) otherwise we'd be spending a whole day at the airport dragging our luggage around. One phone call to the owners and we were allowed to stay another day at no extra charge. They simply told their staff not to come in for the final cleaning that day but to wait.... we would have never gotten that option at a hotel. Certainly not without surcharge!
We can't wait to go back!

*disregard my rating of a pool - the apartments do not even have a pool. I clicked it by mistake and could not erase it. However there are two pools in town for a ridiculously small fee so no problem if that's what you want :)

Room Tip: If you're only a couple and no kids choose apartment 2. It does not have lake view windows but it is on the ground floor, it's very comfortable and it's cheaper than the bigger ones. If you're travelling alone and won't be cooking you can always take apartment 1 which is also on the ground floor but is very small and only has a kitchenette.

We spent a week in Residence Rezia 9 (it's actually in Porlezza, NOT Cima di Porlezza, and don't confuse it "Hotel Europe" mentioned above - no idea how that review found it's place to this page).
It was perhaps the best family vacation we ever had. We took our 1 year old son and rented one of the larger apartments, that also enjoys a lake view. The building itself is located in a charming alley across from the main pedestrian-only street of ancient Porlezza. The old building was completely remodeled by the architect-owner and boasts 4 apartments in various sizes.
Our apartment was in the 2nd floor. it was spacious and comfortable, very clean, with all amenities one could hope to find in a holiday apartment (well, the hi-tec water heating system was pretty complicated to use, but I guess it's us... when we read the instructions it became much easier). There was a dbl bed and a sofa-bed for the kids, and plenty of space around us - one of the benefits if comparing to a hotel room.
The small town of Porlezza is not very special, but the ancient quarter and the promenade along the shore of Lago di Lugano are a marvelous place to hang around and have morning coffees or afternoon ice-cream. Lake Lugano itself is perhaps the most wild of the Italian lakes, and unjustfuly - the less visited. Huge mountains overlook this lake, and the chance to enjoy the nature, along with urban attractions such as the city of Lugano in neighboring Switzerland - makes for an attractive combination.
You can see some pics in the owner's website - http://www.lakeview-italy.com/ .
Enjoy!
