The Brisas Del Mar is two distinct properties (they really should make this information more clear somehow). There is the 'hotel' portion (at the top, on level with and above the pool/deck area). And there are the 'condo' portions (below the pool/deck area).

I've not stayed in the hotel, so I cannot attest to how those rooms are maintained. But I have stayed in the condo portion of the building on more than one occasion and while they are each individually owned and decorated/remodeled, from what I've seen they are meticulous and well maintained.

The pool/deck area in my opinion has been well maintained and is clean. It seems they did some remodel/clean/new chairs within the last two years. The 'bar' has never once been open while I've stayed there, so I cannot review that (and I've stayed in the busy season). Also, for as many times as I've been there's never really been much action on the deck, but that's to be expected in my opinion, as the beach is 1.5 blocks away.

All my contact was done directly with condo owners and I've never had to use the hotel for anything. So again, I cannot make reviews or comments about the hotel directly. But keep in mind, they are separate properties that only share the common pool/deck area.

The one thing I can confirm as others have mentioned, is that I did have a couple of questions once and I went to the hotel desk to ask for help and on two different times no one there spoke a lick of english, which I found really odd for being a hotel. But the lounge/check-in area was clean and open.

Also to note, the stairs below (yes, there are many, about 3-4 zig zags to get to the units) seem mainly designed to get into the condo portion of the building. There are two secure gates (have been for years so that's not a new thing) at the bottom and top of the stairs that lead directly to the lower condo levels. The main entrance to the hotel is on Privada Abedul which is a side street off of Highway 200. To get to the hotel entrance, you'll really need to take a cab to enter from this direction, as it's quite a hike from town/beach.

It pays to be wary of some of the reviews at trip advisor. The recent one telling you to walk don't run is a good example. It freaked us out to the extent that we contacted our condo owner with our concerns. We're here now and the place is fine. Yes, there is some dispute going on but access to the condos is available, if somewhat sketchy from the top. The rooftop pool area is clean, the bar is open and the view is spectacular. Lots of Canadians staying here and they seem to be enjoying the place. Always keep an open mind.

Run, don't walk to the next closet hotel! Brisas del Mar has not replaced the manager that quit a few years ago. The owner seems to think he run it while drinking a bottle of tequila in the lobby every day. No light bulbs, torn and stained linen, filthy rooms and the very basics are generally missing from every room. There seems to be some dispute with the condo owners below and a security gate has been erected at the front lobby keeping people either in or out...no one is sure if they can come or go....forcing people to use many flights of stairs while hauling luggage or shopping. This previous 3 star hotel has dropped to a zero star...you are better off in one of the other close hotels with less stairs, and better amenities and staff.

Have stayed at this hotel for 2 months extended stays and it is a great hotel.. the staff and the people who reside there extended ( ex pats) are great.. The room is basic as many people have stated.. but it is a 3 star hotel!!! I bring down what i need to make the room my own for the time IM there.. its a great location.. you can pay 500 a night in PV or 50 a night at this hotel and you still wake up to the same view... (stunning) .. its close to the beach. the markets and the night life of oldtown.. If your only looking for a few nights stay and want to be pampered this is not the hotel for you!! but if your looking for a home for a while that you can feel safe and comforetable in . then I would stay try it!!.. it is a long climb on the stairs from the main road but .. its good exercise..

We stayed at Brisas del mar for 2 months. well situated , beautiful view and reasonable prices for a studio but:1). quality of studio is appalling, mattress was rotten ( was changed) , cuisine with 2 cheap forks 2 spoons/knifes a coffee maker and frig . I asked them if the room was vandalized !. Our bathroom smelled very bad from people smoking next door. 2)The rooms are cleaned each 3 days but the towels and sheets are often with holes and or burned.In our opinion every piece of equipment should have been changed months ago if not years but the owner is cheap, very cheap and the local staff people are working with empty hands ! 3). the Hotel can be very noisy and you should buy some kind of ears plug. 4). The front access to the hotel is 172 steps up, so you need to be are in reasonable shape , the back acces is ok but you have to walk on the main road 10 minutes to access downtown streets.5). the hotel has No clean water and you buy those 5 gallon water container at the desk each 3 days or so.
6). Most exterior chairs on the main deck were broken .7). Smoking is allowed everywhere and dogs run free on the main balcony 8). the studio balcony is large enough specially if you consider that there was nothing on it ( no chairs or table) . the staff went to the next door vacant studio and transferred chairs/table. 9. When we arrived the room was not clean .10).At arrival, I asked the hotel staff and they told me that there was no indication of payment ( depot) on their record but I had a copy of a receipt from the previous manager ( was fired ) .

I have stayed for at least 5 weeks every year for the past four years and have always found this hotel to be simple but comfortable. This year, however, the owner, who is known to be very cheap, has gotten rid of the manager and desk person. No one is running the place and it shows. No one to answer questions, etc. In fact, they have a person at the front desk who speaks no English. This is an odd choice because the only guests are American or Canadian. Things need repair badly. The outside deck is beautiful but needs painting. The rooms are clean and semi-comfortable but certainly need new furnishings. Such a shame as this was a great bargain one block from the beach. I would recommend this hotel as long as you aren't looking for luxury. Many long term guests say they are not coming back next year.

While not the top of the line hotel, you aren't paying a top of the line price. The apartments have a bedroom, kitchen/living room, and bathroom. All rooms have a balcony that faces the ocean. Management is great. Friendly and they try to accommodate you. The manager is the nicest and most helpful guy you'd ever want to meet. Even will give you a ride to town if he's going that way. I have stayed there for three years in a row and plan on many more. Who lives in their room anyway? Are you there for the beach and the views or to sit in your room? Rates are $500 USD a Week!!
