We had a wonderful time staying here in the bungalows. Friendly, helpful, and smiling staff. We were in #9 and it was freshly cleaned everyday. Calm relaxing and perfect for our family of 3 with our five year old son. We woke up everyday got ready for the beach, my wife would head to yoga classes nearby and my son and I went to the continental breakfast near by on the beach. Toast, jelly, juice and coffee was perfect for us and then we would spend the mornings on the fantastic North Beach until one or so, (not the beach attached, behind the hotel, that was too crowded). North Beach is a 3 minute walk and is awesome for kids, great sand and shallow and warm for about a 1/4 mile out or more. The lighting in the room is not excessively bright but the reading lamps and bathroom lighting was what we used most and overall the lighting was relaxing and perfect for our 3 hour siestas. Close to town we walked everywhere except when we had our luggage we took an easy taxi. We got beach towels. renewed every 3 days and that was perfect. We had a wonderful time and we will return.

Room Tip: Choose the bungalows.

The hotel was located in the north beach area but that was it only benefit.
When we arrived to the hotel we had to sign on 2 beach towels (which are being replaced only every 3 days), a safe key and a TV remote control. Each of the items was evaluated by the hotel by 20-30 dollars. In addition we had to leave a deposit on the room itself.

In the room there was a note which announced that if the sheets or the towels will be stained by any material which is nonremovable and especially by ink, we would have to pay for them. This note made us feel very scared and very careful in our moves since we didn't know on what they would charge us during checkout.

The room was very simple. The bed was small and uncomfortable, my pillow was all broken inside and it was impossible to sleep on it. The room was full with mosquitos.

Although the hotel published itself as a owner of a private beach, the beach was not private but it was open to non hotel guests. In addition, the main gate was closed at 11:00pm and we had to wake up the sleeping guard when we requested to enter the hotel.

The best thing about this hotel is its location - the best beach place in Isla Mujeres are at the north side - the water is amazing and the hotel is in a perfect place, you step out of the room and you at the beach, also great slings to relax and watch the beach.
The room itslef was poor, old, the mattress shook if you moved a leg by mistake, very loud noise from the wind outside - couldnt sleep all night.
The beach beds of the hotel are not for free - realy?! Didnt care - the sand was great :)

We usually stay at a resort on the mainland of Cancun but this year we decided to spend a few days on Isla Mujeres before heading over to our usual resort, Sea Adventures. This hotel was very good for the money. The rooms were clean and the staff were as helpful as possible considering that it was difficult for them to speak english. The best feature at this hotel was the private beach area. They have snorkeling equiptment that you can use for free and the water was very shallow so that even people with a fear of the water could enjoy the snorkeling. There were many fish a bit out by a cluster of coral. They offer a "continental" breakfast but I wouldn't recommend it. It is at a near by place named "Buho's", which is right on North Beach. All it included was toast and coffee or juice. The juice was made with tap water and I wouldn't drink it! It's best to find another local place. We rode around on our rented golf cart and looked for places where the locals went and we had excellent food at great prices every time. the hotel has a very inviting hammock garden and tables were scattered through out the grounds. I would deffinitely recommend this place to anyone who enjoys privacy, quiet and snorkeling.
One bad note was that the internet was not strong enough for us to get a connection.

Room Tip: We had the one of the rooms that they call the "Honeymoon Suite". I wouldn't say they...

We spent the month of December here and loved every little thing about this hotel..We had the Pakal room looking right out to the bay. The front desk were very helpful and friendly. As for the room very clean new sheets every day and bedspread every other day...

The grounds are immaculate with many ,many palms and about 20 hammacks..There is free wifi here and two common kichens for the guests., Free bottled water also offered along with a free continental break fast a Buho's included in the price.

WE kept our screen open at night and feel to sleep with the breeze and ocean waves, we really enjoyed the resort so much we booked for December and January of this year.

It's a ten minute walk to Hildalgo or the medina for meals, as for the beach for the most part it;s quiet early morning till early afternoon we had it mostly to ourselves wonderful...I would highly recommend this hotel....The room had a fridge big enough to keep our drinks and chiccken and bread for lunches in it, we brought our own coffee maker and toaster

The snorkeling is only steps away the wife really enjoyed this and was out there each morning as for the chair they are 50 peso's a day we brought our own...

Only had sand fleas bites a few times and they did not bother the wife I just used off bug spray under our chairs.

You are right next to fenix and they have some great bands playing there and the fire dancers perfroming there too..

Safe travels jimmy

We stayed in a large Mayan bungalow with a terrace for about $120 per night shortly after new year in Jan 2013.

The best part of the accomodation was the room. It was large - in fact the bed was huge, very clean with fridge, fan and AC. The bathroon was bright and clean though the shower was less than powerful. We could also hear the sea from the room with the door closed which was lovely.

Some of the other features made the overall accomodation only average particularly given the price we had paid:
- the whole complex is only dimly lit at night time and quite cluttered - it feels like everyone is packed in to a small space
- the reception staff we met were not friendly and hid around the corner from reception only coming out when called for
- the view from the bathroom and side windows were overlooked so we had to keep the curtains closed
- the bed has a plastic sheet under the main sheet which is pretty extreme behaviour and not very nice

On the plus side there is free Wifi, but only in reception.

We enjoyed our stay, but I don't think I would go so far as recommending it. We also stayed in Hotel Los Arcos (or somethin similar). This was only 800 pesos, on the main street with a balcony overlooking the action. It is a very different type of room but I was surprised that we would happily have moved away from the sea and been in Los Arcos for a few more nights but we had alreayd pre-booked in Villa Kiin.

Room Tip: We didn't stay in a first floor room, but i imagine you would have had a bit more daylight and t...

We enjoyed our stay at Villa kiin. The beach is great for shallow and safe snorkling. You can rent a chair for the day and just relax. Walk to downtown for great restaurants and shops.
An inroom safe was provided and the air-conditioning and fan were fine. The garden is lovely
We would stay there again,
