We rented this house with another family; we had 4 adults and 4 kids in total. Assuming you are renting a car -- and really, you should, regardless of where you are staying on the island -- the location is excellent. It's right in the middle of a safe neighborhood that is a short drive, or long walk, to Grace Bay Beach. It's also a short walk to Pelican Beach, although that wasn't quite as good for younger kids (less beach, and rougher waves).

It was a great home base for exploring the entire island. I strongly recommend the Conch Farm, which is just 5 minutes from Villa Tropica, and the Island Fish Fry on Thursday evenings, which is 10-15 minutes away in the Bight Park. Also, the 25-minute drive to beautiful Sapodilla Bay is well worth it. When we weren't out exploring, Villa Tropica was a lovely place for afternoon naps and some time playing in the pool.

The house is big, and everyone had room to spread out and relax. The 5 bedrooms and 5 bathrooms were more than enough to accommodate our group.

The pool got a ton of use, and the hammock is a relaxing place to read or take a nap. The landscaping is excellent, and provided for a very private feel. You will certainly hear various neighbors -- especially those right next door, if they're out swimming when you are -- but it was never a bother. Make sure to bring bug spray, of course, for evenings out by the pool. There is a very nice area for outside dining, and we used the grill several times.

Note that if you have toddlers in the family, you will need to keep a close eye on them if they go outside. The pool is not closed off with a gate, and the tiles around the pool are a bit slippery when wet. It wasn't a big deal, but just be aware of it if you have little ones.

With the windows open and the fans going, we never needed to turn on the air conditioning. There was always a nice breeze, and the fresh island air was always welcome.

The house had everything we needed, from kitchen supplies (although it's time for a new french press!) to beach supplies (chairs, umbrellas, cooler, toys), to bikes and towels.

The property manager, Robert, was fantastic. He was extremely welcoming, and gave us a thorough introduction to both the house and the island. He was extremely responsive, although we didn't really need him during the week, which is good.

This was our first trip to TCI, but it won't be our last, and I wouldn't hesitate to rent this property again. Highly recommended.

This property was unbelievable! It is in Leeward, which seems to be a very quiet, safe neighborhood. The house is perfectly designed for families or groups of friends. Everything you could possibly need is there! The saltwater pool is beautiful and very inviting, as is the hammock in the garden. Robert was very helpful and gave us tons of information when we arrived. We did have issues with the cable and tv...but Robert straightened us out quickly...I think most of it was that we were electronically challenged! lol...That being said...maybe a laminated instruction sheet for the TV's would be helpful. The gardener came on Friday and cut fresh coconuts for us to try....amazing....really wish we could have brought them home! We originally did not rent a car for the week, but quickly realized that we needed one. We explored the island, and saw some amazing landscapes. Provo has the most amazing beaches and the most gorgeous colors of ocean water we have ever seen. Would DEFINITELY stay here again!!

This villa was perfect for the 12 of us(1 Adult and 11 college Spring breakers) Dany and Robert were very welcoming and accommodating. This villa is perfectly located on the Leeward side. You are close to the beach where one can walk to the resorts on grace bay and town via beach way(I recommend stopping and taking dips along the way). Their are some great beach bars along the way as well. We walked all the way to coral gardens where their is some amazing snorkeling right off the beach(We had our own snorkeling gear we brought). Be sure to stop at the Somewhere Bar at Coral Gardens Beach. There are bikes that are provided that the kids utilized going into town to shop and have sushi. In the Salt mills plaza is a great sushi place. Villa Tropica is located near the Blue Haven Resort Marina where we walked and even had a nice lunch and drinks. A must is bar hopping down by Turtle Cove Marina. There are quite a few bars. My favorite is Simone's Bar and Grill. She is very pleasant to her customers and remembers them. We did fish fry which is a must to do, takes place on Thursdays. Turtle cove is in walking distance to fish fry. you definitely should rent a car for a few days to really explore the Island. I usually recommend a car on the fron end of arriving so one can do the grocer shopping and a rental on the end of trip(Fish Fry and Turtle Cove area, as well as exploring the island) I used Avis as they are located near the airport and you can drop/pickup the car in town. Every time we come to turks, we always do something new. Why Villa Tropica over the other places we have stayed? The house was big enough for all of us and was very well equipped with everything you needed. The pool was enjoyed at night by the young adults. the outside gardens/sitting areas are perfect for outside entertaining(def bring bug spray) or just to chill. I loved it here so much at Villa Tropica, that I wanted to put a deposit down for my summer vacation, but they don't have the dates that I need available. Dany(property owner) was very easy to work with and very flexible. This place is the gem of of the Island. Just Loved everything this Villa had to offer for a large group, young and old!

