We stayed for three nights in November - fantastic location, very friendly owners and a wonderful stay. Could not recommend it more for those looking to stay in Ocho Rios but want something a little different from the big resorts. You have the benefit of being right on the water but the privacy of your own space and home to stay in. Beautiful sunsets, the Caribbean on your doorstep and very comfortable hammocks!

We rented both cottages. The setting is amazing, the cottages original, quirky and well equipped and Peter is a warm, caring & informative host. The bedroom of the sea facing cottage is one of the most romantic places we ever slept in: totally open to the ocean and the sky (and without mosquito!). There was a thunder storm one night and the effect was surrealistic.
Beware though of the snorkeling at the foot of the garden. Illegal jetskis going very fast very close to shore make it quite dangerous.

We spent two weeks in the Seaside Cottage of Te Moana. Since we chose it by finding it on the internet we hoped that the difference between pictures and reality is not too big. We were not dissappointed. Quite the opposite. We arrived at night and when we woke up in the morning we couldn't believe how beautiful it was. You open your eyes and you see lush green plants and trees and the ocean. A mild breeze fills the room of the very open wooden house. You enter this house and you have a feeling of peace and quiet overcoming you.
The cottage has its own backyard, nicely landscaped and cleaned by the gardener. Walk a few steps down and you reach the private sundeck, covered partly by a tree for some shade. It also gives you easy access to the sea. Perfect for swimming, snorkeling and also boating, kajaks are provided for free. Grab a beer and watch the sun go down.

Things to consider:
If you are allergic to cats you might have a problem to tell "Kayak" - one of the three cats, but the only one you would see - not to stay at the cottage while you are there.
There are four dogs watching the property. They are nice dogs and they won't be in the cottages yard. They and many other dogs in the neighbourhood are a pain at night and in the morning when they start a barking session.
Sometimes the waves are higher and break at the reef which makes quite some noise and might bother some people. We definitely preferred it to the barking though!

Inside the house everything is pretty clean and you find all you need. Linens, towels and beachtowels are provided and changed every five days if you stay longer than a week. If you need anything else you can always ask the owners or the housekeeper living on the property. If you plan on some serious cooking you probably have to bring some things along.

It was our first time to Jamaica and we were very glad about the help we got from the owners friend staying there (the owners were abroad at that time). Thanks Ryan! It made things a lot easier for us.
We did quite some travelling all over the world so far but the seaside cottage was definitely one of the best and most beautiful spots we stayed at. Highly recommendable!

We just got back from 10 days in the seaside cottage of Te Moana. It was an amazing visit. To wake up to the view and sound of the sea each morning right outside your bedroom window is beyond words. Peter and Annabella are wonderful hosts – very warm and welcoming. When we arrived, we had a list of things we wanted to do in the area. However, we had such a hard time leaving the house, view, sea and the excellent snorkeling right in our own yard that we spent most of the vacation right at the house. We got to snorkel with stingrays. I would bring bug spray. There aren’t any screens on the windows that really adds to the experience but also adds some mosquitos. They provide citronella candles and electronic mosquito repellents that really do work. I would highly recommend this home! This vacation was absolutely perfect. Thank you!

we had booked this around July and both the pictures and the reviews looked fabulous. I really do not like to post negative reviews but this was beyond belief. a few days before leaving home we emailed asking for directions, non arrived. We tried telephoning but did not get a reply or a returned call. We had to find Harmony hall and ask the staff there how to find the accommodation. Once we found it Peter came to greet us and said that he was not expecting us until the following day although we had confirmation from him for the day we arrived. He welcomed us and said that it would just take them a little while to clean up. We drove to the supermarket to stock up and were back within about an hour. The cottage had by then been cleaned. I think that the short clean was the reason for our problems. We go to Jamaica at least once per year and have never had such a mosquito problem. We had coils burning, covered ourselves head to foot in repellent and sprayed everywhere with bug killer. After the first night we had 118 bites between us.Then we just kept being bitten more and more. As the other reviews make no mention of this, I think it must have been because it was not properly cleaned prior to our arrival. After 5 nights of misery we had to bite the bullet and book somewhere else to stay despite the fact that it meant we had to pay for another 11 nights accommodation. This made it a really expensive holiday with paying double accommodation costs. This may well have been a one off and we got unlucky but I would check how clean it is before handing over all of your cash. NB. There were filthy mugs, and plates that had to be soaked for ages to get them clean. Also we had cockroaches and drawings crawling over our faces during the night.

