I spent 11 nights at the Villa Kiin, I would say that it is a good budget hotel. The room was a little worn, but every thing worked. The bed was comfortable and the house keeping staff did a great job cleaning and making sure supplies like soap and towels were in the room. The staff at the front desk are friendly and helpful. My only caution to anyone planning to stay here would be not to prepay for your reservation. I had a situation arise were I wanted to shorten my stay because I was having problems booking the activities I had planned to do on the island. My reservation had prepay on a credit card. The booking contract states that there is a 1 night penalty for changing your check out date. However apparently this is not possible when the reservation is prepayed on a credit card. Other than that everything went fine. Oh yeah, the location is really great, close to Playa Norde and down town but not to close. Just one more thing. The continental breakfast is coffee, toast and juice, and it is not located at the hotel but at a nearby restaurant. It was fine for me, but if you're a breakfast lover you might be disappointed,

Pros: great price, nice shady grounds with plenty of places to lounge, tables to eat/drink at etcetera. Air conditioning broke and it was fixed same day. Rooms are a good size. Nice beach activity around...bar within walking distance...good swimming/snorkeling in lagoon with lots of little creatures to see.

Pros: a very noisy concert next door on Saturday night that went until 2 am. Communal kitchens were not very clean or well equipped.

On our second visit to Isla Mujeres we were lucky enough to be directed to the Villa Kiin by Vicki Daines with Lost Oasis.
The Villa was a very clean, quiet beachfront group of bungalows and rooms located in a quiet area of narrow beach. The bay in front of the Villa looks out directly at the Avalon 300 or 400 yards away. I did not find looking at the Avalon offensive and actually it's location was helpful in blocking any wind.
The continental breakfast was off site and not really worth the effort with so many better options available close by.
This part of the bay would be an easy area for young children to swim in as the surf is minimal and the water fairly shallow for several yards out from shore.
I had read a concern about room security but found no indication of any problems of this sort at all. the front desk and cleaning staff were friendly as well as helpful.
Shower pressure was what you come to expect in smaller Mexican hotels but still adequate with plenty of hot water. The room was a bit dark, AC was good, TV reception poor with a good mini fridge and in room safe.
I will definitely stay at the Villa Kiin again on our next visit.

I will start this review off by saying that if you are looking for a luxurious room this is not the place for you. However this is a great hotel for people who are looking for a room close to the ocean at a great price. The rooms were small, but clean, had air-conditioning and were cute. The decor was very nice, you knew that this was mexico at all times. The location is amazing! You are ten steps away from the beach and close to a variety of great restaurants and shops. The staff is friendly and willing to help when asked. What makes this place so great is the hammock garden. It's a great place to sit with a book or have a mid afternoon name. Truly a breathtaking view. I would definitely recommend this place to anyone not looking for a resort type hotel.

Room Tip: I would say go for the mid-priced room as the more expensive ones were bigger, and in a cool thatche...

The location is wonderful. Right outside the hotel is also a great place to snorkel. The rooms are small, but we didn't go to the island to stay in the room. It was just a place to lay your head. They could definitely update the place. But, in general it was quaint and cozy. The ladies at the front could be a little friendlier. They could get some more snorkeling gear because they were always out, and try not to charge the guests for beach chairs. I would personally stay there again for the price and location. All in all, it was a wonderful experience, but if you're looking for luxury, you might want to look elsewhere.

Stayed 4 nights with my girlfriend. It was a high season and the trip was planned last minute, so any available hotel in convenient location was a blessing.

But...

We got what they call "honeymoon suite"... it's a 2nd floor room with king size bed and a balcony with jacuzzi overlooking the playa norte.

The hotel served its purpose but terrible service, very outdated furnishing, very poorly kept common space, patchy internet connection, joke of a breakfast...

For the same price or less we could have gotten better places (Cabanas Maria Del Mar that I mistaken Villla Kiin as, Avalon across the bridge all inclusive package though I'm glad that I didn't book, and Playa Media Luna which seems to be fully booked all the time, or any nice places outside of Playa Norte/Centro).

Do not stay there.

I love the location but they need some serious management change and reconstruction.

Room Tip: Do not stay in Room #28. Noise from downstairs(lobby) and the restobar next door will kill you.

You will likely book through a third party, and pay a deposit. The prices you will have will be in USD. You will be told that you have to pay in CASH and in pesos. When you go to pay, none of your figures will work, as they take their posted Peso price, and convert it to USD at thier own rate. For us the rate was 14:1, our $3864MX bill came to $4300MX somehow, and there was no arguing about it. Sure $400 pesos is only $30 USD, but if they bilk every client out of that amount because they set their own conversion rate... AND keep a lot off the books as a result of thier cash only policy, one begins to question the ethics of all the charges, and weather things like taxes are even being remitted.
The rooms are OK at best, but the location is great. We'll be looking for a place with some integrity insofar as charging rates goes in the future. Sorry, we will not be back.
