We found this hotel in a 2008 guidebook that made it sound charming. It must have been on the way up in 2008 but now it looks like it is on the way down. The location in Tlaquepaque can't be beat and it is very economical lodging (230 pesos for a tiny room with no TV and 380 pesos for a slightly larger room with TV). I guess you get what you pay for and Tlaquepaque is more expensive than other sections of Guadalajara. The plaster and paint had come off the walls and ceiling in several places, the bathroom sink did not look like it has been cleaned in many months, and there was no hot water. The rooftop garden had potential but looked neglected. The WiFi did not work, and the owner and manager of the hotel could not get it working. They did care and were apologetic that the WiFi did not work, however. We did find a coffee shop nearby that had WiFi. The mattress was bony and felt more like box springs than a mattress. On the plus side, there were no bedbugs and no mosquitos, and the room did have a ceiling fan.