Dear Victoria, I am so sorry this was such a bad experience at the Seaside Cottage. Considering the dates that you stayed I can see that it was at a terrible time in our family, and Peter was under undue stress with our mother's illness. It is not an excuse, but I am so sorry it was such a terrible experience. We have since lost Mum, and sadly Peter soon after. I have since taken over the property and will tell you my levels of cleanliness and care are very high, and if I could offer you a few nights on your next travel to Jamaica I would like to. I have fully refurbished the cottage, and the staff are very aware I do not accept a quick tidy. After each guest leaves we spring clean. And yes, Jamaica has bugs, but it sounds like you were inundated. I do apologise, and would like to offer you two nights free the next time you are in Jamaica. I came across this review while going through our Trip Advisor page, and updating our photos, (please have a look) and felt I should write even if it was some time ago. Warm wishes, Jessica Ogden

This place has to be the most peaceful, relaxing place in Ocho Rios.
If you were any closer to the sea you would be in a boat. Privacy, quiet, & you wake up to a view you swear is on a postcard somewhere.
It is family owned & run, which makes it all the better to support. The snorkeling is unreal, & is right outside your door.
Wouldnt stay anywhere else, I believe your expectarions will be exceeded!

We stayed in the Seaside Cottage for one week and agree with the previous reviews. The decor is fun, view from the upstairs balcony is incredible, access to the sea for kayaking and snorkeling is so convenient, and the hammocks on the veranda are perfect for reading/napping. The owners, Peter and Annabella, live right next door and are friendly and helpful as are their gardener and housekeeper.
Here are a few observances
1. Private does not mean secluded. The cottage is surrounded by vegetation on three sides and the sea on the other, but it is in a residential area, so you will experience sounds from the neighbors and hear the party-boat music from the Sandals resort to the east.
2. If you are allergic to cats, you may not want to stay here. The open-air basement shower has walls high enough for privacy, but low enough for the resident cat to enter the cottage any time day or night. It is possible to keep her out of the bedroom area, although we found she liked to sneak in when the door was open. We loved having her around, but there may be guests who don't quite feel the same ...
3. Tropical mosquitoes are vicious. I suppose well-seasoned travellers know this already, but this was our first vacation to Jamaica and I wish I would have brought some Benedryl or other cortisone-based cream. Peter & Annabella directed us to a pharmacy where I bought some ointment after a particularly restless night of tossing and turning.
4. The sun goes down early. Again, this is probably obvious to most people, but we're used to long summer nights back home, so it was surprising to be in darkness by 6:00 p.m. The nearby roads are not designed for romantic evening strolls. There's a movie theatre at Island Village, cable TV in the bedroom, WiFi access throughout the property (Peter will even lend you a laptop), lots of books on the shelves if you need more reading material, and of course the very comfortable bed with the sounds of the sea below ...
5. Bring lots of cash. We paid our deposit by credit card, but Peter wanted cash for the balance. Very few places accepted credit cards and we had to go back repeatedly to the ATMs. There is a safe in the cottage.
6. The kitchen is well equipped with all the dishes, pots and pans, and small appliances you'll need for your stay, but if you plan to do any cooking, you'll need to purchase everything or bring small containers of essentials from home. Having rented vacation homes in Europe, we were surprised not to find basic pantry items included.
7. The cottage faces north (to the sea), and designed to keep the hot sun out. Much of the yard is in the shade, so if you want to do some serious sunbathing, you'll have to go to a beach, none of which are within walking distance. Be prepared to pay an entrance fee. We quite enjoyed Reggae beach on the way to Harmony Hall, the art gallery just outside of town.

Ocho Rios can been seen from two very different perspectives. The area from Te Moana on the east end of town to the downtown core is poor, run down, and dirty. The closer you get to the west end Island Village and cruise ship pier, the prettier it gets (less garbage, "better" shopping, more flowers and grass). The huge ocean view homes in the hills contrast sharply with the very simple accommodations we saw over and over during our week in Jamaica. Staying at the Seaside Cottage allowed us to experience an authentic view of Ocho Rios while still enjoying the luxury of a private cottage a few steps away from the Caribbean Sea.

Dear Joan, Thank you for your detailed review and after the sad passing of both Peter and Annabella I will be managing the property and take note of your points. I agree to have some basic supplies in the kitchen would be very helpful, as well as making clear all payments can be made on-line, so the need for cash is diminished. I cannot solve the walking in Ocho Rios unfortunately, but will make clear to guests to be aware if walking in the evening. I agree with you about the cat, I have now blocked the little hole she would come in downstairs. Also for sunbathing we do have the extra deck down by the sea that gets the sun for the mid day sun. I appreciate you response and will take note, and actions. Warm wishes, Jessica Ogden- daughter of Annabella and Peter Proudlock.
