We booked our Villa through the front desk, through Carla. Carla is absolutely wonderful. She took the best care of me and my family. She is such a sweetheart. She made sure everything was perfect. Our Villa was right next to the bar which was fine. We could sit on our patio and watch the kids swim. We met so many young families with kids which was a blast for both us and our kids. The local people are very very kind and love kids. We also had to visit the ER with our son who needed stiches on his chin. The doctor was AMAZING...better bed side manors than doctors in the states. In the evening we walked to Atlantis and walked the property and ate dinner. Very easy walk and perfect for young kids...they can get out and walk too. Another recommendation is to eat lunch of dinner at the One and Only next door...best food we found. Expensive...but worth every penny. Every where we want was kid friendly...even The One and Only. We have a 2 year old and a 4 year old. Paradise Island is amazing. Check out Blue Lagoon....perfect for young kids to swim in the water. We heart Nassau and the locals......wonderful vacation. THANKS CARLA...you are a superstar!!!!

We just got back from a 6 day/5 night stay in villa 12A (independently owned by John FItzsimmons), traveling with 4 adults and 2 children (ages 7 and 10).

Since we knew we were going to take advantage of the kitchen and grill, we brought MANY items in a checked bag that would hold up well during the flight (condiments, cereal, snack bars, pancake mix, syrup) and also had our taxi driver take us from the airport to the grocery store, then the villa. The posted rate at the airport to arrive at Sunrise is $32, but that is estimated for 2 passengers. We had 6, added a few miles for the grocery trip, and also had the driver wait approximately 20 minutes while we shopped (which he volunteered to do) and paid a total of $65. Be prepared to spend a LOT pretty much everywhere you go on food; a gallon of milk was around $9, and a bag of chips $8, etc.

The Sunrise grounds are absolutely beautiful, well maintained, and staffed by very friendly employees who make a point to know where you are staying and actively keep out those who might wander in. Unit 12A was wonderful with one exception: advertised that it sleeps 6, with two rooms (one king bed, one room with two twin beds) and a sleeper couch...but the sleeper couch is pretty horrendous. We are all pretty low-key people, but no one in our group was able to sleep on it, which made for some interesting sleeping arrangements...two kids squished in one bed, my husband sleeping on the living floor on cushions he pulled off the couch. We tried everything we could think of to make that couch work, but no luck. It wasn't a huge deal, but a truly sleepable pull out couch would have made the accommodations perfect.

The kitchen was well equipped to prepare & serve all our meals (plenty of glasses, plates, saucepans, utensils, etc) and the two bathrooms, one with an amazing shower, were perfect for our group.

The pools were very quiet and we felt like we had the whole place to ourselves. The beach was gorgeous, and while it did pick up a little during peak cruise ship port times (10-4) it was still very quiet and not the rowdy spring break type of crowd. Honestly, if you walk down the beach about 30 yards, it was very sparsely populated. Mornings and dinnertime on the beach was pretty much deserted. During those peak times, there are a few vendors who ask you to try the jetskis and a woman 2-3 days was there asking about hair braiding, but not a single one was pushy or made anyone feel rude for turning them down.

Atlantis is a quick walk (though Atlantis itself is HUGE and you will walk double or triple the length just walking through those grounds) and interesting to see, but after the tranquility of Sunrise, I was so glad we did not choose to stay there.

One thing to be aware of: As the renter from an independent owner, you will not have access to the laundry facility unless you get permission from Sunrise, which to hear other visitors was a hit or miss situation; extra towels are not given out, and they sort of frowned on us getting our large water jug from the room filled (all rooms have them, and it costs $6.50 to get them filled). Also, our grill ran out of propane mid-week and they were unable to help us, but John was quick to respond to an email and we did get the steaks going in no time.

Room Tip: If you are truly sleeping 6, go for a 3 bedroom. We will next time. :)

I found this property while seeking an affordable Spring Break property for 2 Adults, 2 teenagers an adult child. I was looking at the VRBO website, and could not get satisfactory responses from the owners, so I called the front desk of Sunrise Beach Club directly. They explained that some of the condo units are rented by the owners themselves, and that the hotel manages others. I booked a two bedroom condo with them at that point. I was given an "all In" price to include all fees and taxes. When we checked out, the price had not changed, other than local phone calls we made. Sometimes, at similar properties, we have had unpleasant "surprises" at checkout.

We pre-arranged transportation from the airport. We were greeted by the driver with our name on a sign, and were at Sunrise in about 30 minutes. About 15 miles, 5 people, $50.00 - not too bad. I would suggest that one find a taxi driver that one likes and trusts, and stick with him throughout your trip. There are plenty of scams with the fares.

Check in was easy and pleasant. We were addressed by name then, and throughout the stay. We were asked to leave a $20 CASH deposit for each key issued, and to sign-out beach towels. There are no valets, but the walk was short.

The unit, 7A, was as advertised, and matched the description and photos shown on the property website. There were a few minor issues with a noisy ceiling fan, a couple of inoperative AC outlets, and a noisy AC unit outside the master bedroom. The furniture and fixtures were dated and well-worn, but for a family of Spring Breakers it was perfect. We didn't feel we could do much damage.

The pools were as beautiful as they appear on the property website. There are two. They were cleaned and maintained each morning. They were quiet and under-utilized during our stay.

