Purchased a time share week off of a co-worker for 1 week in April, 2011. 2 bedroom 2 bathroom condo. Rooms were very spacious and clean, great amentites like full kitchen and living / dining area. At the time the resort was not all inclusive, so we purchased groceries and cooked in the kitchen for breakfast and lunch some days. No issues here. Food and drinks on property were good and staff were friendly and helpful. I would say that this resort caters to an older crowd (40s+) and our group of 4 were in our late 20s, but it was no issue to us.

The only issue I could forsee is that the all inclusive option, I don't believe there's many restaurants on site to chose from to eat...

Room Tip: This would be a great place to stay with kids, as the rooms are spacious if getting the 2 bedroom/2 bath condo.

My family vacationed here mid June and had the best Mexico vacation ever, and we have vacationed throughout Mexico. We stayed in a two bedroom, 7th floor beachfront unit, and it couldn't have been better. The view was stunning, and the constant sound of the waves was music to our ears. The staff throughout the hotel were very accommodating, friendly, and truly went out of their way to make us feel at home. We are not owners here, but wish we could afford to just live here full time. We own with Hilton GVC and also at Diamonte Golf Resort in Cabo. I have to say, this is one place I will return to year after year. As a non-owner, the inclusive program is mandatory, but the cost is reasonable. The food is good, but not great. We all found our favorites, and we pretty much ate a lot of the same things day after day, but we do that at home too. You do have a lot of choices. I recommend the steakhouse ( by reservation) at the Royal Islander, and definitely take a day trip to Playa del Carmen to spend the day at their newest property. The restaurant there is fabulous. I preferred the sandy beach at the Sands though. It was the perfect location for us, since the relaxing beach experience is what we came for. You just can't go wrong here. Oh, and please tip your servers and your cleaning person generously. They work very hard to make your stay pleasant and make very little from the hotel, which is typical (but unfortunate) in Mexico.

Room Tip: We stayed more than a week and had to move rooms after one week. We moved from a beachfront to an oceanfront. It wasn't terrible, but we had been spoiled with the beachfront villa. Ask for a mid to top floor. The view from the first floor was a bit obstructed from what we could tell.

Definitely a wonderful hotel from quality of rooms facilities (pool, lobby, tennis court!!), quality restaurants and beautiful beach location. Staff is extremely reliable, and friendly. Our week long vacation is definitely a great experience. We will be back ☺️

Room Tip: Take advantage of hacienda sisal and captain cove (off property restaurants) with free bus service. This resort is a timeshare so restaurants are not full which is great for all inclusive guests!!! Use of Tennis courts are free, enjoy evening tennis games under the lights!!

Very nice - all inclusive is not all inclusive - limited beverages, amenities. Shuttle service between resorts is VERY LIMITED - every two hours, and only until 10 pm. We had dinner reservations at another of the Royal properties, and had to rush thru dinner in order to catch our shuttle. Alternative is to take the city bus or a taxi which is expensive. If you are going to offer shuttle service, make it complete. Internet service was pitiful. Meals were ok, but if you wanted to eat a steak there was an upcharge to the all inclusive. Wish we had not taken the all inclusive option, so we could have enjoyed outside restaurants as well. Pools were overcrowded. Service however was outstanding. Don't get fooled by the 'concierge'. All his person is really responsible for is getting you into the Timeshare presentation which we were told was 90 minutes, and took 3 hours!!!! Coba Maya Adventure was lovely, but not as nice as the one to Tulum - only two zip lines, very rushed, rappell did not end in water, but on land. Jungle Cruise was great! lots of fun on speed boats, then snorkeling. Worth the price. Made the mistake of going to the Mercado 28, which was almost 45 minutes by bus, when we should have stopped at the Coral Negro Market. Much closer, same merchandise, a bit higher priced, but always negotiable.

Room Tip: All are Ocean view. Take the Suite or the Villa to include the kitchen and don't sign up for all inclusive. Buy your groceries, and enjoy outside restaurants.

Our family of 5 stayed at The Royal Sands in July. I had been to Cancun before, but not to the RS and I DEFINITELY did my research. Trip Advisor is a God send! Anyways, I have 3 children who are 15, 12 and 3 so the variety definitely made me look very hard for the perfect hotel. My hubby is a very picky man as well, so I couldn't disappoint him on his first ever trip to Mexico! I cannot compliment the staff at the RS enough; their manners are amazing, they work so hard and they treat you like family. I have never been to a more clean hotel in my life. The maids came in to clean our rooms in the late morning, then came back at night to clean yet again and turn our beds down (all while leaving chocolate on our pillows). You can certainly put your do not disturb sign up if you don't want to be bothered. We stayed in phase 2, which was very laid back and quiet compared to phase one. There isn't a bad view in the hotel and the rooms are very large (used to be a timeshare resort so villas are big). We stayed in a 2-bedroom suite, the kids loved it! We stayed at the phase 1 pool more because the kids pool and adult pool were linked together. The swim up bars make amazing kids drinks and adult drinks, as well as food! The waiters had our names memorized by the end of the first day, they were so genuine and great to chat with!

Some advice; bring at least 1 tube of sunscreen per person, per day! There is a grocery store inside of the resort and they charge 20.00 per bottle! Also, bring lots of 1$ bills, they LOVE to be tipped with American money. You give them 1.00 and they wait on you ALL day long. The best places to eat, hands down was Captain's Cove and The Hacienda. AMAZING! Hacienda Sisal is the best Mexican food as well! I cannot believe they were include in our all-inclusive! There's a Royal Sands bus that takes you wherever you want to go for free, and they're nice charter buses (not like dirty city buses). When you get to your room, or check in, you're given a concierge personalized to you. USE HIM/HER! They gave us tons of pointers and made our reservations for us at dinnertime.

WARNING: The Royals Sands are a part of a hotel chain. You can use those hotels to snorkel at, hang out at, whatever you want to do. HOWEVER; you have to take a 90 minute tour before at the hotel. Well, we decided to go to the Royal Hacienda's in Playa Del Carmen because the water is very calm and on the Cozumel reef, so the kids can snorkel. Our 90 minute tour turned into over 2 hours of us telling a timeshare man and manager NO, over and over again. It was so bad that we couldn't wait on the RS bus to pick us up, and we left taking a taxi, paying 100.00 to get back to the RS. We complained once we got back and we were credited that money back onto our bill, as well as apologized to over and over. We never ONCE got that at the Royal Sands, but did at the Hacienda's.

Other than the timeshare mishap, we had a perfect family vacation. The nicest of people, the grounds are IMMACULATE and you really feel like you're at home there. Oh, and the amazing food! (I think I gained 10 lbs that week). We will definitely be going back!

Room Tip: Phase 1 is definintely loud at night but is the place to be during the day. Phase 2 is quiet and feels all to itself.
