Booked my parents, my wife and i, our children and grand children into all 5 rooms at this truly wonderful quest house. I have traveled extensively and places such as this are rare indeed. My elderly parents were overwhelmed at the kindness and consideration they were shown as indeed were the rest of my family.
Jane and Martin, you are a credit to your profession and the presentation of your home is nothing short of stunning. On behalf of my entire family, thank you. x

Jane and Martin were perfect hosts making our overnight stay following our wedding in town simply perfect. The house itself is really impressive architecturally and is decorated and furnished very tastefully. There were lots of lovely touches in the room that made us feel very special too. Breakfast was superb, everything we could have wanted and more. I would definitely recommend No 12 as a great place to stay in Gainsborough.

I dont even know where to start with Jane the manager, she is absolutely amazing. So kind and really went above and beyond to make our stay perfect.
The hotel was lovely, and so clean. We visited Gainsborough as it was the half way point for a charity walk we did in memory of our daughter from Sheffield Children's hospital. Jane woke up early for us to make sure we all had breakfast before we left (which was amazing)
Jane refused to take money from us for our stay, so this has gone into the charity from the hotel. Big thank you for that.
I would definately recconmend this hotel to anyone looking to stay in the area, you will not be dissapointed.
Huge thank you to Jane for her kindness.

First of all - thank you, thank you, thank you!

I recently did a charity walk from Sheffield Children's Hospital to Cleethorpes over two days and we decided to have the halfway point in Gainsborough. I called Jane and asked if a room was available. As soon as Jane knew what the rooms was for she insisted that it was free of charge - absolute diamond. The hotel was actually closed that day because she was entertaining friends but she opened up for this great cause.

My wife was supporting all of the walkers that day and had my 12 month old son in tow. Jane offered them the room early, baked fresh buns, gave bottles of wine, chocolate bars, fresh coffee and breakfast the next morning (unfortunately I couldn't stay due to walking at 6am but my wife couldn't praise Jane any more). Jane even filled 2 large flasks with hot water for us to take to the rest of the walkers so they could have a hot drink.

My wife and I had £10 between us which I insisted we gave as a token gesture - Jane insisted it went in her "Guide Dog" charity tin!

It really does restore your faith in humanity. Do not hesitate in booking at No.12 - the accommodation and owners are first class.

Jane, we can't thank you enough!!
(PS: We have raised £2,400 up to now but estimate that rising to £4k+ when all money is collected; £100+ of this would have gone on 2 hotel rooms but thanks to you it didn't).

Will return to No 12 any time. Jane and Martin provide an outstanding B&B! Very comfortable with a friendly welcome. Great value and we look forward to returning. Highly recommended for the breakfast alone, but Jane doesn't stop there, going above and beyond to make us welcome.

I don't usually tend to do reviews but in this instance I felt compelled to.
I work away a fair amount and usually and generally stay in the branded hotels (premier inn,etc). I Booked this b&b for a business trip to gainsborough (there are no big hotels there) and I am so glad I did.

Beautiful house with lovely clean spacious bedrooms, Rooms to chill out in and socialise with other guests. Superb fried breakfast with fruit cocktails, cereals etc. homemade cakes made daily.

What really makes this place special is the host Jane. She is so dedicated and passionate about her business & I have never felt more at home while on the road on my own.

On this our recent 1st visit to No.12 to take part in a family Golden Wedding celebrations in a nearby village we were staggered by the warmth and generosity of Jane (who was recovering from a knee operation carried out only 3-4 days previously). We didn't meet Martin as he'd gone to Twickenham on his Harley-Davidson for a Rugby match. We were greeted by the effervecent Jane and offered Tea/Coffee and homebaked Muffins which were fabulous, shown to our choice of room and admired the size and decor and what a comfortable bed. Having travelled up from the New Forest I was almost ready for it. Had a great sleep on both nights we had booked in for. The Breakfasts were "to die for" ,as one of the other reviews stated 'a three course meal'. Our stay could not be faulted and would love to come again when visiting our sister. On leaving we were presented with Muffins, for the journey home as Jane put it. Wow! what a fabulous place to stay. A beautiful warm welcoming home from home and the decor fits in beautifully with the accommodation and we can really really recommend this fabulous Guest House B/B.

Room Tip: Blue Room at the front is in the sun and lovely and warm although it faces the road the double glaze...
