Shown our room on arrival. 2nd floor no balcony. Immediately offered an upgrade for £5 per night. What a difference. Patio opened on to lawn in front of lagoon. Although we were told the upgrade had a kitchenette it waxs only a fridge and a sink. Luckily had our own travel kettle and mugs. Bought plastic cutlery, dishes and plates from supermarket. This was the down side.
The upside was a beautiful view, friendly staff and cleaning daily and powerful shower. We often ate breakfast for £2 per head. 2 fried eggs bacon toast,butter,jam,fruit,coffe and juice.
Esperanta, the lady behind the bar in the evening was lovely and often cooked us a tender T bone steak and chips for £6 a head. 2 Iguanas lay by the landing stage daily but scuttled away if you got too close. Saw crocodile in the lagoon and numerous fish. jellyfish and crabs. It was fascinating. Regular bus service anywhere in Cancun for 45p. Beach is sandy and water quite shallow. beaches are about 20 mins walk either way. Beds about £10 per day. Be aware when booking trips. Prices vary. Booked with same company for Chichen Itza and Xcaret through hotel and were told English speaking guide. Chichen Itza was not too bad but Xcaret we were the only English speaking couple and the guide spoke continual Spanish/Mexican for 2 hours. All he told us in English was what time and where to pick up coach. At the end of the day you get what you pay for

Room Tip: 314 was a good room. Ask for kitchenette.

We stay there for 3 nights. Good located, 15 minutes walking to nice public beach, malls, clubs. 2 minutes walking from hotel is amazing italian restaurant with incredible cheap and delicious pizzas!! Wow, like in Italy;) Rooms clean, a bit old but is just to sleep and relax after whole day and night fun in Cancun. The only thing dissapointed us was breakfast. Breakfast included coffee, juice, fruit plate, butter, jelly and 2 (two)! toast. No cheese, ham, eggs, etc. Really poor. For extra fee you can order something more. I guess is the cheapest hotel located in Cancun Hotel Zone. Recommend!

we vacation for a week in Merida /Progresso and visit Cancun for a couple of days every year ,we've stayed here for the last 3 years on vacation 2009-2012 ,it's a nice clean hotel with a great price ,never had any problems,staff very friendly , i would recommend for short stays in Cancun.

if you are looking for a beautiful vacation place in cancun where you can have easy access to the beach, this is not the place for you. the hotel is very simple, just a place to sleep in, water smells bad, breakfast is not fresh and the coffee tastes werid. even though it says the hotel is at "the centre of the hotel zone", it is actually middle of nowhere, the hotel zone is actually quite big and this hotel is located near the lagoon, not the beach area and the neighbourhood looks edgy and if you dont have a car, it takes about more than 45 min to walk to the center area and more than 1 hour to the shopping village. plus there's no good restaurants and nightlife around this hotel. the only positive side is the free internet.

we booked this hotel for 3 nights and we don't feel like we were in cancun at all, we ended up paying extra and booked a nicer hotel facing the beach and finally get to experience cancun a bit, i know most hotels offer refunds if you cancel the booking after you see the room, but this hotel don't even let you discuss it at all. my final recommendation is if you are on a tight budget, go to playa del carmen, it is a less commercialized place and it is cheaper than cancun with more local exposure and same nice beach. if you want to stay in cancun, it is better to find a hotel with their own beach and get your money worth the value

My friend and I stayed in Cancun for 24 hours on the recommendation of a friend that we not miss it while in Yucatan. It was close to the ocean, within walking distance of an area apparently known as Party Central, and was clean and modern enough. My favorite random thing was that our keycard (in Nov. 2012) said "Spring Break 2009." The continental breakfast available for $5 through Expedia included juice, terrible coffee, a little fruit, and white toast. I'd stay again for $50, but wouldn't be excited to be there.

This local hotel has a great location if you are looking for enjoying the cancun nightlife. it at walking distance from the party zone. about 10 min. it is perfect for on budget travelers. there are several stores close by where you can get food and bus stop is practically infront. room and pool were very clean and the staff does not bother you at all. my only problem was the water pf the shower. i think they use the water from the lagoon. at time it smells. i developed a rash that desapeared in two days once i got to the states.

We only stayed here 2 nights while we were doing things that took a majority of the day such as Chichen Itza because we didn't want to pay much for only sleeping there. We were pleasantly surprised at how nice things were. Check in went well and the rooms were good size for only having a tv, bed and bathroom. We were on the first floor and were able to park right in front of our room. The guy that checked us in also showed us to the room and gave us 2 room keys. One of the keys was used in a switch to keep the power on (lights and air conditioner). The room was clean and the hot water took awhile to get warm, but was nice too. Pool was clean and nice lagoon in back. Located by KM 8 and very close to the main portion of the Hotel Zone around KM 10. They also had great wifi connection which was hard to find on our trip. It's interesting that our cheapest hotel had the best internet connection. This place was a great value and we would stay here again.
