Our party consisted of 4 adults 5 children (aged 5-12) and 2 dogs. No-one wanted to leave. The house was very well equipped both inside and out and being right on the beach was a huge bonus - especially for the dogs. The position was good, being quiet and not on the beaten track yet close to amenities. We are itching to return! The house is looked after very well and very stylish. A huge benefit that it is secure so didn't have to worry about kids or dogs escaping! Couldn't recommend enough!

“Fantastic property”

Had a wonderful time at the New England beach house. The house is set in the most beautiful location on the beach and village has everything you need.
The property has all needed for a wonderful stay.
From start to finish was a very professional and personal experience.
Looking to come back already.

“Well dressed house with nice views”

I stayed for a long weekend with family in January.
Positives: The house is dressed very nicely and has a wonderfully social open plan layout. The views from the house are lovely. The team who manage the house are very friendly and helpful.
Negatives: The village itself is very built up and not pretty. The finish in the house is not up to the high standards I had expected, plugs not working in two bathrooms (making baths unusable), no hand towels in cloakrooms, heating not working in one bedroom, outside bath broken. We did inform the team of these issues on departure (we had been unable to get hold of them during our stay) so I am sure these issues will now have been addressed but my general feeling was that given the price paid for the property it unfortunately did not live up to expectations.

“Fantastic week - stunning house in a great location”

We have just come back from a week's stay, a big family get together for a 70th bday. All ages stayed from 2 to 73, a big family party. The house is gorgeous, really well decorated, all lovely bedrooms, and the kitchen very well set up. We stated in the Titanic room which is the biggest one with the balcony overlooking the sea. It has an enormous bathroom which was very useful as we put our daughter's travel cot in there and then she had a seperate room. The outside terrace is huge and lovely, loads of seating and a big outside table. And the sea is right there in front of you! The sea was gorgeous and warm, I went swimming every day. When the tide is a bit out the bottom is sandy (main beach is pebbles) which is great. Excellent for kids to run around on the sand when the tide is out (it goes out very far) and look for crabs. We hardly left the house but one great thing we did was walk to and from the Bluebird cafe, which is east along the grassy fields just above the beach, a lovely easy walk of about 1/2 hour (with children), and as on big grassy fields much easier than on the pebbly beach. There is also a beach shack cafe about 3 minutes west along the beach, and another cafe on the little high street about 5 minutes walk away. Overall a fantastic stay and highly recommended. The only tiny improvement would be for the hot tub to be out front instead of hidden in the back garden with no view. But still very nice to have a hot tub!

“Absolutely rubbish!”

Nah just kidding! It was wonderful. From service before, to during and even after.
We stayed with 10 adults (3 over 58yrs), 1 child and 2 toddlers.

The house was big enough for our group. The bedrooms were spacious and beds really comfy!

The kitchen is very complete, we spend a lot of time there preparing diner and sitting there after diner, since you’re not allowed to stay outside on the deck after 22hrs.

The deck is enormous, kids loved to play there and we enjoyed our breakfast in the early mornings in the sitting area, the afternoons in the relax chairs with a book and the evening diners at the long table.
We were very fortunate with the wether and hardly used the inside sitting area.

Though it’s nicely secluded, I would have loved to have the hot tub on the seaside decking, but I guess there must be a good reason that it isn’t.

The pebble beach was perfect as well, longest we had to walk to the seaside was 4 minutes and that includes opening the fence.

The distance to "things to do” is in most cases less then an hour. We like a bit of a drive, to see the country, but for the kids need "somewhere to go" so they don't get bored just driving, so a 1 hr drive is perfect.
The beach house is only 1hr45mins by train to London Victoria, 20mins to the Duke of Norfolk's very impressive castle in Arundel, 50mins to Drusilla's theme park.
There is a Sainsbury Superstore only 10mins away.

Points of improvement:
- Hooks on the doors: there’s quite a lot of wind on the seafront, and, esspecially dangerous with kids, doors kept slamming shut.
- We did discover some moulding in some shower rooms, but the rest of the bathroom area was clean.

This house really is stunning and we where lucky enough to have stunning weather to go with it. The outside decked area with two baths and a hot tub was a real hit with the family. The information provided and easy check-in and check-out added to the positive experience. We didn't really know this area but was very pleasantly surprised but the lovely walks along the beach with cafe's ideally placed for morning breakfast. Local pubs and a great fish & chip shop are within just a few minutes walk.
I would highly recommend a visit and we will definitely be going back.

“Perfection”

I stayed in this house for a weekend with my husband and friends to celebrate one couple's 25th wedding anniversary. We were a group of 11 but there was no real competition between the bedrooms as they all have a beautiful designer style and comfortable beds. The Titanic suite is something extraordinarily special with an impressive view from the balcony and even a bath with a view! The whole style is gorgeous with so much attention to detail and yet comfortable and user friendly. I don't think there was anything that we wanted during our stay that we could not find. I haven't even mentioned the location yet and truly this is the real beauty. It is right on the beach with easy access from the enormous decking area which was perfect for early morning dips in the lovely calm sea followed by a warm up in the hot tub. We loved the house so much that we chose to stay in mostly so we could enjoy the facilities. It was a perfect setting for the anniversary meal with an elegant enormous glass table on the deck surrounded by glass hurricane lamps as the sun set. To be honest my favourite moment was having an early morning cup of tea on the deck listening to the sea in the sunshine. Perfect.
