The Good: location- close to shops, bars, restaurants, supermarket, famous sites, nightlife. Price- for those on a super tight budget and who are very low maintenance. Mostly Clean, old building but tidy. Bring flip flops to shower in!
The Bad: not so bad, if you don't mind seeing ants, an occasional roach, and are not afraid of a few mosquito bites. This is a window screen free place, open air, it's the tropics- there's a Walgreens nearby for all your bug spray needs. There's a kitchen with a stove, but no dishes or pots to cook in, so fridge and microwave are somewhat useful. Location could also be an issue for you if you are seeking quiet.
The ugly: I spent 3 nights there and there was an evening street fair on with live music, so... Very Loud. This street is packed with bars and restaurants so no matter what it will be loud on weekends, don't plan on an early bedtime.
Overall, an agreeable place for a short stay as long as you plan on wandering the city and not hanging indoors- no tv, no Internet. So unplug yourself
and enjoy the local ambiance as much as you can.
(I would not book there again though)
The caretaker is super nice though.

This place is one of the cheapest options in Old San Juan. It is basically a hostel with rooms instead of bunks. I had a room that opened up to the street. Even on Sunday night there were very loud people outside at 3 AM. Saturday night was constant noise for many hours. If it is just about price and location, then this is a great option.

Room Tip: The rooms towards the street are very noisy!

This was our first time staying in a guest house. The room was small with a fan and balcony, and the bathroom was down the hall. The rooms have no TV. The place was very clean. I enjoyed my stay, I would stay there again. Tina and the staff were very friendly. Be prepared to pay with cash no credit card accepted. It it's very noisy because the street is pretty much club city.

Room Tip: Get a room towards the bathroom to get away from the noise.

My friends and I stayed here one night, and that one was one night too many. We had a room on the third floor that overlooked the street. It was too loud at night to sleep because the only thing separating the room from outside was a rickety shutter. There were several cockroaches with other critters in the room with us. And the incredibly unhelpful staff said that there were 2 bathrooms on each floor. What she really meant was that there was one bathroom on the left and one torture chamber on the right. The bathroom on the right didn't have a sink, the shower was basically a spout of cold water with a perpetually clogged drain. The woman that was working there at the time gave us the wrong keys to our rooms and then tried to blame us for it later.

It may be cheap, but I would have much rather paid a little extra for decent living conditions

A decent budget guest house in the middle of Old San Juan. It's in an old historic building, not a modern renovated hotel w/ elevators. The woman who checked me in was friendly and spoke good English. Be prepared to pay cash in full when you arrive, plus $10 deposit for the key. I stayed in a private deluxe room with air conditioning. AC is a must- it was hot even in January. My room was average size and simple- no tv or window. But I slept great and had no noise issues. The shared bathrooms were always clean, and I never had to wait to use one. There's a couple cosmetic issues like peeling paint, a few loose tiles that people like to complain about. I could care less. Try finding a cheaper room in the middle of Old San Juan!

We may have just come at a bad time but this was not a good experience for us. The staff on shift was friendly but didn't speak any English at all and our little Spanish was not getting through. We had to use another guest/long stay local for translation. The whole building is very dark and quite dirty. We got stuck with rooms with no air conditioning which is fine since it was all that was available but was what was not fine was our room was on the street and had no sound dampening except a rickety floor to ceiling door. We didn't sleep much. The location was absolutely perfect which was the best redeeming quality.

I'm just leaving San Juan today and stayed here for 4 of the 5 days of my trip (the woman I spoke w/ incorrectly told me that the room was available for Saturday but turns out it was already booked and I had to scramble to find lodging for the night! -1 for them). The location is absolutely ideal - on a quaint street near the town square, and nestled between bars and restaurants. Lots of stairs to go up to reach main level. The manager is the brother of the owner, a very kind Dominican man. The rooms are basic and cozy w/ fans, no tv (there is one in the living room). Bathrooms are at the end of the hall. There is a balcony w/ a view of the street happenings, which is nice. If driving, parking is sparse, but there is a relatively inexpensive pkg lot about 2 blocks away. Overall, a nice stay.

Room Tip: Single rooms on end have a balcony view
