“Fabulous bed & breakfast!”

I was a little sceptical about booking a bed and breakfast place as we usually stay in 4 or 5 star hotels. However, my fears were totally unfounded as we had a wonderful stay at Prospect House. We were met by Steve, one of the owners and he showed us to our room. The en-suite bathroom was huge and had a bath, fabulous shower, loo and twin basins. Steve was most helpful and had remembered when I originally booked that I was vegetarian and he wanted to check if I would like veggie sausages for breakfast. I declined...more later. He recommended somewhere for us to have a pub lunch, Hunter's Inn about a mile away which was more than adequate. Steve had also remembered that we like Earl Grey tea and had put a canister of tea bags in our room. We had an excellent night's sleep, with very comfortable beds. We went for breakfast the next morning and helped ourselves to fresh fruit salad consisting of fresh raspberries, pineapple, grapes etc, cereal and yoghurt. Our order was taken for cooked breakfast and we feasted on eggs, tomatoes, mushrooms, bacon and eggs (not me though!) and were also offered baked beans. We were given freshly made toast from 'proper' bread and it was delicious especially when accompanied by their home made preserves! Our stay was excellent and we shall return!!

Room Tip: Choose Hampton room if possible!

We needed somewhere to stay for the weekend of a family wedding in Barnstaple. I picked out Prospect House pretty much at random on the web. It was close to the town but in the countryside and inexpensive. I didn't have high expectations but boy, was I wrong. As the only guests that weekend I think we got the best room but we had a sneaky look at the others and they were pretty good too.

Our room was palacial. The huge double bed would have filled a lesser room but there was still plenty of space to move around it. It was clean and comfortable, with all the facilities you could need - including the three way mirror, vital so "'er indoors" can see the back of her hair and so often forgotten in guest bedrooms. The sash window looked out over our neighbours, the sheep and (unlike many places we have stayed) actually opened so if you're a fresh air lover you can indulge.

The bathroom was something else. It wouldn't have been out of place in a five star hotel, with his and hers basins, bath and separate shower cubicle (large enough to flail about without risk to the elbows). That bathroom was bigger than some sitting rooms I've seen.

The excellent breakfast was complemented by those home made jams others have referred to. I had to try them all and can recommend the gooseberry.

I think you should book quickly before Chris and Steve realise what a treasure they have here and start putting their prices up!

We stayed at Prospect House while visiting relatives in Barnstaple and enjoyed it immensely. It is close enough to town to be convenient, but in a beautiful and peaceful area. The view from our windows was wonderful, and we enjoyed listening to the sheep in the fields. The Hartland Peninsula and Clovelly are an easy drive.

The breaksfasts were the best we had in England, with homemade jams and jellies and local products. Our rooms were comfortable and clean with walk-in showers in both rooms and a large bathtub in one room.

Steve and Chris are welcoming and very knowledgeable about the area and its history--a big plus for foreign tourists on a first visit to Devon.

We would stay here again without hesitation if lucky enough to be in the area.

We picked this B&B to be near some friends who live nearby; it exceeded our expectations. A friendly welcome greeted us with an immediate offer of porterage and a welcoming cup of tea. The tastefully furnished room looked out over fields with the nearby road far enough away to eliminate any noise from the little traffic. The king-size double bed was actually two linked single beds with a "topper" to give due comfort. By the flat screen tv were tea/coffee making facilities with biscuits provided. The large ensuite bathroom had a good-sized shower, a large bath and two wash hand basins. Thick fluffy bath and hand towels were available with soaps and shower gels. Both bedroom and bathroom have contemporary lighting chandeliers!

Breakfast was served in a separate dining room from an extensive menu (see website) with a choice of homemade preserves being a highlight.

Chris and Steve Cocks have a very comfortable B & B in Newton Tracey, North Devon. We have stayed there twice now and have not been disappointed. They are lovely people and make you feel very welcome. Steve cooks a tasty breakfast and Chris puts out lovely fresh fruit, cereals and jams. The ensuite room we stayed in is roomy and has a kingsize bed. The ensuite bathroom is just fabulous. There is a very good pub/restaurant down the road called The Hunters Inn where you can get a very reasonable and tasty meal. You may need to book there though because it is very popular.
