My husband recently returned from staying 4 nights at Tres Palmas. The grounds were lovely and picturesque, the room was cozy and clean, and the rooftop balcony overlooking the ocean was beautiful. They have a good breakfast each morning, with hard boiled eggs, croissants, bagels, cereals, bananas, and cake (who doesn't want cake for breakfast?!). Really all you need to fuel your day. We were high maintenance, as we asked for advice on everything from car rental to where to go dancing to where we could go to find a sunny spot on the island. Without fail, the three front desk people with whom we came in contact went out of their way to assist us. Helen, who works the day shift on the weekends, was made for hospitality - excellent customer service, and clearly enjoys helping people. Jan, who is afternoons, did everything he could to help us get where we wanted to go, and recommended the best places. The weekly day person was lovely too, although I don't remember her name! She was genuine and warm at all times. People can make or break a place. This inn is on the ocean, is clean, and has excellent staff. I've never written a review before, (though I've read hundreds!) but this place was worth the time to do so. Thanks very much for a lovely stay.

Ok.. I got a discount deal on this place,so decided to try it. I don't know the official prices, but I think of this place a charming, homey,quaint. Not luxury,but I like charming. The staff are FANTASTIC,super friendly,very helpful,all of them.The rooms are clean, but very basic.Stucco walls, tv on one, a picture above each bed,etc. VERY basic blankets,sheets,and towels. We had room 16, which had NO view outside at all. There was one window(broken on bottom louvre) that looked at a cleaning closet. There are 18 rooms total, narrow,outside corridors to get to ours, which was located in the back. At first, I thought,'oh no,this room is stuck in the back'-I changed my mind though, as we stepped outside our room directly into the (cute little) pool area, it was like our own personal space! Pool has a little waterfall,which made a nice background sound...my son loved that pool. So we ended up liking our little corner. :-)
It is built around an ADORABLE courtyard, with rooms along the way, terracotta and painted tiles, overhanging plants,water features,hammocks, cool places to sit and enjoy the view, charming-gates were locked at night for a feeling of enclosure, all in all absolutely adorable ambiance!
I liked the water cooler in the courtyard, so we could fill water bottles, etc whenever we liked.
They let us borrow towels, chairs for the beach, very very relaxed and nice.
However....(cons) here's what I didn't like.
1)Our room had an adjoining door- which had NO barrier, the wood door was paper thin, and it was just sort of...there. When we had our light off, the gap around the ENTIRE door was just...there. It was like we were sharing a room with the next room (which happened to be a group of college age kids enjoying themselves) It's not the fault of management that we were disturbed by the noise in the next (same) room, or even that the kids were being overly noisy- *But the lack of a barrier between the rooms,which could be fixed, was at fault.*This is my main issue here-
2)the door to the outside similiarly had the same massive 'all around 4 sides' sort of gap problem.
There was a really bright light outside our door, due to the gaps around the door,and the loosely hanging window shade, it was too bright in the room at night. Too bright.
3) The breakfast. (sigh) At least there was plenty of coffee,and a bowl of bananas. I stuck with that.Again, I don't know what standard provided breakfast might be around here but... Choices...a plate of square ham slices, chunks of yellow cheese, a bowl of boiled eggs, a jar of raisin bran,a jar of cornflakes, white bread, mini white bagels, or croissant to toast.A small entennmans coffee cake,jam, margarine. Some apple juice, oj, milk for the cereal. It was all either white bread,sugar, or inedible (square ham slices and velveeta chunks) I can live with a boiled egg,if there are enough provided for all the guests. A bowl of fruit for some variety would have been a nice,and inexpensive touch I think.
4) the hot tubs are a nice idea, and the rooftop one is esp. pretty, but not very hot.
*Overall, it's a charming place, but it's basic. Loved the views from here.A 10-15 minute drive got us to Old San Juan ,where we parked at the bus station and enjoyed the city.
The beach out front is a pretty view, but just that. It's a wall,and no beach area to speak of. We walked an easy block or 2 down the sidewalk,and enjoyed the small park and beach area from there. The surf is rough, but very pretty. Parking was not a problem, we always found a street spot nearby. I would stay here again if I could be assured of no "sharing rooms" noises...
If we didn't have that major adjoining door issue(which can be easily fixed IMHO) it would have been perfect.... I think this is a good home base for visiting Old San Juan- and the Kasalta bakery is a short drive down the street,be sure to check it out!

