We have just returned fro a week staying at Colina da Lapa

For the past 15 years we have taken our holidays in the Carvoeiro region and have driven past this resort many times - this year we were holidaying on a budget (a quick week in the sun was all we wanted!)

We booked for B&B in a 2 bedroomed villa and for the 1st time ever - we didn't hire a car!

The resort was absolutely fine for us (me - my husband and 2 daughter's aged 13 and 18) - the villa was big and spacious and had all the necessary equipment!! It was a bit dated and basic but adequate for our needs.
We ate at the restaurant 5 evenings out of 7 and couldn't fault the food - it was always perfectly cooked - well presented - tasty (not fine dining by any means but it suited us all perfectly!) the staff were very friendly and always polite and helpful - we enjoyed the breakfast -bread/croissants/jam/salami/cheese/eggs(if you ordered them) cereal/yoghurt/juice/fruit/hot drinks (not sure how much extra we paid for this but was well worth it for us)
We really liked the pool area - in the past we have stayed in private villa's so it was a nice change to have some company!! It was fairly quiet at the beginning of the week (still slightly out of peak season) but we could see it starting to pick up in our last few days. We never had a problem not getting a sun bed and the pool was plenty big enough.
The grounds of the resort were very well looked after and the gardeners were always busy - the villa was cleaned every day except Sunday - clean towels and beds always made - the staff on reception were always helpful - we booked a couple of taxi's and also made use of the complimentary mini bus one day - all very easily organised.
There was a basic entertainment programme over the week - no pushy animation team - just one girl covering a bit of everything - live music one evening - a quiz - even a parrot show which the little children seemed to enjoy - but it was all very low key - so you could take it or leave it!
If there were any down sides - one was the beds - very hard mattresses and the other was the air conditioning - it did seem to work but it had very little effect - we ended up sleeping with ALL upstairs windows open - which isn't ideal when (like me) you're allergic to mossie bites and insect stings!! (must remember to take anti-histamines next time!!)

We managed without a car as we knew we wouldn't be going anywhere (and we were on a tight budget) - however if you want to get out and about then I would recommend car hire as the taxi fares soon mount up!

So - overall we were very pleased with our stay - definitely value for money and we will go back at some point

Thank you to all the staff for making it so enjoyable and easy (especially the bar/restaurant 'boys!)

Room Tip: Maybe ask for a villa with a mountain view!

We have stayed here twice before, and not much has changed. We had a very apartment for the two of us. The grounds are beautifully kept, and the cleaner comes in every day.
Only downside is that there are not any decent channels on TV if the weather is bad.
We stayed on the left hand side of the complex overlooking the Portimao Bridges, so it was lovely and quiet.
Beautiful swimming pool and area, and also a restaurant which we did not visit.
Wi fi was available but did not work a lot of the time.

Room Tip: This hotel is outside of Carvoeiro, so you definitely need a car if you stay here.

I couldn't recommend this place more. We (myself, hubbie and 2 boys aged 16years and 11 months old! baby) have just returned from a great holiday here. Our only complaint is that our holiday was far too short and next time we will stay longer than 1 week. We stayed in one of the villas which was spacious with good sized bedrooms, well equipped kitchen, lovely dining/living area and loads of space outside for the 16year old and my hubbie to let off steam with a bit of footie! The complex itself was very quiet when we stayed there (29th May - 5th June) and in fact the first 3 days or so were a bit deathly quiet and we would have loved a bit of more life ... but this was before the start of the proper season .... and before we left we noticed that things were starting to liven up nicely. When we stay again we will probably book a week or two later. The complex facilities are brilliant - no fighting for sunbeds as there are so many of them, lovely sized adult and baby pool, tennis courts, restaurant, bar, table tennis, pool tables etc etc. It is approximately 5-10 minutes in a taxi to the village and car hire is not absolutely necessary but would be handy if you want to explore more of the area. Taxi costs to the village are apx €7-8 euros. The complex does run a complementary shuttle bus which we availed of on one occasion. It only leaves the complex at 10.30 & 11.30am and returns only at 4pm and we felt a few more times available would have been helpful - but again, it was a very quiet time of the season so it wouldn't have been financially viable to do this.