There were 8 of us in our family who were on vacation together. We loved the fact that the outside had many areas we could all gather in. The pool was amazing. We dined outside many nights at the dining table on the patio, sat outside on the comfortable chairs reading our books, or just relaxed on the hammock! There was space for all whether you wanted quiet time or to be altogether. We stayed in Leeward before and the beach is beautiful! We felt like we had it to ourselves all week. The house was clean and had all the amenities you could want (my only suggestion is to have a water bubbler in the house). We went through four cases of water during our stay. Robert Corriveau, the property manager was outstanding. He was available to us at all times. We would definitely stay at this property again. Cant wait to come back.

We had such a wonderful vacation at Villa Tropica! We went to Turks and Caicos for a family vacation, we were 7 Adults and 3 children. This was my first time renting a villa and I was nervous. I spoke with Dany and I was immediately at ease! It was just perfect!! The villa was located in the gated community of Leeward. Very safe! It was a 5 min walk to Pelican beach. The villa felt like your own private resort. The grounds were beautiful! We enjoyed BBQ dinners most nights and went out a few others. The villa was the perfect size, it had everything you need! Beach toys for the kids, beach chairs, umbrellas and coolers to take for a day at the beach. The suite was located upstairs, there were two separate living rooms with tvs, tons of space. We had no issues with mosquitoes, there were some but nothing out of control. I personally didn't get one bite!
Robert was amazing, anytime we needed anything he was immediately available! I did some deep sea fishing caught a 50lb barracuda, 60lb wahoo and a 80-100lb tuna! We had so much fish to enjoy!
Our last day Dany helped us arrange a boat to take us all out for a half day of sightseeing and snorkelling! This was the best way to end out vacation! We went to the shipwreck, Iguana island, sandbar for the kids to run around and out to the big reef to snorkel which is only assessable by boat. It was amazing!
Villa Tropica was perfect, absolute paradise!
Thanks to Dany and Lucie for allowing us to stay and to Robert for all his help!
We will be back!

Villa Tropica is everything we could have hoped for. The location was perfect: located in a quiet neighborhood in Grace Bay, walking distance to the beach, close to the grocery, very near the Conch Farm and Blue Haven Marina. We traveled with 8 adults and 3 boys under 3. The suite was located upstairs and away from everyone else. The house included two pack n'plays and a baby feeding chair. There were also lots of beach toys, umbrellas, beach chairs and coolers. The grounds of the property are amazing with so many coconut trees. We grilled out a lot and ate breakfast outside each morning. The owner was very responsive and more than accommodating!!! The property manager was also super helpful and welcoming. We couldn't have dealt with better people. This house was actually recommended to us from friends who stayed before, and we will be sure to recommend it in the future!

We spent 6 amazing nights in this beautiful villa. It was everything I expected and more. The house is very spacious and we never felt cramped. The rooms are comfortable and the dining room was used daily for family dinners. My favorite part of the home was the backyard. It truly is dreamy and makes you feel as if you are in your own personal resort. I can't begin to tell you the times I spent laying out in the hammock and hanging out by the pool, it's just amazing back there. The beautiful beach is just a short bike ride away and the lounge chairs provided by the villa are backpacks and very easy to carry.

The entire trip was planned a year ahead and Dany was so helpful during the process. It is always a little stressful trying to plan a trip hundreds of miles away but everything went smoothly and was very responsive to all my emails. Once you check-in you will meet Robert! He is so awesome and will ALWAYS be available if anything goes wrong. With a family of 10, the coffee maker decided to stop working one morning and Robert came over in 15 minutes with not only 1 but 2 new coffee makers!!

Here are some helpful tips:
1. Rent a car, it is going to be very useful when you are exploring the island and the villa is VERY close to a supermarket.
2. Bring a lot of bug spray. I'm not kidding, no matter where you go at night, you are going to need this. For example, we went through 12 bottles :)
3. The neighborhood the villa is located at is very safe. I know this is one of the things that always worries me when I travel but I felt safe during those late night walks.
4. Soak in the sun and have FUN

I can't wait to book this villa again! I'm already dreaming of the outdoor space and beach....

Hi Giuliana, I am delighted that you enjoyed the back yard, the proximity to the beach and our lush palms garden. We pay close attention to what they always feel more beautiful and more luxuriant. We take security of our guests very seriously, this is why the Villa is located in the quiet and secured private community of Leeward and is equipped with state-of-the-art Alarm system, cameras and an electric gate. There are often more mosquitoes in the fall when it rains but it decreases considerably at the arrival of the winter which is drier. However, it is always preferable to bring some bug spray.
