Clean, convenient to the airport and taxi service, many nearby restaurants you can walk to. Only two blocks to the beach, and the guesthouse even provides beach towels and sun lotion/block for its customers. The tiny courtyard is a relaxing place to sit for a cocktail, or check your computer, or go in the hot tub. Rooms are small but comfortable; those on the street side can be a bit noisy. The owners are ever-helpful and kind. The locked gate makes this place feel cozy and safe. There is a refrigerator downstairs that guests can use.

We stayed here during our honeymoon in December 2013 and had a great experience. The owners, Esteban and Emeo, are super friendly and really take care of their guests. The rooms are nice and clean and there are lots of amenities such as beach towels and beach chairs and boards available that one normally does not get in a small guesthouse. They also have a jacuzzi that is open every evening.

This was our second time at Villa Andalucia --this time for nine days. Everything in the reviews is true. Esteban and Emeo are perfect hosts and always around, ready to answer questions, give suggestions, etc. The place is on McCleary, a block from now famous (if overpriced) Kasalta bakery and a large Walgreen´s, and many restaurants. Still, it´s only three blocks from the beach through a quiet neighborhood. Daily cleaning is appreciated as we sure tracked sand back from the beach. Can´t wait to go back!

My family booked two rooms at Andalucia Guest House for two nights in December. One room was a good size and located along the street, the other was an extremely small interior room. Here are the pros and cons:

PROS: The hotel is a short walk to Ocean Park Beach. It's also near to a bakery, restaurants, and convenience stores. It's not too far from the airport. The owners will lend you area maps and equipment to take to the beach. The guest house has a small parking lot and a hot tub. The gates to Andalucia are always locked, so it seemed pretty safe from anyone on the street. Even though my room was along the street, the air conditioner drowned out almost all of the outside noise.

CONS: Although the room was OK, the linens on our bed were dingy and stained, and they needed a good bleaching. There were three locks on our door, but only one actually worked. Most of the common areas are open air. When it rains, you will get rained on in the hallways, while buying snacks from the common fridge, and possibly even while trying to unlock the door to your room, as happened to my parents with their interior ground floor room. Also, the hallway floors are extremely slippery when it rains. We hardly saw any of the other guests and rarely saw the owners.

The price and location were great, but the rooms weren't ones we wanted to spend a lot of time in. I think Andalucia is great for someone looking for basic, hostel-like accommodations at a fair price close to the beach.

We visited San Juan for eight days and stayed at Andalucia Guest House each night. What it may lack in size, it more than makes up for in friendliness and charm. The room (the small studio) was kept clean every day, and the kitchen was great for making meals for two. There are several small grocery places nearby, selling local fruits and veggies. ... The beach is only a short walk, and Andalucia provides towels, chairs, etc., at no extra charge. There is a spa in the small courtyard to unwind at the end of the night. There is also a rooftop terrace where you can enjoy the breeze, a glass of wine, and the song of the "Coqui" (tree frogs). ... We used public transportation for just about everything, saving the cost of a rental car. The 53 bus runs hourly and picks you up just a few feet from Andalucia to go into Old San Juan, for just 75 cents each way. ... The Andalucia proprietors (Emeo and Esteban) are two of the nicest, most helpful and friendly people you'll ever meet.

Room Tip: The Small Suite is just that...enough room for two. Includes an HDTV with HBO, and kitchen.

We had the pleasure of staying at two different guest houses in Ocean Park, near San Juan, Andalucia and Coqui del Mar. We stayed 3 nights in both, one before a cruise and the other after.

Both were enjoyable , but each has its own high points.

Location: Andalucia wins with a 10. It's close to a good breakfast spot (Kasalta), a bus stop, an excellent dinner restaurant and it's easy for taxi drivers to find. Coqui del Mar scores an 8, with just a bit more walking involved. Both are close to the beach.

Coqui del Mar gets 10's for the real kitchen, the perfect shower and the decor. Andalucia's "kitchenette" was a small refrig, microwave, and some dishes in a small cabinet at the foot of the bed. Coqui: 30, Andalucia 21.

They both get 10's for security, friendliness, and check-in. They both get 8's for the quality and comfort of the beds.

Both were spotless but felt that Coqui del Mar was more attentive.

All in all, a high 3 out of 5 for Andalucia and a solid 4 for Coqui del Mar.

Now all we have to do is find out why Trip Advisor calls them both a "bed and breakfast" when there is no breakfast.
