We stayed on the main floor of Seacliff. We used isla Beckons for our booking. Both were wonderful. They had a golf cart waiting in our driveway when we got there. The sunrise view of the crashing waves on the Carribean baby blue sea out the back is stunning!! And the isla is so small that out front you can see the sunset over Cancun. It is a small walk from town but get a cart and explore the entire island. This condo is big. The doors are deteriorating from the salt water air but that's normal. The TV doesn't work but hey, who's there to watch tv anyhow? The kitchen has everything you need for cooking. The bedrooms are big and private from one another. The master bedroom shower has a great big window into the bedroom. Pretty damn sexy! Haha but I think it's purpose is to watch the crashing waves while you shower... Still sexy. :) we took a cab from the ferry to the condo but if you don't have much to carry or just a few rolling suitcases, just walk. We laughed when our cabbie dropped us off after about a 30second ride from the ferry. We had a wonderful stay and have already recommended it to friends.

“Beware Noise”

We think Seacliff is a nice apartment and it's in a prime location on the ocean. We have stayed there before and liked it. However, we would caution future renters to be sure the issues with noise have been fully resolved. We battled noise issues that really marred our 10-day vacation. We had construction noise for the first three days, and in addition to the sounds of rotary saws and drill guns, we had the music and talk from the crew. It might not have been so, so bad, but the new building shares a wall with Seacliff and there's an enclosed air gap of about six feet between the new building and the bathrooms of Seacliff. You can hear ever-y-thing and it felt like we were sharing our bedroom with the construction crew.

The other issue we had was leftover construction materials at the site--empty 5 gallon buckets and jugs--blew around in the wind and created the most loud and intermittent sound. This was especially problematic because the air gap between buildings served as an echo chamber. Quite honestly it was torture to try to sleep to, which we couldn't. At all. Even with earplugs and a floor fan going (which we purchased to be white noise). We contacted management and were told that there was nothing they could do, the next-door owner was not cooperative, and we were admonished that Mexico can be a noisy place. This was a very dissatisfying response. We have been to Mexico too many times to count and traveled to many of its cities, and around the world for that matter. We know the difference between regular noise and what's unbearable. I mentioned to her that she could offer us other accommodations or a credit on our stay, at the very least. She didn't offer a credit and listed two other properties. One was twice the price and the other at the south end of the island. That same day we complained, the person who does handyman work on the properties for the management stopped by our place and talked to us. Based on our predicament he asked the crew to secure everything down before they left for their Christmas vacation. Which they did, so we decided to stay out the rest of the week. Which was a mistake. We had two good nights of quiet sleep, but then someone came on Monday of that week and put up a plywood barrier on the building. And did we mention the two guard dogs on the construction property that bark? So between the intimidating barking dogs, plywood rattling in the wind, and the empty 5 gallon jugs blowing around (left behind by the kid who was there to look after the dogs) we were back to the crazy echo chamber. Additionally, Seacliff has pictures in plastic frames that also rattle in the wind, and that sound moves up and down the first and second story walls, too.

Based on the air gap situation between the two houses and the flimsy windows in the bathroom, we are just not sure that even when construction is over that guests would be free from noise coming from the property next door because of the way the new building is built and configured now. Which is why we are compelled to write this review.

We also didn't appreciate what felt like a condescending response from the manager to the serious noise problem we were having. We believe she knew the scope of the problem and decided to rent out the property anyway. That's not a nice way to treat repeat customers, so we won't be back.

We just decided to chalk this one up to an unlucky and bad experience. We're sad to have such painful memories of our stay there because we love Isla Mujeres alot as a destination for a vacation.

As always, we appreciate feedback whether positive or negative. To be completely forthcoming, there is no way of knowing when construction will be happening in most places on the island. We have had problems at this property with the construction next door, but we were told that the construction would be finished before the high season. We did try to offer other properties early on, but as stated above, the guests decided to tough it out instead of moving to a different place. I am sorry that we couldn't offer more places to consider, but there were none available. We always try to rectify problems that occur in the properties we represent, and if the guests had asked to receive a refund and find themselves something of their own choosing, that would have been possible too, but they did not ask for credit or a refund. There was no further communication from them after the third day when they decided to stay, so no opportunity to make the situation better. This is particularly frustrating because these are repeat guests, and we feel a special bond with our returning clients, and we are very sorry that they had a bad experience and and feel that they were not well taken care of. Our first objective is to have happy, satisfied guests, and we usually succeed very well at this. Again,
I regret that we were not able to make this vacation a good one for our guests.

“Pros and cons . . .”

Seacliff is really a cute condo, and it is ideally located, but it really wasn't a good choice for us. The two big issues were:

1. (this one was my fault I think - I should have looked closer at the description) The main area of the condo has no air conditioning (only the bedrooms do). While this probably isn't a huge deal 10 months out of the year, if you are planning on booking in July or August (we were there in August), it is a BIG deal. The temperature in the main area never got below 90 degrees. This made it very uncomfortable to do anything in the condo, especially cooking - which meant we ended up eating every meal out. When we would come back all hot and sweaty from the day, everybody just went and hung out in their bedrooms to be cool - not really conducive to "family time". I am sure that the other months, the breeze is enough to keep the place cool when the windows are open, but if you really are bothered by heat, I would suggest finding a condo that is entirely air conditioned.

