The top villa has an amazing uninterrupted view and in general is very nice (in an eco / rustic way, not luxury). We have stayed in several different villas in the past (Santi, Harmony, Sanctuary) and for the price we paid it doesn't quite match the others. We chose the upstairs villa as we were travelling with a friend and wanted two bedrooms / bathrooms. The bedrooms are completely open and face the living area. The wall is also just a divider and doesn't reach the ceiling. It wasn't a problem but be aware if you wish to have privacy. It actually felt a bit like camping. the bathrooms are private. There are no mozzy nets over the beds which at this time of the year is not a big problem but I have experienced mozzies on the island before. Also, obviously no aircon which could be a problem in the hotter months.
The kitchen facilities need upgrading if you wish to actually cook there. At least invest in a new set of cutlery..
The sheets were clean and the bed very comfy.
The pool is clean but it is downstairs away from the villa and tucked away in the bushes, so hardly gets any sun (still warm to swim). There are no sun bathing facilities for the upstairs villa.
Of note, one of the earlier comments said there is no privacy for the downstairs villa as the upstairs guest have to walk past their outdoor area. This has been fixed with a door and the downstairs villa seems very private now.
We did enjoy our stay at Atas but like I said, it might be worth checking out some of the other villas for the price. Thank you to Guding who did a fantastic job of assisting us with anything and being very helpful and professional.

The Designer completely answered the owners brief when designing Villa Atas... and more. This was to design a unique holiday home making the most of the location and would give a different experience from what we are used to in the bustling city. We never believed that we would be sitting in the view not looking at it once the building was finished; but that is what happens. The Villa is built open plan proud of the hillside so there is a feeling of floating. Even after the hillside being built all around us, we remain the only property with 180 degree views. The Lounge has been fashioned as per a traditional Bale and to sit here and look out and see everything that happens around the reef is very,very special. An initial requirement from me was that everyone in the Villa should be able to see the surf from bed, hence all the bedrooms face forward with uninterrupted views. Oversized bathrooms with wardrobes and showers big enough for 2 are in the rear. Upstairs the bedrooms are divided by a full sized block and plaster wall.
Airflow and coolness is a priority in this climate, as is the environment so the designer gave us the most beautiful traditional Alang Alang natural fibre roof that spans the whole Villa allowing it to breath even in the heat of the day. Lying down looking up at this is inspiring.
Allowing such great airflow means that the air is always fresh, mozquitos do not congregate and therefore no need of heat trapping mozquito nets. I sleep better in this lovely fresh air than anywhere.
We were able to also create airflow downstairs with wooden louvres in the bathroom. here we have installed airconditioning for as there is no luxury of the Alang Alang roof. we have however, given the ceiling extra height with help keep it cool.
My second request was to hide the kitchen upstairs and no dining table so mothers also get their time off. I like to learn local recipes so we decided on an under bench style kitchen with a simple local stove to do what the locals do and that is enough to prepare children's meals when necessary. No roasts here!
We are lucky where we have the largest property on the Bukit allowing us to have a separate pool for upstairs and downstairs. For downstairs we have a 2.5M plunge pool that hangs right off the loggia and is perfect for "anytime" dipping. Having the land we have been lucky enough to put in a jungle rock pool in the garden that has a waterfall that attracts butterflies and dragonflies. I love to get down there under the Mango tree with my book in the mid afternoon when it is just too hot to do anything. This pool has a shallow end for small children which also acts as a "reading pool" for us adults. While most pools on the island are exposed and get too hot to swim, our "Jungle Pool" stays cool with the shade from the Mango, frangipani trees and palms that are part of the garden surround that also makes it private.
We love our Villa and the experience we have there. If gives us pleasure to be able to share it with guests from around the world that are also after a unique "island only"experience. We are just so happy that as the island of Lembongan changes and gets built out, we will not have to.

Hi Dawn Just wanted to let you know we had a wonderful time at the Villa, what a piece of paradise Lembongan is. Gudiig does a fantastic job & is very helpful. I have recommended it already to quite a few people one of them was my brother in law & his partner, they will be staying a few days & were lucky enough to get in on short notice. We will definitely be back to Villa Atas. Thanks for making it all so easy for us from your end

If there is one place I will always go back to it's Villa Atas on Nusa Lembogan - such a magical place. Perched on the hillside of Jungut Batu is capture the best views over the lagoon while still being a easy walk to the village and local restaurants. And I have to say the local food is gorgeous, you can even get a great steak and potatoes at the Hill Top restaurant, just ask the house manager, he'll know where.
The Villa offers an array of options depending on who you are traveling with, I went with a friend and we both enjoyed our own space while have a great kitchen and lounging area to entertain and cook up a storm of local treats with the help of Gidic the house manger who helped us shop - pure gold.
I recommend without hesitation, go forth and enjoy, this island and villa rocks!
ps. the plunge and jungle pools are perfect oasis for a easy refresh with a Bintang :) enjoy!

