The hotel was simply amazing. This is not like the Fortress where it is top of the line mod cons, but it has a wonderful rustic charm and feel. Being able to maintain the fine balance between rustic with all the modern amenities you expect from a boutique hotel was spot on. The staff were attentive and the ambiance of the hotel was both romantic and peaceful. Daily breakfast by the lake was also delicious. I would highly recommend this place for a bit of paradise off the beaten track. My only criticism is the rooster that kept waking me up in the morning, but other than that it was perfect.

I booked 3 nights in this beautiful old dutch villa in july 2013 for my family (5 people including 3 children) and really enjoyed my stay.
The rooms are beautiful and very tidy. There is a nice garden with small rabbits running everywhere. The swimming pool is small but so pleasant just in front of the Koggala lagoon. It is a quiet place, peaceful and restful.
The food is delicious, well cooked and elegantly served.
And most of all, the staff is always friendly and helpful.

Stayed here in March 2012 with friends as we were over for the Sri Lanka v England Cricket tour, and we had more or less every room on site (5 rooms in total I think).
Although the villa is a short drive from Galle (approx 20-ish mins on a Tuk-Tuk) at the end of a private dirt road, it's one of the best places i've every stayed.
It's a visually stunning place, sat on the end of Koggala Lake, with a stunning view and a great swimming pool to relax and lounge about in.

Although there were a few bits of confusion with overbooking of rooms (this was apparently an oversight by Agoda and not the villa itself) this did not detract from out stay.
The staff are very laid back but attentive, and on hand to assist with everything that you could wish for. Whilst we stayed there we asked if they could arrange us a BBQ, and they also provided a DJ for us, a huge variety of meat and seafood & charged us a very reasonable proce for this.

The room that we stayed in was beautiful and large, with comfy beds, a large fan to try & cool the room, & mosquito nets, and the bathroom (whilst appearing to be partially outside & open to the elements) was fantastic & quirky.
I would highly recommend staying here, and would definitely return. I felt that the cost for staying here was relatively cheap for the quality of the rooms & access to waiting staff.
All of our bills were totted up on a per room basis and, with 2 meals a day & at least 25 beers each, the room service bill was approx sixty quid.

Welcome with a welcome drink, yes we had that before. But welcome also with a cool welcome towel on midday to rub of the dust / heat of the trip was a really nice little touch.
This place has a lot of charm:
- Only 4 rooms make the villa very private.
- Large grounds filled with coconut and frangipani trees
- Old villa beautifully restored.
- Private area's to sit outside and communal area which is quiet large
- Breakfast and dining with a view across garden and lake
- Good service with a personal touch
- High ceilings in the room and fan make up for the lack of AC. With high construction of ceiling and a fan you really do no need the AC. Also in the dining area and under the terraces are fans constructed.

Yes the food is expensive compared to Sri Lankan norms and yes Kogalla misses a lovely town vibe since it is only a bunch of hotels.

But then again:
- Food is only cooked for maximum 8 people and mostly is western (thus more expensive) and what a setting to have your dinner! It is almost like having your private dinner party.
- the towns of mirissa, unawatuna an Galle are a short bus/taxi/tuk-tuk ride away (all within 15km from the villa) were you have a plethora of restaurants to choose from.

Found a great deal on Agoda with breakfast included. We are enjoying the stay as described by most other viewers but we did have some quibbles:

- Location : this is in the middle of nowhere. At least a 10-15 min walk through an unpaved/unlit dirt road to the main road/beach. And another 15-20 min walk along the road to Koggala Village and the nice salt pool next to the Fortress. The hotel will arrange for tuk tuks but be sure to bargain.

- Ambiance : in such quiet settings you will hear everything. Roosters in the morning, the morning trains wheezing by and loud Chinese guests. And you can't shut the noise out without cutting off your air circulation since there is no AC. Not recommended for light sleepers.

- Service : we find this to be mixed. The staff are attentive at breakfast but cannot explain why Nescafé and tea bags were your only options. Our beds were not made in the morning nor are our towels changed. We later found out we had to turn our keys in before the rooms were serviced, another fact that was not told to us at check in. We did appreciate the details - a cold towel when you return from the beach, the towels at the pool.

- Food : limited options and mixed quality at a high price tag. Breakfast is unimaginative with toast, fruit and eggs every day while dinner is only a choice of two or three entrees. Surprisingly there are no local offerings.

We are happy to give this place a qualified recommendation for a family or a couple looking to get away. This place will not be a good base if you intend to spend your holiday by the beach or wandering in the Galle area.

Well before we arrived in Sri Lanka (from Singapore), I found the staff at Villa Modarawattha attentive to our experience. They emailed a few times to confirm flight arrivals and airport pick up details. When we arrived in the wee hours of the morning, we were quiety escorted to our room for a good night's sleep - note there is no air conditioning but the room is very adequately set up with a fan and mosquito nets over bedding. Our room (#4) had an outside sitting area that we used often and the coolest outdoor bathroom (the other rooms have indoor baths). The property feels remote but is within a 5 min walk to the beach and about a 30 min tuktuk ride to Galle Fort and other attractions. The sprawling property sits on Koggala Lake and you can easily sit on the veranda under the fan for hours doing nothing or hang by the pool. A delicious and simple breakfast (included) and a very reasonably priced 3-courrse set dinner menu awaited us each day. Best prawns ever! Seriously. I would highly recommend this property. Cool vibe, simple and beautiful. A really nice change from the hotel scene.

After a long crazy drive from Colombo arriving at Villa Modarawattha and seeing the stunning location was a huge relief.

The friendly and gracious staff greeted us with cold towels and a delicious fresh fruit drink,they has also prepared for us a light evening snack after showing us to our room.

The decor was simple yet beautiful,an old dutch colonial villa that had been lovingly restored keeping the antique features intact.We enjoyed our snack and watched the night fishermen on the lake,the bunnies grazing on the grass and the fireflies in the garden...simply heaven!

I stayed here for 4 glorious nights on business so unfortunately was out everyday and didn't get the chance to relax by the beautiful pool and lake.My son and friend however did,and had a fantastic time!He ran around the gardens and the staff played badminton with him,they were so kind and attentive.

Everytime you return to the villa the staff would greet you with a cold towel and a warm smile.

It was really like staying in someones home,such a personal service.We asked Asanka,the kind and courteous manager could we try some Sri Lankan food and this was cooked by the lovely chef..it was delicious and he explained to me how he made it.

Nothing was too much trouble for the staff!

The rooms are comfortable and furnished with antique furniture,no air con but to be honest the huge fan over the four poster bed was sufficient.Don't expect a tv,head to the veranda and have a beer instead!I really loved the bathrooms as they where partly outdoor with a screened ceiling.I was also surprised I did not have an issue with mosquitos.

Sure, the train goes by from time to time but it didn't bother me and my son loved sitting on the side of the lake and watching them go by.Many hotels on the beach are near main road and track so really its unavoidable not to hear the odd train..apart from that it was quite.Wake up in the morning to the sound of the birds.

If you want too pop out for dinner Asanka will order you a tuk tuk,we took it into Unawatuna for dinner one night such a change of scenery compared to the serenity of the villa.There is also a few hotels near by and we also went to Thalpe one night for dinner but to be honest the best curry I had was at the villa.

If you are looking for peace and tranquility this is the place for you.....perfect for honeymooners or a family wanting to avoid big impersonal hotels.
