Super Hotel, yummy seafood be the pool,cheap price, location a bit difficult to find but its worth it

Quality-price rate is super. Locatoin is indeed a bit difficult to find but would be reachable with the locals help.
The bar bei the pool was really nice with very well cooked fresh seafood! And of reasonable price.
The beach near the hotel was not very well developed but wildly beautiful and thus of course not many tourists then.

One of the only places I've stayed where the photos actually don't do it justice. This place is amazing. It's beautiful, friendly, perfectly located away from the lunacy of Kos and quiet. The breakfasts are great and the salads are to die for.
The place can be full and you still feel like you're the only one there. The added bonus for me was Ouzo .The staff were extremely accommodating. I would strongly recommend for anyone to stay at The Small Village . Kos, Tigaki, etc are just too touristy and overcrowded. We will be back for sure.

Kos itself is a beautiful Greek island and well worth a visit, but make sure the hotel or apartment you book isn't so far out in the sticks as ours was! We were lucky in as much as the 'Small Village' complex was quiet and that most days we had the pool to ourself, but the facilities could best be described as basic, and facilities extremely limited and minimal. A hire car is an absolute must to see the best of this island, and although not walkable, none of the attractions are far away, wherever you stay on the island.
For the most part, the beaches are lovely, though not the cleanest I've seen, and pretty much unspoilt.
Kos town is lively and picturesque, especially near the harbour, and the boat tour to three neighbouring islands was a great way to spend a day, if you don't mind feeling a little sea sick at times!

Both myself and my partner enjoyed a fabulous week away in August staying at The Small Village.
Our room was much bigger than we anticipated and was very clean. The bed was large and comfortable, and the sheets and towels were changed regularly. The air-con work efficiently and the free WIFI on site was a huge bonus.
The staff were very friendly and approachable. When not eating in Mastihari town, we enjoyed lunches and evening meals at the hotel restaurant. The food was fresh and well presented.
The swimming pool was lovely and clean, very calm (had it to ourselves quite often) with a lovely view over the sea.
The Small Village is about a ten minute drive from the centre of Mastihari and the hotel offers a complimentary shuttle bus daily to the town. Mastihari itself has a fantastic beach with a large selection of tavernas serving beautiful fresh seafood.
We want to return next year as our experience we felt was exeptional value for money.
It was really enjoyable experiencing tradtional Greek culture, food in a stunning setting with exeptional weather :).

I spent one week in the Small Village during mid august 2015

Things OK:
- great view (paid extra for it)
- gentle and efficient receptionist
- rooms fairly clean, towels changed everyday

Things NOT OK:
- high visual, noise and (sometimes) air pollution due to the presence (approx 500m away) of one of the majors power station in the Dodecannese. It made it impossible to enjoy the view outside our room, nor inside with the windows open. It was very disappointing
- unfair marketing: what shown in the pics looks much brighter and newer, in reality infrastructures are a bit old
- poor and expensive breakfast, after the first day we avoided it
- village located under the trajectory of planes departing from the airport of Kos (a few km's away)

We also decided to spend one night in another place, just to truly enjoy the peacefulness we were looking for.

To the management: be fairer and reduce prices. Accept that it's totally not worth the money (perhaps it would have been without power station)

To the staff/receptionist: very nice and emphatic with the situation

To readers: do not go! Especially if what you look for also includes enjoying your accomodation once in a while

PROS:
- APARTMENT: We stayed in the 2 bedroom maisonette as there was 4 of us, it was really suitable and clean. We loved sitting outside on the balcony and really enjoyed the stay in the rooms. It took us a while to work out the air con (as nobody explain it to us), the air con has sensors on the doors so you can't use it with certain doors and windows open. The air con in the upstairs bedroom was useless though, anyway. But overall we were content with the maisonette.
- POOL AREA: The pool area is again very suitable. It isn't a massive pool but it is definitely large enough for the amount of people staying at The Small Village. It is easy to get a sun lounger around the pool, whatever time of day it is. The pool was very clean and open quite a long time which was great for us. A little warning though, the sun loungers were slightly mouldy so make sure you take towel to lay over the beds.
- QUIET AND PEACEFUL: This hotel is definitely good if you are looking for somewhere out the way and peaceful. There is a Power Station/ Factory a few miles away which you can hear constantly but after an hour of arriving we didn't even notice the noise, it did not effect falling asleep for any of us.

Cons:
- LOCATION: The location of the hotel is not suitable for anyone who wants to see Kos, including Mastichari, it is located about a 20 minute drive from Mastichari but that is if you can get a cab driver to take you there. No coaches for excursions will pick you from the hotel because of how far out it is and the terrible conditions of the road. Luckily we was only refused once by a cab but other people we spoke to had been refused more. A cab to Mastichari is 13 Euros (on average). There is a shuttle bus at the hotel but only runs twice a day and can be inconvenient, the driver of the shuttle was lovely and friendly though. We had to get a cab to the the next nearest hotel for excursions which cost us 15 euros (due to the 5 euro booking fee on cabs). It was a real shame the hotel was so far out really.
- FALSE ADVERTISEMENT: There is a lot of false advertisement with the photos the management have put up and a definite exaggeration on their descriptions etc. The apartments are not as nice as pictured and could do with some work after looking at the photos they are selling. There are no mosquito nets and the marionettes could definitely use them. Overall, we were disappointed because of the false advertisement, if the pictures hadn't of been exaggerated we wouldn't have been disappointed, the let down was the lies.
- FOOD: We paid for bed and breakfast but ending up not eating breakfast there nearly every morning because the food was just continental and did provide anything that resembled english breakfasts apart from toast. The restaurant is very small and has very basic hygiene, the plates and cutlery were dirty a lot of the time and the only hot drinks provided was coffee and green tea. 2 of us had lunch at the restaurant one of the days, and was quickly disappointed when we ordered a portion of chips and 2 drinks for 11 euros which was really basic and if we went into the town it would of cost us 5 euros.

I would just like to finish my review by saying the staff were really lovely and kind, but they all only spoke greek apart from a couple of receptionists. We also felt that the fact we were english prevented other people staying at the hotel and most of the staff from warming up to us which was sad.

Overall, our stay was pleasant and there was lots of pros but we wouldn't stay again or recommend it to friends or family.

Room tip: Rent a car, if you don't want to be stuck at the hotel. Go Self-Catering, the food is not worth the money. Take an Eye Mask.