Thank you for taking the time to share your experience. We are glad knowing you enjoyed your little pool corner. We are a small guest house and we are always on the look out for things that need to be improved. As for breakfast, we include a continental breakfast, with hard boiled eggs, croissants, bagels, coffee, tea , cake, fruits, cereal, etc. We are not a luxury hotel, but we are small, cozy and our employees just love helping the guests.

This was a booking just off the internet for San Juan while waiting for our cruise. The staff was great I had just had two surgeries and my room I needed a fan. I had it the next morning. The housekeeping and the office staff met all our needs very quickly. They have towels and chairs for you to use on the beach and bikes. We had two bedrooms with a kitchenette that was cleaned each day. The pool was nice and so was the hot tubs. There is a deck on top for those who really love to sunbathe. Walking distance to KaSalta and Argentina Grill which were great choices in resturants. This is a quaint little place and I fell in love with it as soon as we walked in. The breakfast they had lots to choose from and was always filling up the bowls and platters. I would highly recommend this place because the staff go over and beyond. I'm ready to go back.

Overall this was a nice place to stay at, when exploring San Juan.
Location is fine by the beach, nice for swimming. However it is a bit out of the main tourist area in Contado. They did lend out free bikes, which was a big plus. If you like a sporty vacation, you can ride the bike all the way in to Old San Juan in about 30 minutes. One problem was that the bikes they had was very outdated. On one of the bikes the chain fell off several times, which was very irritating. The other bike made a terrible noice. If they had a bit more well maintaned bikes, it would be a much better experience.
Had room no. 15 which was nice. The refridgerator worked fine. The first days we thougth that we had no hot water in the shower. However we found that if you keep it running for some minutes the water turns warm. The place for storing clothes in the room was limited, and there was not many hangers there. Breakfast was fine, with the ham, cheese and boiled eggs.
The towels and beach chairs are good. They also had beach umbrellas, but the one we lent was broken and could not be used.
Staff was friendly and helpful.
Can recommend the Mango restaurant, which is in walking distance from the Inn.

Room Tip: Room number 15 has a good beach view, but it is not very private, since the surf school hang out, is...

Tres Palmas Inn is in a residential area right across the beach, it's a place were you can come and relax . The staff is always available and ready to serve for any needs the guests may have, like extra pillows, extra towels, extra hangers and much more. For over $150/night that we paid for the room, we expected much nicer room. We were surprised to see the room after check-in, it is so outdated with cheap looking furniture and old bed linens and blankets. The view is nice from the hotel, you can see the beach right in front of you (with some traffic). However, not much choices for restaurant close to the inn. You need to walk quite a bit. Breakfast is not too bad, that maybe the plus overall.

Thank you for choosing Tres Palmas Inn for your stay while visiting Puerto Rico. Our Inn is more like a beach house, so our rooms are decorated with a beach theme. We like for our guest to feel as if they were in a home away from home. There are different restaurant choices that yo can reach with a 10 minute walk. There are also restaurants that deliver and you can enjoy your lunch and dinner in our upstairs terrace with the ocean view. We are glad you enjoyed the view of the hotel.

We stayed for a week in early April 2014. The location is amazing - right across the street from the beach, and a very short drive into Old San Juan. My favorite part of this inn is the outdoor space. There are hammocks and patio furniture so you can relax outdoors any time. They provide beach towels and chairs and boogie boards for the guests. The breakfast was simple, but satisfying. Breakfast is served outside on a patio overlooking the ocean - just perfect! The inn staff were friendly, energetic, and always seemed very interested in making our stay as pleasant as possible.

There is free street parking, and we never had trouble finding a spot.

Room Tip: Room 15 was great - on the ocean side with a large window overlooking the ocean. The room was large...

Tres Palmas has a great location just east of Ocean Park Beach. The crashing waves out front of the Inn will lull you to sleep. In the morning you will want to walk 10 minutes up the beach to the west where the water is more approachable and the people watching is fine. The Inn has a scrumptious breakfast of coffee, juices, hardboiled eggs, toast, bagels and lots of fruit. There are boogie boards, beach chairs, foamie surfboards and bikes available for guests. There is an intimate pool and two hot tubs on the grounds. The hot tub on the roof terrace is the spot at night... The rooms are clean and perfectly adequate considering that you will only be spending your time sleeping there. If you are the type of guest that spends quality time in your room, you will be disappointed as the rooms are clean but basic, more Quality Inn than Four Seasons... This is an inn where you spend your time outside of your room swinging in one of the hammocks, sipping wine in the hot tub, strolling the beach out in front or splashing in the pool. Great location in Ocean Park, away from the high rise hotels of Isle Verde and Condado. Note that parking is on the street in front of Hotel but there are always spots available. We paid $128 a night in early April 2014.
