We stayed at Mill Water House B&B for one night on our way to the South-West. Tim and Ruth were both very welcoming recommending a friendly local pub and restaurants in town. They also recommended visiting the nearby seaside village of Beer, which was beautiful. The room was immaculate, with a very comfortable bed and pretty bed linen. The breakfast was tasty and local. This was an excellent stay and I would definitely recommend a visit.

We stayed in May 2012 for two nights to attend a nearby wedding. I could not fault the location, the property, the price or the service at this B&B.

The room was immaculate and everything had been considered. The breakfast was *amazing*, very fresh and even cooked to my incredibly specific requirements (I'm very celiac and become ill at the slightest gluten contaminant). The bed was comfortable and the shower powerful and hot.

Our hosts were welcoming but also gave us plenty of space. The place feels very private and quiet, which was just what we wanted but the town was also very nearby which is great for those who don't drive as you can walk the journey from the local station. Our only regret was leaving after two days, as we could gladly have stayed here much longer than that.

Beautiful B&B, lovely house and garden and a very friendly cat! Breakfast was amazing - all freshly made and a lot of it home made or home grown. Rooms were clean and well presented with everything we needed. Woken up by sounds of birdsong and the babbling brook - how idyllic! Good location for River Cottage, Axminster and Lyme Regis and the Jurassic coast. A great B&B offering more like hotel standard of service with homely surroundings without feeling like you were intruding - the perfect balance. Great value too.

We stayed at the mill water having booked dinner at river cottage h.q. As it was a bank holiday weekend, we were worried as most b&b's would only do a 2 night stay. The mill water allowed just the 1 night booking and were really helpful recommending paynes' taxis (who were reliable and reasonable). The rooms were lovely, extremely clean, and breakfast was full English and the produce was of high quality. Ruth & Tim made us most welcome. Would definitely stay here again.

Wonderful B&B! A picturesque house back from the road. Immaculate bedroom and bathroom, and incredibly quiet inside. Really lovely hosts - very welcoming, and served a delicious breakfast. Perfect location for visiting River Cottage, as was the reason for our stay in Axminster. Would definitely recommend!