Housekeeping was excellent. I understand it is optional to have them come every day, versus one time only at checkout. I highly recommend the daily routine. There will likely be unavoidable tracked-in sand and dirty towels. There was no in-suite laundry equipment. The only option was the laundromat which was available to guests only between 5:00 PM and 7:00 PM only. Fair warning, if you expect to do laundry during your trip.

The beach area is very beautiful, but was very crowded as well. With Spring Break kids and beach vendors passing directly by the property via a fenced public-access corridor, it can get a bit noisy at times as well. Our kids loved the crowds; I, personally, do not. But, I am also not much of a "beach person", and am content with a quiet balcony and/or pool.

The Atlantis resort is a very short walk. There are plenty of dining choices there, but bring a lot of money! If you want to walk into Nassau, bring good walking shoes. Depending on your comfort level, it is 1 to 3 miles to walk over the bridges and into Nassau proper. There is a ferry from the base of the Paradise Island exit bridge over to the cruise ship docks about every 30 minutes until 5:30 PM. It was $4.00 per person, each way. That gets one into downtown Nassau and the Straw Market area.

Groceries are a bit of a challenge while at Sunrise Beach Club. One can take a cab, but the fare for them to transport and wait seemed too high. After the first trip at $45.00 cab fare, we opted to walk about 1.5 miles round-trip to the local grocery/convenience store. Warning! Most grocers close at 5:00 PM.

Viola's Restaurant and Bar is on-property at Sunrise. The food was tasty and reasonably priced. Service was a bit slow, but we Americans are an impatient lot sometimes. Breakfast lunch and dinner were served with live entertainment on certain nights.

In summary, the staff were friendly and attentive. The price was very reasonable for the season. Unit 7A was, for the most part, clean and comfortable. In the future, I might seek a unit deeper into the complex to avoid public access noise, and a better beach view.

We read the other reviews and were skeptical renting an unknown condo through vrbo. John was very quick in his responses and everything was great and as promised. We rented unit 12a and it was great for our family. Loved spending time at the pool and beach. Felt like it was our own private pool even during the busy season. We cooked at home most days but went out for dinners most nights. Groceries were expensive but cheaper than Atlantis restaurants. Violas was also a nice feature. The food and drinks were good but as most places were spendy. The grounds were maintained and the workers were very nice. We did the trip to blue lagoon island and swam with the dolphins. Definitely worth the trip. We toured Atlantis in the evenings and enjoyed the aquarium etc. The waves on the beaches were pretty rough at times but still beautiful and fun. We walked down to the right a ways and swam and snorkeled at the end where the waters were calm. Great for kids and snorkeling.

We rented privately with John Fitzsimmons, who was extremely informative and accommodating.
We stayed in unit 12, and it was a great location as it was an end unit with a beautiful patio, and a lovely view. It is an extremely quiet resort, and a great location for everything, such as shopping, casino, marina village, dining, all within walking distance. The beach is the best, with no overcrowding, and if you want seadoo rentals, they are half price after 4 in the afternoon.
About $35.00 plus a tip for 30 minutes, which my daughter and I did, and it was fantastic.
The beach is clean, with warm calm water, and not the overcrowding of the beach area by Riu and Atlantis. You can have a massage or drink on the beach by local vendors if you want.
Violas was okay, I loved my breakfast but my husband found the bacon portions skimpy 2 small pieces, and the drinks are expensive at $9.00 each, so have so liquor in you unit and make your own. Be prepared to spend about double on groceries, but it is still cheaper to cook yourself than going out every night to overrated restaurants. Example Lays potato chips $4.95 a bag American. The ferry to downtown in within walking distance also, and it a fun narrated trip for $4.00 per person. Cabs are expensive but readily available, and try a set a price before you get in as they do vary between cab drivers. The bus service is great in downtown Nassau and $1.25 each, with lots of them going all over Nassau. The cab drivers will also wait for you if you want to shop if arranged before with the charge being set before you go. Also, have patience as you are on Bahamian time which is very slow.

Room Tip: If you can rent one of John's unit any one of them you will be pleased, as I think he has 4.

We were on a 4-night getaway from the snow. Neither of us is into the largeness of an Atlantis-type resort - this one is perfect: on the same beach, smaller property, right on the beach, with a small pool, beautiful grounds, one restaurant if you want to eat out, but stay in :) We were in 102 - a corner room. 2 storey with bed upstairs. Really good set up. Careful with the stairs tho - it's steep and goes in a circle so if you have vertigo, it will be a no-go! Clean. Great maid service. We got groceries and had breakfast in every day plus a couple of dinners in……can't say enough good things. Staff is friendly as well - which is a huge plus for me. Met the lovely David- the gardner and he made me a very very happy person with the gift of some fresh water coconuts. OMG. Oh and we had a patio for sitting out all hours of the day or night. NO BUGS….I don't know how that happened, but no mosquitos. Just awesome:) Paradise Island…..yes we were in paradise:)

We stayed in villa 7 at Sunrise for 6 nights and it was a perfect setup for a family visit. The property has a nice pool and provides easy access to a gorgeous beach. It's a short walk to Atlantis and it's nice to be able to leave Atlantis for a mellower, less crowded space. Our unit had a kitchen that was well-appointed and two full bathrooms. We also had nice outdoor space with a table & chairs and bbq. Carla at the front desk was terrific and very helpful arranging transportation and answering questions about PI. The restaurant staff is also very nice and accommodating, though we only grabbed tacos there.

Room Tip: There's one villa with a balcony overlooking the ocean that seemed pretty primo!