2. The noise. The neighbor next door has apparently been doing on again/off again renovations to his home, which literally is connected to the Seacliff house. During the week we were there, it was hours of jackhammering and tile saws starting a 6:00 a.m. This would go until early evening. There were two days of our stay that it was so noisy we simply couldn't be in the condo. If we would have had small children that needed to nap during the day, there is no way we could have stayed out the entire booking. The other issue was street noise from the smaller bedroom at night. We were "ok" because we had two teens sleeping in that room who slept with earbuds/music in to drown it out, but if we would have had small children, we never would have survived.

Vicki, the rental agent, and Drew, the property manager really tried to do everything they could to make our stay the best it could be - we don't fault them at all. They even tried to talk to the neighbor about the construction noise.

Aside from the heat and the noise issue, we found the accommodations to be quite good. Plenty of linens, hot water for showering, and all the other necessaries were available when we arrived. Plenty of drinking water was left for us as well.

If you are staying during the cooler months, and bring earplugs, you would find this to be quite a good place to stay. Although we wouldn't stay here again, we would not hesitate to rent from Vicki as a rental agent again.

I really appreciate your positive comments and totally understand your frustration with the noise situation. This is not normally an issue, but unfortunately there is very little to be done when there is construction going on during a guest stay. We did not know this was going to be a problem when the reservation was made, and did try to handle it, as stated, but with no help from the neighbor. I apologize for the inconvenience and discomfort you experienced. I hope that I can serve you better in a future visit to the island


As for the issues with the A/C, it is true that in the summer months it can be very hot here, with little breeze, and we try to make it clear in the webpage when there is A/C only in the bedrooms in a property.

“Love Isla”

This was our first visit to Isla Mujeres and we think Sea Cliff was a perfect location for us. Easy to get to town AND to the Colonias/South end. We rented a cart for the entire time and used it a lot.

The view out the back is huge- you're right on the water. Sunrise greeted us in bed every morning and the sunsets through the kitchen window were awesome too. Sea Cliff is very clean and comfortable. We rented the downstairs unit. More than enough room for the two of us to spread out.

“Perfect! From the views to the location!”

Absolutely everything about this property is as advertised. It's in the perfect location - just outside of the hustle and bustle of town but not too far to walk and save cab fare. We rented a golf cart which I highly recommend. Vickie was prompt and full of info - even took the time to make a couple calls to her local connections to check on things for us. The house was immaculate and perfect for our family of 4 - my husband and myself and our two teenage sons. Two bedrooms - one with a king bed for my husband and I and the other with two twins for my sons - each with it's own full bath. We rented the top floor - hoping for wonderful views and were not disappointed. The Caribbean is literally steps away. It's not a beach per se - but rocky - so not conducive to snorkeling. Plus while we were there the weather was cloudy and rainy off and on so the ocean was a bit rougher than usual. But hearing the waves at night was a very relaxing sound. The linens were crisp and there were plenty of towels. The house had an air conditioning unit in each bedroom so sleeping at night was comfortable. Out of courtesy we didn't run the AC during the day when we weren't there to conserve electricity which we understand is quite expensive on the island. But the ceiling fans and ocean breezes kept us comfy - when we were there. At first we were a little leery of the two houses to our right. It looks like they were damaged in a storm and the owners have been unable to fix them up. But we never saw anyone hanging out there or anything and we wished we could buy them and fix them up because the location is primo! There is a landing strip for the island's airport out the front door - but don't let that put you off. It is used very infrequently and actually the entire 5 days we were there we never saw anything land or take off. They provide 5 gallon jugs of freshwater for drinking and there are all the usual kitchen appliances - coffee maker, microwave, blender, refrigerator. There is a small washer and dryer in one of the bathrooms but it was out of order while we were there. We didn't intend to to laundry anyway so we didn't mind at all. Water pressure was fine - shower took me some trial and error to figure out but no biggie. Would have like more light in bathroom to apply makeup but again - no biggie. We never saw a single bug but we did have a cute little gecko we named Squirt who would show up now and then.

As for the Isla - rent a golf cart and see the whole island. It's so worth it. Vickie lined it up for us and we paid through her and it was waiting for us in our driveway when we got there. Note: golf carts and rain not so much fun. If you want to do some great snorkeling go to the Garrafon de Castilla - not the Garrafon Parque. It's only 50 pesos and it's great snorkeling. We didn't do the dolphin adventure or the turtle thing but drive down there and you can see the floating house that floats on empty plastic bottles. The north beach is gorgeous but kind of crowded. As for food - I recommend Mango Cafe, Mogagua and Jax Grill. We didn't get to eat at too many places because we were too busy! But those were awesome! Check on restaurant hours of operation because a lot of places only serve breakfast and lunch and close at like 5. (see restaurant reviews under restaurants)

As for excursions - we highly recommend the Extreme Tour through Edventures!! You zipline, snorkel in a cennote, swim with sea turtles, swim in a lagoon and we had the best authentic bbq tortillas for lunch!! David our guide was fabulous and Raul with Selva Maya was terrific. Totally worth the cost and the time. Takes an entire day but we have memories to last a life time. (see reviews under adventures)

We loved Isla Mujeres and would absolutely go back and would absolutely rent the Sea Cliff again.

This was my family's favorite vacation yet. We stayed in the lower level & loved it. The sun rises & sunset views are amazing. The house is very large & comfortable for my family of 4.
The transaction was easy & management was great. I will never stay at a hotel again!
Try sleeping on the terrace on the cot they provide, best sleep ever!
