We have just spent a week in Le Corti di Montepitti and it was very nice and relaxing. The place has a good swimming pool and is close to two great sea beaches. The room is clean and spatious. Air conditioning a bit noisy but working fine. The animating team kept the children well entertained, and there were lots of other families with kids for the children to play with. The park is big and has all necessary facilities, including a tennis curt, BBQ place, a voleyball playground etc. The staff is friendly and helpful. All rooms have a private terrace with a table and chairs - perfect for outdoor meals.
What we liked less was the Internet connection in the room - breaking up all the time and slow. The TV set, a tiny device coming straight from the 80s, was a real shame but with the nice weather outside, who cares. The area itself is great but a bit isolated - if you plan to visit major Tuscany attractions like Pisa or Florence, stay prepared for a (relatively) long drive.
Overall, this place is charming and very good value for money. We will definitely consider coming back next year.

We had a very nice holiday on the park. Our teenage children have enjoyed themselves very much and the envirement is spectaculair. Nice pool and the park had a lot of facilities in a nice familiair atmosphere. We only missed some entertainment and exitement during the evening. After dinner te park was very quiet.

Very conveniently situated although the park itself is not great. The apartments are spread across an expanse of land and the gardens are poorly maintained. The access to the apartment on arrival is badly designed as it is inapproachable when one has to haul all the bags to the top floor. The apartment we booked was 3 rooms( 4pax). However, the bathroom was not that clean. The shower cubicle was broken as the door was on its last leg. The coffee percolator was unwashed and the apartment was poorly decorated although stated otherwise. They could do with redecorating and provide better appliances. THe main bedroom double bed/mattress was good although the bunk bed was in bad shape. THe rooms were air-conditioned and the was price included in the booking. This certainly was welcoming when holidaying in the middle of the summer and the nights very humid.
However, the swimming pool and the olive trees around it, which provided shade, was a lovely retreat from the scorching sun whilst at the pool. The Pizzeria they advertised in the brochure does not exist!!!
We booked this place as it is not too far from many tourist attractions such as Massa Maritima a quaint little city and a very beautiful Bay called Baratti 15km from the park. Lovely beach and the water heavenly. Plenty parking and inexpensive.

Room tip: Choose an apartment with easy access to enable you carry all your belongings without a hassle.

Very hard review this, because of mixed feelings. There were a number of problems the first day but these were mainly quickly solved. So, negative points were the problems, positive points were the flexible/quick solutions in most cases.

The main problem we faced was a mistake (by the booking agency we used) in the description of the rooms. The agency’s website stated that we had a double bedroom and a twin bedroom (which is what we had been specifically looking for) as well as a living-room/kitchen. We arrived to find a double and single room, with a double sofa bed taking up most of the living room making this effectively unusable. The morning after our arrival I asked at reception to change the single room to a twin and this was done - simultaneously the problem of evening entertainment (see below) was solved.

The website of the agency that we used does not mention the live entertainment every evening (it may only be during the summer months). If you do not want live (and canned) music disturbing your evenings (or even keeping young children awake), make sure to ask for rooms away from the live music. The rooms we were given on arrival were about as close to the live music as possible. The local staff arranged for us to move to rooms further away from the entertainment.

There is also entertainment at the pool during the day which varied in nature, but was not intrusive (in my opinion) and seemed to be appreciated by some of the guests.

The establishment seems to be relatively old but has been regularly cleaned and maintained and most buildings seemed to be recently painted inside and out. The rooms themselves were fine. The kitchen area was small, but of better quality than most other places I have visited in Tuscany and all appliances worked properly. There were relatively few pans for cooking but I think we were just unlucky in this respect: when we asked for an extra saucepan, a housekeeper promptly arrived, was astonished to see how little was available, and within 15 minutes we had several brand new items delivered.