First of all, Nusa Lembongan is unlike Bali, the main island. If you are not a surfer, than you must take something else, like us, for honeymoon. My wife and I spent 8 nights in Villa Atas, at upstairs. It goes without saying for its stunning view, we spent few evenings/nights at kitchen and sofa area savoring the landscape, or having our own food brought from local market.

When you are a diver, it's about location, location, location! But what I am saying is, Villa Atas is nearby another 5-star resort but has it's uniqueness to conceal itself from tourists and divers.

Divers would stay at the other side of Playground, but it's only few minutes walk to get dive shops. My wife and I did few dives and we still can have our privacy during honeymoon.

We are lucky for the first 4 days when no body living down stairs. I would recommend you, if you are a couple, staying up stairs, it may be more surprising than you browse through their website. Do expect too much about the facility in terms of hot spot, TV ..., it's more towards a Eco-friendly villa than a 5-star restore. It's a perfect place for family reunion or honeymoon.

By the way, World Dive is the dive shop we recommend, a lovely British couple run it. We got to the Manta Point and saw 11 of them at feeding area. How lovely!

We stayed for 2 Nights and its absolutely fabulous, we found the downstairs much better due to the privacy, the greenery and view and the plunge pool. Travel light as you would have to carry all ur luggage up the fleet of winding stairs. Though Goodig the caretaker helps you with the luggage, even he can carry on or two big baggages. Else pay the porters if carrying surf boards etc.
Relaxed break from the crowd at Bali mainland. Took a bike for rent and explored the island and its connected twin island Chiningan. Villa is very comfy and secure. Makeyour own breakfast as stove with cutlery and pans are provided. Jus get some supplies and stock up. Villa Atas is beautiful by the day and night... Lorraine coordinates via mail and is very helpful... 3 Cheers for Villa Atas

We booked for 4 nights, Lorraine was very helpful answering our numerous email.
We didn't realise that Villa Atas was packed in so closely with many others on the hill side.
The layout and decor of this place has a good feel and offers a good quality.

Pros
* Gudig was very polite, genuine and attentive
* Room setup and facilities including bar fridge supplies very good
* Very good airconditioning
* View is great, pity it is obstructed by the villa roof in front and trees which means you only see half the vista, upstairs has a better view
* Dip pool very handy & refreshing, used it regularly
* Plenty of variety below in restaurants and food choices

Cons
* The reason why we left a day early is it lacks any privacy.
Upstairs steps go straight past our deck and pool, so you were obliged to say hello to everyone including visitors or appear rude, the noise from socialising prevented us from having a conversation a few times so we went out on those occassions, we came here for a break!
Also a screen on their common steps would make a big difference.
If you lay out on the deck chairs below, the upstairs have you in full view. We felt uncomfortable having a normal conversation as upstairs balcony is right over where you sit, swim or talk.
Everyone walking past up or down stairs look straight in on you.
* A lot of steps, up to the street or down to the cafes, hard work if you are old or unfit. Me and my partner are late 50's in good shape so had no problems.
* Face washers, hand towels & dish washing cloth either old or dirty, need replacing (not just rust as per instruction booklet)
* Shower head stem was broken, Gudig will fix it later so not to bother us??
* Ware Ware cafe disappointing, been to Bali a number of times, the breakfast food's taste and quality was so bad I sent it back, all other cafes/restaurant food was good to very good

Overall, if upstairs was not in such close proximity and we could get a degree of privacy without retreating to the bedroom we would have stayed the full 4 days.

Luckily we found a villa rented out by Linda's bungalows for $110 @ night, right on the beach with full views, own housekeeper/cook, very private, what a fabulous place!

I had the pleasure of staying for two weeks and I so didn't want to leave. This is a truly magical place, the gorgeous Villa Atas permits you to totally relax, unwind and let the world tick away as you sit amongst the view and breath it all in. The jungle pool is perfect to cool off, or snoozing on a daybed is gold - nothing is to hard here..
Alternatively, you can partake in all activities which can be accessed literally at the bottom of the stairs, the snorkeling is incredible but nothing beats swimming with the manta rays - what an incredible experience.
The island offers some amazing local cuisine at reasonable prices, alternatively to go shopping in the village or ask the house manager to pick you up some local fresh produce - the villa accommodates you to whip up your own delights with a fully kitted kitchen - surely the best of both worlds.
I had the best holiday here, true food for the sole. The locals are gentle, the villa is modern but with the gorgeous tropical bale style that transports you immediately into a state of relax.
