We stayed with our 3 year old one night and it was a lovely hotel. We had a nice room on the main hall. We could put our little one to bed and sit outside our door on the patio. The pool was a great size for him and the rooftop deck was a nice place to eat take out. This isn't a fancy hotel, but it is clean and safe. It was what we needed for our family before heading west to Rincon. The only downside was parking. There isn't any, and when we arrived on a Sunday afternoon, it was hard to find street parking. Breakfast was nice. Just enough to start the day. Having breakfast at the hotel was key with a toddler.

Spent one night at Tres Palmas but wish I could stay longer. Ocean right across the road from the Inn, staff very friendly and helpful, clean and tastefully decorated rooms, close to very good restaurants, and to the airport. Highly recommend this little Inn.

My sister and I stayed here for 2 night to explore the city before heading to the beach at Luquillo. The staff was so friendly as were the other guests. We were right across the street from the beach and next door to a store with rental equipment for all kinds of water sports. There were several good international style restaurants about 3 blocks away. We were 1block from the bus stop to old San Juan and it only cost .75 each way. I loved that it was a small place ! Beach chairs and towels are provided as are bikes if you want to ride through the neighborhood.

Tres Palmas is charming. There were people from several other countries staying there and it was a great place to return to after spending the day sightseeing. I would love to go back there!

My husband and I, along with 4 of our friends, stayed here for one night pre-cruise and had a great stay. All the employees were very friendly and helpful, and the hotel had everything we needed for the night. The pool was very refreshing! The hotel is also in a good location right across the street from a nice beach - they will lend you towels and chairs so you can't take full advantage of the beach too! The hotel also is within walking distance to several restaurants and shops as well.

Breakfast was included with our stay - and it was great. There are a variety of things to choose from and they're all really good.

Old San Juan is a short taxi ride away. This place is a great place to spend a few nights for a reasonable price. We will come back when we return to San Juan in the future.

We stayed at this cozy Inn 2 days pre-cruise and returned for 1 day post cruise. From the minute we stepped onto this property we fell in love with it. Starting from Helene , who greeted us like returning family members instead of just hotel guests to the inn itself. Tres Palmas is small ( 18 rooms) but has plenty of personalities, with many places to sit and relax in its' walkways. There is a fantastic patio upstairs that has a Jacuzzi from where you can overlook a beautiful beach just across the street. The rooms, although most can be considered on the smallish side, are clean and cozy. We didn't spend much time in our rooms because the property is too nice and relaxing. WE would have spent the same amount of time in a room at a much more expensive hotel. Yes Tres Palmas is a bit out of the way, but the neighborhood is very safe and beautiful. There is a direct bus going to Old San Juan, or a Taxi is only a 10 minute drive away. A nice continental type breakfast is provided free . The only unfortunate thing we can say is that there aren't any eateries in the direct vicinity ( some good ones about a 10 minute walk ) but Helene and the front desk were more than happy to call local places who deliver and order a meal for you. In summary the best things about Tres Palmas is its' staff, right up to Edwin the owner. Edwin opened a surf shop on the corner of the property so that beach across the street can be enjoyed to its' fullest. We fell in love with this place and will certainly return there should we have the good fortune to visit San Juan again. The only suggestions we would have: Some snacks in small bags ( chips, popcorn, peanuts etc.) available for sale for guests to enjoy, while they sit out enjoying the inn and its' surroundings. Also an electric kettle to boil water for us tea lovers.

Room Tip: Room 15 is at the front. A bit noisy but nice window and view of the ocean.

This is a small bed and breakfast resort, adequate rooms for an overnight stay or as a good priced basic longer stay. Rooms are shabby chic/rustic and probably could do with a lick of paint if I was being critical.

It's in more of a residential area, so to find any culture, eateries or bars you would need to get a hire car or taxi to the old town. There are a few basic amenities nearby. A number of guests got takeaways while I was there.

Staff were very friendly and accommodating.

Breakfast was basic but adequate, and they cooked some hot stuff too.

The beach is right opposite the Inn and across the road. You can walk down the beach for 10 mins or so and end up in a far busy part. The road opposite the Inn was a bit noisy with cars and music though we were jet lagged so it didn't make any difference - and waking up hearing the sea was loverly.

Overall it was a nice place, not a hotel but an Inn and I would recommend it -- it's described itself perfectly for it's purpose.

We took the advice of other reviews and booked through the website in order to choose the room we wanted; we choose room 18. When we checked in, we were given room 1. I was tired and didn't question but the next morning I did, after a loud night right next to the gate that leads to the street and the office (lucky us, someone checked in about 1 or 2 am and then had this long conversation with the night desk person outside
of our room). Marlene ( I recognized her from the pics
on this site, not because she ever introduced herself) told me (after standing by the front desk for a long time; I really felt like I was bothering her) that the people in Room 18 decided to stay a couple of extra nights and that we were "lucky" because our room was better than theirs. Sure, it was. And thanks for letting them stay in a room that was already booked. I've stayed places that wouldn't let me do just that because the room had been booked by someone else and I had to move to another. But I understood. Thanks Tres Palmas for deciding our 2 day reservation wasn't as important as someone who there longer. I think it bothered me so much because I spent about $20 a night more on the hotel website to choose a specific room when I could have just went on Orbitz or whatever.

On the plus side, it was a very pretty location, and the continental breakfast was good.
