“A wonderful place to stay-”

We have been sailing many years in the BVI and spend time after our sail on Tortola. Although we have eaten many times at Sebastian's (the rum French toast is a must!), we had never stayed on the property. This time we did, and it was great! The views from our villa were spectacular and we were lulled to sleep by the waves. If you prefer to be outside the hectic activity of town, this is the place to be. The restaurant, as always, was wonderful -- food was excellent and staff was friendly and welcoming. We'll be back, hopefully before our stash of Sebastian's rum runs out!

We stayed at Sebastian's during the week of May 7th (2012) and stayed in one of the beachfront rooms. Our room had a balcony that was right on the water with a fantastic view of the bay, Jost Van Dyke island and the boating and surfing taking place in between. The room itself had an updated bathroom with walk-in shower, separate sinks inside and outside the bathroom area, a refrigerator, personal safe, lots of storage and air-conditioning that worked very well. The room DID NOT have a television or telephone...which I consider a bonus. Wireless Internet was available at the bar located on property, but not in the room itself. Again, I consider that a bonus...we had access when we needed it, but not so much so that it distracted us from actually enjoying our vacation and the surroundings. The room was superior to most that I have experienced in Europe, equal to what I would expect in the U.S. other than when staying at an upscale property, and equal to or better than what I have experienced in other Carribean or Mexican locations. This is not a Westin resort...but, you shouldn't expect that. If you do then you might want to stay in the U.S. at home where you have everything you want at your fingertips. We ate at the restaurant several times and the food was always quite good. It was not cheap, but not overly expensive either - similar to what you would pay at a hotel in the U.S. The breakfast was especially wonderful...we had the french toast and the banana pancakes. The employees were friendly and helpful, although they didn't go out of their way to make you feel super special. But, I've found that to be the case at other Carribean destinations as well; seems more of the culture than any sort of problem with any one hotel - not rudeness, but just more standoffish. They provided us with everything we asked for or needed. There isn't a lot to do at this location other than eating, drinking and relaxing on the beach. But, that's why you are going here, right? You won't find much for kids if they don't enjoy the beach. If you don't have a rental car (we did) you probably won't get far away either. Tortola is very hilly and although you could walk to many other restaurants or bars you aren't going to do that here if you're not in fairly good shape. By car, there are other restaurants located within only a couple of minutes....walking it may take you 20+ minutes simply due to the terrain; not the actual distance itself. Sebastian's is located at the opposite end of the island from the airport, but is only just over the "hill" from Frenchman's Cay where there is some shopping, food, spa, boating, etc. This is only about an 8 minute drive (or less)...but, would be nearly impossible to walk due to the significant terrain. The "famous" Bomba Shack is literally only a couple steps away from Sebastian's if you want to drink there. We were the only ones there when we went to the shack and we weren't impressed at all....it's a cute idea of a shack/bar on the beach, but seemed pretty dirty and unsafe (structurally)...but, during the once monthly full-moon parties there when it's packed with boaters and vacationers it probably is quite fun with the required volume of alcohol. Come to Sebastian's to relax and sleep to the noise of the surf rolling in just outside your room. When comparing this to other non-big city resort type of accomodations I would highly recommend Sebastian's. If you need to be pampered and expect to be waited on hand & foot this is not the place for you...but, the entire Carribean is probably not the place for you; your local Country Club would be better for you. We are Starwood property owners and regular Westin Hotel/Resort travelers, so we also like upscale accomodations. Just know where your expectations should be for each trip you are taking. Sebastian's and Tortola were exactly what we wanted and expected. (We were in the beach front rooms directly on the beach. The Villas are down the street a bit.)

Room Tip: Ask for a second floor beach front room. The first floor is nice if you want to walk directly onto...

