The location, the rooms, the swimming pool were very good. At the restaurant, the choice of the menu was good, but the cooking itself could be better! And the use of the sauna, hamam and bubblebad was expensive: each time 20 € for one person. For using towels at the swimming pool, you must ask them at the start of your stay at the reception! ( each person gets one towel )

Lets start off by saying the location is central for sightseeing whilst the views from the rooms and patio are stunning, the atmosphere is quiet and relaxing, the buildings are amazing and the quality of the food is good.

The things that let the hotel down are minor in comparison but annoying. The fact that the bug screen is torn and won't stay down is irritating but easily overcome. The service at the bar and restaurant is slow and unreliable which is not too great an issue as long as you expect it and keep reminding staff what you want. The pool needs some attention, some tiles are missing and could be cleaned better.

All in all, this is a very good hotel which with a bit of effort could be superb.

We have just come back from a few days here after spending a week in self catering accommodation elsewhere in Umbria. This was very disappointing. It had a very rundown feel. Our room was ok but the bathroom was nothing special and there was a lot of mould in the rather aged shower. Breakfast was very ordinary with horrid coffee which is a shame in Italy! Both the swimming pools were dirty and needed a good scrub. They both had a tide mark and mould growing around the lights and tiles. It is such a beautiful setting but was spoilt by lack of attention to detail. The food at dinner was again average and the staff although pleasant were very amateurish. The rooms are not as shown on the website (at least ours wasn't) so if you go don't get your hopes up!!

We returned here for our 40th having had a great stay on our 30th anniversary 10 years previously.
We were very disappointed it has deteriorated , had to get mosquitoes cleared from our room, which to be fair was done immediately, the room decor was tired the fly screen was tatty and this was an expensive room with a balcony. The bed was not comfortable either. The restaurant menu was very limited even more so at lunch so resorted to a pizza in Perugia on our second night which was very good!The fitness trail was hardly recognisable such a shame as the area around the hotel is so beautiful.The saving grace was the wonderful massage and spa experience the two girls running it were great and the pool is great.Such a shame inside the hotel standards have fallen we won't be returning unless given a good makeover!

Room Tip: Room with a valley view or balcony.

Wonderful place to visit. Unbelievable views all around and very peaceful.
For the cost [via secret escapes] this was fantastic value and we would recommend it.
Lovely breakfast.
To improve it some simple customer information about the area in particular some simple local walks would be good. The steps to the tennis court are very dangerous.
The wine tasting is free to anyone but a lot of pressure to buy so go early in your stay unless you have the means to carry wine home with you.