The staff in reception were so helpful each time we needed advice, book trips or taxis and at no time did we feel we were causing them any trouble. The cleaning staff were fantastic too and our villa was cleaned each day except Sunday. The bar staff were always friendly and welcoming. We only ate in the dining room once for breakfast and one evening ordered dinner there and took it back to the villa and the food was really good. We had lunch there on a few occasions and fed our 11 month old there several times and the staff were very patient with the mess he made haha!

In conclusion we were very sorry to leave and will definitely come back again. Thank you to all the staff at Colina da Lapa for making our holiday very special.

Room Tip: If staying with a family then the villa option is better than the apartment one.

Having just got back with my wife and 13yr old son, i have mixed feelings about the place.
Firstly the weather was windy and not great all week, which is no fault of the resort, but did go a long way to highlight some of the short comings of the resort and the accommodation.
Lets start with the villas, they are massive, but thats where the positives stop, the decore and tv are from the 1970's ! the mattresses and beds were filthy with stains all over them. The curtains only blocked out about 30% of the sunlight come the morning !!
The cleaners and i use that term loosely were useless, they never swept or mopped up in the week we were there. They changed the beds and towels and thats about it.
I would mind but we were the only family around the pool every day so they cant have been that busy.
I e mailed the manager prior to going saying it was our wedding anniversary and could we just have a villa away from the road and somewhere quite please.
What did we get ? a villa next to the road, opposite a building site, with the dogs mentioned in previous reviews barking all day and night !!
After 1 night with no sleep i complained and we moved to one of the renovated villas ( exactly the same on the inside ie 1970's tv and decor ) the tv had only 1 english channel which was the world news channel. For a family with children this is unacceptable. Also there is NO Wi Fi in the villas. I used Yelowfishtransfers, who were great and i hired a mobile Wi Fi off them for a week for about 17 Euros. It was worth every penny.
These are the little things that the resort are not bothered about. It is a bit like being on a camping site when you are there. It was deserted when we were there and the poolside restaurant just opened up when it wanted. The staff were all brilliant and very friendly and i wish them no ill, but the resort is stuck in a time warp.
I never saw anyone tidying up the resort or cleaning anywhere and boy does it show. The place is run down and scruffy.
But like i said i had mixed emotions as we still has a lovely time, but mainly because we had the whole resort to ourselves. They need to bring it into the 21st century with Wi Fi in all villas and English TV for younger families.
The resort is lovely and quiet but taxis into Carveiro were about 10 Euro's each way every night not the 4-5 Euro as previously stated.
Would i recommend this resort to a friend, sorry but No

Just returned from a post Easter holiday here. Have stayed about ten times before. Cannot begin to complain about anything. Each time we go, the management have improved some facet to help holidaymakers... recently painted throughout, now with Wi-Fi in the apartments.
as per usual the staff, the reception and Manager can't do anything more to help you.
We will return again.

Good value spacious accommodation in a quiet relaxing area. Been coming here for a number of years always excellent value . Would not object paying a little more if the villas were now perhaps updated , the grounds are safe and a credit to the owners just looking a little tired now but excellently equipped villas with lots of space. Staff are helpful nothing too much trouble . Fantastic beach nearby at Canerios also excellent hidden away beach restaurant at Ferraguda . If the villas were updated would give 5 star +

We recently stayed with the family in two adjacent 2 bed villas (one for the two "oldies" and one for the kids and grandkids) The accommodation is great; roomy, everything you need in the villas (although one or two shortages (plates etc) would have made catering for six in one villa difficult) but having a dishwasher and washing machine is a godsend with children. We also made very good use of the juicer with the wonderful oranges to be bought by the roadside! The pool area was fine and we had it almost to ourselves, and there was lots of grassy area around the villas for the little ones to let off steam. The kids' playground left something to be desired (one swing and a small slide.)

Room Tip: The quietest villa is probably No 44 at the far end of the complex.