The swimming pool is large and clean. A few details (again not available from the websites I have seen) that an unwary visitor might not expect. The pool is enclosed with a fence - useful with small children. The pool is locked outside of opening hours which are approximately 09:00 to 18:00 or 19:00: if you plan a day at the beach or sightseeing and then a late dip in the pool in the evening this is limiting; equally, after a 10 hour car journey on our arrival day it would have been (very) pleasant to jump in the pool but we were too late. Swimming hats are compulsory (available for EUR 3 from reception). The pool is supervised which can be seen as positive if you have young children, but not if you are an energetic 10 year-old boy who feels he is being picked on by the lifeguard …

We tried to eat at the restaurant the first night once but gave up because of the non-existent service. Maybe it was just a bad day, but it was chaotic and, although we got a table, we never managed to see a menu or order any drinks. Plenty of tables were full with people eating, but it seemed the staff could not decide who should serve us - very strange.

For our purposes the location was very good. Nearby are two or three old villages with many opportunities for easting and drinking and there is also another (closer) very small village with a grocery/bakery for fresh products and a newsagent. Good supermarkets are just a few kilometres away – en route to the beaches … within 10 to 15 km there are sandy, natural beaches either side of Piombino (shame about one or two of the man made constructions along the coast) – some private beaches lined with sun loungers (if you like that) but also many public beaches for those who want to play in the sand (great sand for building castles …).

The negatives/suggestions for improvement
- the website (of the establishment itself) could give some more details such as the fact that there is evening entertainment, restrictions on the swimming pool (opening hours, use of swimming cap) etc.
- the restaurant staff
- making an inventory of the kitchen equipment would be useful before guests arrive to make sure it is adequately equipped

The positives:
- the ladies working at reception were generally friendly, polite, happy and quickly solved problems to make our stay enjoyable – thanks very much; the first day we were ready to pack up and drive 10 hours home again, but we stayed and enjoyed the week
- reception was open from early to late to get advice or sort out problems
- housekeeping staff were also helpful
- the pool is great (but could do with longer opening in the evening and less rules …)
- the buildings in the complex are well spaced out so we did not feel crowded
- the site is quiet (when you are away from the evening entertainment) with no major roads nearby
- the location is very good for a holiday focused on beach/swimming pool with occasional sight-seeing trips
- we were not charged extra for changing rooms - having slept one night in one set of rooms and then moved to another I was expecting to be charged of an extra set of laundry but this was not the case – thanks

Room tip: If you want peace in the evening avoid rooms near the restaurant; if you want peace during the day avoid rooms near the pool; downstairs rooms have gardens - upstairs rooms do not have upstairs neighbours (!); bring a swimming cap; eat in the villages of Suvereto and Campiglia Marittima

thank you very much for your review.
I have taken very good note of your suggestion.
I can tell you right now that next year night animation will no longer acting on our residence. Will be replaced with moderate piano bar entertainment, only 2 days per week in July and August.
You realised that we are not perfect, but we do our utmost to solve the problems and try to make our client’s stay a most comfortable and ad enjoyable one. You only have to ask! We are at your disposal!!
Website will be changed next winter and I will take care about extension of pool’s opening hours.
During winter we are planning some improvements, that will increase the quality of our site.
We hope to have the pleasure to meet you again at Montepitti and we remain with our best regards.

We selected this place due to its close proximity to the famous Italian tourist attractions (Elba, Pisa, Siena, Florence). We were positively surprised by the comfort of the stay. Le Corti di Montepitti is called a tourist village located on the surface of few hectares, where around 70-100 small appartment houses are built. The village has own restaurant, some sport facilities, great swimming pool area. It takes some 20 minutes walk to go round the area.
Due to the fact that many apartments are used by their Italian owners and only minor part is offered for rent (at least in August), the village is kept in good shape and the atmosphere is a bit like in a big family.
The staff is very friendly and always ready to provide advice and help. We were booking this place quite late (end of May) so that we could not benefit of early booking discounts and the price was a bit high just for appartment rental (over 1200 euro per week in August). However, given the nice atmosphere of the place, sports facilities and the overall comfort during the stay, the price is acceptable as compared with almost ruined, foreigners'unfriendly and equally expensive accomodation in Southern France.