We stayed at Sebastian's Seaside Villas for a week in March 2012. We paid 1500 plus taxes, so $1775 or something like that for the week. The location was great. They have a nice balcony right on the water. They are not really villas, more like a 8 unit, 2 story hotel. The first 6 nights we were there no one was beside us, but the last night a family with kids moved in. Really loud. They also have a door connecting rooms. So more like a little hotel. Other that the loud kids it was great. Housekeeping came at noon every day. The rooms have a little kitchenette, no stove but fridge and sink. The main office is about 100-150 yards away and sells beer, soda and snacks from 7am to 10pm. They have some brochures for island activities. The office staff was a little mixed, but mostly helpful. Making a reservation was a pain. Not at all simple. I understand their cancellation policy and have no problem with it as some on Tripadvisor do, but just making the reservation was grueling. Almost didn't stay here because of that. Ate at the restaurant once, like most of the places we ate, is was OK, at best. Not worth the money. The two fine dining places that we ate that were worth the money were BananaKeet and The Dove. Both 5 star. You can check out my other reviews for restaurants, but if you want great food, stick to those two. I ordered tuna at Sebastian's. I ordered it seared, and they said they could cook it rare, I agreed. I should have ordered something else at that point but I didn't. It came out pretty much medium well. Oh well. I would stay here again, but I would also look around at some other places on the north west side of the island. Parking here is bad. There is room for 3 , maybe 4 cars to park for 8 rooms, so if it is full, you might be parking a couple hundred yards away at their hotel parking lot. Beds are firm but comfortable and the pillows were great. I liked going to sleep listening to the waves crashing on the beach. A lot of pros, some cons to this place. The rooms are nice and the location is great. It was nice to drink coffee and just sit on the balcony in the morning. Hope that helps!

I booked this hotel off of feedback from travelers on TripAdvisor...this was a last minute getaway. It was my first time staying on the island and I loved the location. For the price, the hotel was excellent. The location of the restaurant over looking the ocean made up for the food. I have to agree with some of the comments regarding the staff; however, I felt this was "their way" as I received similar treatment initially at locations throughout the island...initially, they will warm up to you if you make the effort to engage them.

The beaches are wonderful. I actually never made it to the beach in front of the hotel. There are several beaches close by that I enjoyed (1) Long Bay Beach -- there's a cantina style bar on the beach and they rent boogie boards...this beach is good for body surfing, boogie boarding and (2) Smuggler's Cove...some snorkeling and cantina type bars on a calm cove.

No TVs or phones in the room.

We just returned from our vacation to Tortola, and everything was great except the staff at Sebastian's. Everyday was a new story of how rude the office and restaurant staff was to us. There were some staff members in the restaurant, and the grounds keepers that were very nice, but everyone in the office and majority of the restaurant staff were awful. I understand the greetings in the BVI are different than most cultures, but the level of just plain rudeness was nothing like we experienced anywhere else. Thankfully the location was incredible, and the waves were good right out front. We stayed here because of the price and the location, but next time will spend a little extra money to rent our own house. Dealing with these staff members on a day to day basis left a sour taste in everyones mouth, on an otherwise incredible trip.

Room Tip: Rent a villa or house and avaoid staying in the rooms here.

We loved our time here and the property was beautiful. We stayed in a beachfront room and the patio area was beautiful. This was the nicest place we stayed during our trip and all of the staff except for the front desk was very friendly and accommodating.

The beach was very pretty and the surf is some of the largest in the BVI. Several people were surfing everyday. The beach is small and isolated so you might want to travel to other beaches if you're staying for more than a day or two.

That being said we (3 couples) all had poor experience with the lady at the front desk, she was unfriendly and rude. We traveled to 5 different islands over 12 days and she was the only one we found that was outright unfriendly. When we approached the manager with feedback about the front desk, our concerns were dismissed and we were told she was the best employee she had. This was very disappointing and may keep us from returning. We are experienced BVI travelers, a combined total of over 25 separate trips between the 3 couples, so we understand the greeting process and behavior protocols that are required in the islands and this lady was just not a good choice for a front desk.

Room Tip: The Beach front rooms are great. I was not impressed with the tropical courtyard room area.

We stayed in this lovely hotel with our two kids. Great location and great service. We rarely stay in hotels when in the Virgin Islands, but we made a little detour to Tortola to check out the surfing -- which was a lot bigger than we expected. Bomba's, though a must see for many, is not a must-see for an 8-year-old and 10-year-old -- big mistake to take our kids there! The thing that sets this lovely hotel apart is the caring and personal service by the professional staff. I would easily trade luxury for excellent service any day.
