“Great Small Hotel near everything”

We stayed a couple nights before a cruise at this wonderful, quaint hotel right near the square. The staff was extremely helpful and friendly and the price was reasonable. Any time we come back to San Juan we will be staying here!

This hotel is a great little gem in Old San Juan. We stayed in a King suite room and we had access to our own terrace. The hotel is ideally located in Old San Juan center and very easy to walk to everything. Parking is a bit more complicated but there is a valet parking area for $20/day 2 min walk from the hotel. The hotel is a beautiful traditional house and the two young ladies that look after it and their guests are super nice. They will do their best to find you the best tour guide and give you great tips on where to eat and what to do. I highly recommend this fabulous hotel.

Room Tip: Select the King suite rooms. They are nice and large with access to a terrace.

A unique, beautiful, romantic little hotel in the heart of Old San Juan. Friendly and helpful staff, Great location. Would stay there again....In A Hearbeat. Relax in the upstairs courtyard. This hotel is in the style of a boutique,with original artwork. Continental breakfast is included.
Again we can say that this was one of the nicest hotels we stayed in.

The Villa Herencia (or Casa Herencia as the cabbie's know it) is a very nice place to stay in old San Juan. It is close to everything downtown including El Morro. My wife and I took about a 15 minute walk to its front gates.

The good: A/C in the rooms, Rooftop access, free breakfast, nice bathroom, good price especially compared to El Convento next door, great location in San Juan.

The bad: Not too much to say here. My wife and I are not picky about bedroom size but I can see for some people it might be small. We stayed in H2 and it was a tight fit to walk around but it was good enough for us.

Be aware of the Feral cats of old San Juan - the can somehow sense nice people and try to cuddle with you!

Room Tip: If you like large rooms, pick one of the more "expensive" ones.

Tiny unique, boutique hotel by main cathedral. Very old-Spain feel. Next door to the far larger Hotel Convento, the Villa Herencia has about 8 rooms total. All open onto the main courtyard (most rooms are downstairs, some upstairs). There is no main lobby/restroom/concierge area; instead there is a salon with a few computers, honor bar and need a book/leave a book library to the left of the front door and a one table dining room to the right where you can get coffee and an included continental breakfast each morning.

You'll be given a key to both the front door and your room; the front door is kept locked and there is not always staff on site (for after-hours help the staff at the 24-7 Hotel Casablance will help you--you'll be given their # at check-in).

The rooms we saw are small and thick walled (almost cave like) which keeps them cool; there is AC/air conditioning and a tiny TV in each room. The bathroom was nice though not large and there was no outlet in our bathroom (room H5); there was no mirror in the mainroom so it made getting ready a bit troublesome. Suggestion: either put a mirror by an outlet in the main room or put an outlet in the bathroom by the mirror.

The rooms don't really have windows, just shuttered ones on the door to the courtyard--but you won't mind as the view would either be of the courtyard itself or of the alley between Villa Herencia and Hotel Convento. It also keeps the room nice and cool. You'll hear other visitors as they come and go in the courtyard but a fountain minimizes most noise.

There is no communal restaurant, no pool, no bar; there is space on the roof terrace for you to take your own beverages and four bathtubs if you want to soak while you drink.

Old San Juan has a lot of feral cats and they'll hang out here, if they can get in, but that's true for all cool, shaded places.

Overall it was a cool place but would not be a good match for someone finicky. The rooms smelled nice, like verbena and lemon, but there were chipped tiles and the occasional condensation drip. You can dine nearby and walk just about every where in OSJ.

Nearby: sangria at the Toro tapas restaurant across the courtyard is great. 1/2 pitcher will inebriate two for $20. Definitely Spanish-style tapas, not New American tapas. Booty's up the hill from the cathedral is a laid back place w/ good burgers. Marmalade is a bit of a walk but very good for a nice dinner.

This is a lovely, small and cozy inn. Within the bustle of Old San Juan, it is tucked into a quiet street just shy of the more known El Convento. With all this is being in the center of a great historical area with access to shopping, views, browsing and old sites. The staff are very nice. The breakfast is decent to start the day, but think more "continental" than "full". The difference being in that the fruits are fresh, the coffee was excellent and the whole grains offered were definitely a step above typical "cereal". The bread is homemade and terrific.

The interiors of the rooms are just gorgeous and romantic, the bed was ultra comfy, high end and just a wonderful place to lay your head down at night. The upstairs deck was charming with nice views. The interior courtyard and really the whole place smelled of delicious flowers. You walk in and immediately feel relaxed.

The only reason I have not given this 5 stars is that the room I was in was directly adjacent to the check in area. As the rooms are in an old and antique building, there are open "spaces", slats in the windows and the doors - beautiful..but, in this room, I was woken up at 2:00 a.m. and 5:00 a.m. by people arriving, vendors, etc, people getting their day started or night ended. I am a light sleeper, so that was a bit disconcerting. My girlfriend, who was in a room farther down the courtyard heard nothing. She's also a deep sleeper. So, my only feedback would be if you are a light sleeper, want to go to bed early and not be disturbed super early morning or super late at night, that might be a problem. I suspect a set of ear plugs would do the trick. Just be forewarned if in a room close to the entrance. I'm not faulting the hotel or staff, the building is akin to this and one sometimes forgoes every little nuance to gain other things. Just a warning.

Other than the above, this is a superb place, a true sanctuary and highly recommended.

Absolutely love the old charm of this small, off the beaten track hotel. Reminds me of peace corps days and the old south american residencia concept. Very small, limited rooms, but very old and lovely wooden charm. They even put out homemade pastry and nuts! There is an honor bar with snacks and adult beverages, that is on the honor system...just write down what you eat or drink and your room number. People are over the top friendly and let us keep our luggage locked when we arrived at 10 am. They suggested restaurants and sights to enjoy while we waited for the hotel to have a room ready. It's right down the tiny street from the expensive EL CONVENTO. Would come back!!!! THANK YOU!!!
