“Great Hotel, just pick the right room!”

Great adult-only hotel... as long as you are particular about the room you get. Very quiet, only one block from the beach, but you can use the amenities (and beach chairs) of its sister hotel which IS right on the beach. The only recommendation I provide is to MAKE SURE that you get a room with WINDOWS (unless you don't mind staying in a dungeon). The first room that they offered me was in the back of the hotel with ZERO windows!!! I couldn't even imagine staying in such a room. So, I refused and said I would cancel my reservation and stay somewhere else. They then gave me a pretty wonderful room with 2 windows, one of which had a view. They explained that many of their rooms have either no windows or only one window which overlooks the interior walkway (which means you'd have to keep the curtains closed anyway. I lucked out with my "re-booked" room, but just be careful and ask before you book. The people however are very nice and I loved the quiet rooftop pool (devoid of screaming and laughing children!).

My boyfriend and I started a week long trip to PV at Hotel Casa Dona Susana. We stayed there for two nights in April 2008. The staff there were amazingly friendly and helpful. The location was great...it is at the end of a quiet cul-de-sac so the road traffic was barely noticeable. It was also in walking distance to almost everywhere. Tons of great restaurants nearby and the beach is right across the street. We used the beach facilities of the sister hotel, Los Arcos, only one day. It just wasn't relaxing enough for me when someone is trying to sell you something (silver, hair braids, tours, etc) every two minutes.

The room was very clean and decorated just fine. I'm not going to agree with the "boutique" title, because when I hear that word, I associate it with things a bit more on the high end. The bathroom was teeny and the towels were so old that they were fraying and scratchy. However...as I mentioned...everything was very clean, which made up for the fact that not all the amenities weren't top notch.

What we really loved was the great air conditioner in the room we had, which was on the second level. We only had a small window facing the inner atrium, which I could imagine could get fairly noisy during the busy season. The other window was facing the street and it was a huge patio door. The A/C was quiet and adjustable with a remote that they gave us when we checked in. Without the A/C, it would have been more difficult to sleep at night because we'd have to have the patio doors open, thus letting in some of the outside street noises/smells.

Speaking of outside, the rooftop pool was simply amazing. It is beautiful and the water was a good temperature (we were there in October--I think it was heated). The one thing that the rooftop could really benefit from is some sun umbrellas or more shaded spots to lay down and relax under. The sun is so strong that you just get too hot up there without at least a bit of shade after too long.

I was a little disappointed in the "kitchenette." It consisted of one heating element, a toaster, a coffee maker, small bar-sized sink and a mini-fridge. We only used the mini fridge. So if you're thinking that you'd prepare/re-heat meals in this area, you might want to reconsider. It will be different than home, that's for sure.

All in all, we enjoyed our time staying at Casa Dona Susana and would probably return.

WOW, I can not say enough wonderful things about this hotel. The location is excellent next to a coffee shop, bars, restaurants and a block from the beach, plus a few blocks walk from the happenings of downtown, need I say more. The staff was extremely friendly, the rooms where super cute, (in fact their was some art work on the wall we spent most of the week trying to find) and very clean and neat. The middle courtyard was very nice and well taken care of and cute. We also love the fact that this was an adult’s only hotel which made it very quite and peaceful. I would avoid the elevator, which isn’t a problem since the hotel is only a few stories high, the elevator, was slow and can only hold so much weight which seemed to be an issue. Also note that the pool is extremely small, don’t come here to play in the pool!!!

We stayed in Casa Susana based on a friend's recommendation and the good reviews on TripAdvisor. The hotel had a wonderful authentic feel and the staff could not have been nicer. We had a jr. suite on the third floor - it was a large room with a big balcony. (Would not want to have a room w/no balcony). The use of the pools at all three hotels is great and the beach facilities are wonderful. We found many great restaurants and watering holes. The staff gave us fantastic recommendations for several restaurants.

Booked this hotel based on good price and Tripadvisor and Expedia comments. The short answer is the pool wasn't working, the rooms a little old, and all the restaurants and activities are at the main hotel Playa Los Arcos. Food was good (at main hotel).

When we check in in late Sept 2008, we were given a different room, no the Junior Suite we booked. We were given a very small room, although it had a huge balcony. We were told why, but it turned out our room had flooded, also the rain prevented the elevator from working, so staff did not want to give us a Jr suite room on the higher floors (with no elevator).

Next day when we complained. The hotel offered a suite in each other 2 hotels. We chose Playa Los Arcos, since it had pool and ocean view, and was very close to the restaurant and beach. The staff was terrific, and we got a nice upgrade. In reality, we would have liked the Jr. suite at casa Dona Susana, but since pool was working and no restaurant or bar at the Casa Dona Susana , staying at the Playa Los Arcos made more sense.

Food was good, some dishes gourmet quality. Drinks that came as part of all-inclusive were boring and weak. The Los Muertos beach area has many restaurants and shops, so it is very easy to dine out within one or two block walk. In fact, many of the nearby restaurants are gourmet quality.

I would consider the only the larger rooms at Casa Dona Susana, if your not doing the all inclusive, since the Casa Dona has no restaurant or bar, you need to go to Playa Los Arcos. Also, the all-inclusive does not include free drinks at beach or pool, so you have to go to bar (which for the Casa Dona Susana pool, is block away from at Playa Los Arcos).

I just got back from PV and spent three nights here after switching from another hotel. I paid $59 a night for a very nice, clean room with a king-sized bed, cable TV (with remote control, something the other hotel did not have), air conditioning, phone, etc. Wireless internet access is available in the lobby area (I was able to receive a weaker signal in my room) and is free. Decor is traditional Mexican style and is beautiful. I could not have asked for a better location or nicer staff. The rooftop pool is gorgeous! Plus you get access to all the amenities of all three sister hotels which are within a block of each other. I would recommend this hotel to anyone; in fact, I plan on staying there again soon.

We came to Puerto Vallarta for a wedding at an all inclusive in Nuevo Vallarta but decided to spend the rest of our vacation in Old Town. We could not have been more pleased with Casa Dona Susana. The room was clean, the staff was friendly and helpful, and the hotel itself is adorable. You cannot beat the location - it is just a block from the beach so it was nice and quiet, yet close to everything. We walked Everywhere. The best part was the price. The next time we return to Puerto Vallarta we plan to stay at Casa Dona Susana and have already told all our friends!

  • Liked — It didn't feel like a hotel - it felt more like a home.
  • Disliked — Our room didn't have a view, but we didn't spend much time there so it didn't matter.
