This is a lovely, small and cozy inn. Within the bustle of Old San Juan, it is tucked into a quiet street just shy of the more known El Convento. With all this is being in the center of a great historical area with access to shopping, views, browsing and old sites. The staff are very nice. The breakfast is decent to start the day, but think more "continental" than "full". The difference being in that the fruits are fresh, the coffee was excellent and the whole grains offered were definitely a step above typical "cereal". The bread is homemade and terrific.

The interiors of the rooms are just gorgeous and romantic, the bed was ultra comfy, high end and just a wonderful place to lay your head down at night. The upstairs deck was charming with nice views. The interior courtyard and really the whole place smelled of delicious flowers. You walk in and immediately feel relaxed.

The only reason I have not given this 5 stars is that the room I was in was directly adjacent to the check in area. As the rooms are in an old and antique building, there are open "spaces", slats in the windows and the doors - beautiful..but, in this room, I was woken up at 2:00 a.m. and 5:00 a.m. by people arriving, vendors, etc, people getting their day started or night ended. I am a light sleeper, so that was a bit disconcerting. My girlfriend, who was in a room farther down the courtyard heard nothing. She's also a deep sleeper. So, my only feedback would be if you are a light sleeper, want to go to bed early and not be disturbed super early morning or super late at night, that might be a problem. I suspect a set of ear plugs would do the trick. Just be forewarned if in a room close to the entrance. I'm not faulting the hotel or staff, the building is akin to this and one sometimes forgoes every little nuance to gain other things. Just a warning.

Other than the above, this is a superb place, a true sanctuary and highly recommended.

Absolutely love the old charm of this small, off the beaten track hotel. Reminds me of peace corps days and the old south american residencia concept. Very small, limited rooms, but very old and lovely wooden charm. They even put out homemade pastry and nuts! There is an honor bar with snacks and adult beverages, that is on the honor system...just write down what you eat or drink and your room number. People are over the top friendly and let us keep our luggage locked when we arrived at 10 am. They suggested restaurants and sights to enjoy while we waited for the hotel to have a room ready. It's right down the tiny street from the expensive EL CONVENTO. Would come back!!!! THANK YOU!!!

My husband and I went to Puerto Rico for our anniversary and we loved this hotel. Because we weren't planning on spending much time in the room (explored every inch of PR) it was perfect. We stayed in the upstairs room H8 and it was just enough space. The bed was comfy, the bathroom was more than big enough for both of us to be in it, and the balcony was amazing for late night or early morning peace. I loved the old character and charm. If you want an authentic feel this is the place. We are planning another stay in about 6 months.

We booked this hotel for the night before our cruise out of Old San Juan (OSJ) We choose this hotel due to its great reviews and location.
It is a $21.00 taxi ride from International Airport plus $1 for each piece of luggage. These are "flat" fees and are pretty fair. We made sure we had the address for the driver and the location because of the one-way streets in OSJ. We advised the driver it was near the Hotel Convento and he new exactly where it was. The hotel has a green awning in front of its door. You must ring the doorbell to be let in. There are only 8 rooms We stayed in Room H3 - we originally had H4 but the AC was not working so they moved us. H9 is the best room We were able to look inside and it had a separate sitting area; extra room with twin bed; and a room with a King size bed.
Our room was extremely small. Small TV with two remotes - they work separately - just in case you want to watch the news or local TV. The room itself is quaint. The bathroom is small but clean and very old fashioned. Loved it! No phone; no safe; no fridge; etc... Toiletries like soap; shampoo; etc... If you want ice; you can ask the Staff; they will give you some in a crystal bucket.
You could hear the waterfall fountain which for me was soothing. May not be for others. The breakfast is continental. Cereal; local pastry; coffee; tea; etc... Beautiful dining area, very old fashioned.
The staff were great. Super friendly and accommodating. They will hold your luggage at check-out until you are ready to board your cruise ship.
You can actually walk with your suitcases from the hotel to the port. It is a 20 minute walk (we did stop a couple of times to look at the local crafts. Just beautiful!! We had 2 regular luggage and two carry-ons which we walked with and it was a smooth road to pull your luggage.
Easiest way to get to Port (we were with Carnival #4 Muelle) you turn right out of Villa Herencia Hotel - turn left at first street - when you see the opening to "Gates of Old San Juan" you turn right - hint: there is usually a Piraguero (snow cone maker) right by the gate - you can see him and that is where you turn right. Then turn left and walk all the way by the water to the port. It is an awesome walk. Just do the walk the night before and you will be OK.
All in all, I would stay in this hotel for only one night at most. Even though it is very convenient; clean; etc... it is way too small for my comfort. But they make up for it in their service.
Reminder: You will get two (2) keys. One for your room and one for the door to get in and out; just like home. If you stay Friday-Sunday the Staff is there 24/7. Other days they are only there till 11pm.

Room Tip: If you can afford the H9 ask for it. Don't be afraid to ask for special rates.

This place is very charming, you should see for yourself. Great for exploring the Old San Juan sites. We walked day and night and felt very safe, a lot of Police walking the beat. The bed was so very comfy.

My husband and I spent 1 night in this quaint hotel after spending a week on Vieques. Villa Herencia is centrally located to shopping, dining and the many sights in Old San Juan. We were greeted by Mary Ella upon check-in, who provided a wealth of information including a map of Old San Juan and also made a few restaurant suggestions for lunch. Room H6 was our home for the night and was nicely decorated with a fanciful tile floor, queen size bed with lots of pillows and 30's period furnishings. The bathroom has a large shower, very quiet toilet and the hot water was tempermental. In the hallway, there was a yummy plate of cookies and a bowl of mixed nuts to grab when you were heading out. The continental breakfast included multiple cereals, yogurt, toast with bread and various jams along with tea bags and a coffee pot. On the dining room table sat a couple of bowls of fruit. We would definitely stay here again if traveling to / through Puerto Rico.

We read reviews extensively in search of hotels for both a pre and post-cruise stay in Old San Juan. We chose Villa Herencia for a Saturday night before embarking.
The hotel met our expectations in many areas: charming, rustic, authentic ambience. The decor is delightful and eclectic. Location is fantastic - steps from all of the major sights, from the forts, to the waterfront. It is on a very quiet street, stafff is pleasant and helpful. Our bed was very comfortable and the AC kept the temperature nice for sleeping. The furnishings are lovely, especially the ornate mirror and chandelier. The sound of the fountain lulled us to sleep.
There were some things that future guests may want to keep in mind: all rooms seem to be configured very differently so I'll describe our room. H5 is a king with a "sitting area", which was a couch next to the bed. The room also had a large armoire and two chairs. There was no room to even open a suitcase, we removed the sofa pillows to balance them on the seat. There was no space around the sink to place toiletries. There was no clock or small tables next to the bed, and no light switches within reach of the bed. You cannot easily view the TV from the sofa. There is no window in the room, but there is a frosted window high in the bathroom. the room is dark and cave-like, very conducive to sleep, but not for spending any amount of time in.
Areas we feel in need of improvement: the floor in our room was downright filthy, dirt in every corner and around the baseboards. (nothing to do with the age of the building) I don't think it had seem a good scrubbing in months. We had missing and broken tiles on the floor of our shower. The rooftop furnishings are worn and broken. There are odd bits of debris scattered around the sides and in the corners of the terrace. We went to breakfast fairly early and had to request cups, spoons and hot water for tea. They had run out of juice and yogurt. The upholstery on the backs of the zebra chairs was very dirty.
This piece of property has the potential to be a real gem with a little more attention to detail.
