excellent cost-value at good location:
- short walking distance to town center, plazas and restaurants without annoying noise
- nice, not top modern, but clean room incl. fridge, TV, comfortable bed & bathroom with big, very good shower
- small kitchen with drinking water and basic breakfast available
- cosy patio with several opitions to hang around, small pool
- service & details top

We stayed for one night and have only good things to say.
The hosts are very friendly and helpful, the room we were in was at the second floor and was very clean with AC, a safe, wardrobe and a comfortable bed.
We even had a terrace to ourselves.
The house is in colonial style with an internal garden and a pool, all furnished with antiques including a working 1907 gramophone player, if you ask they will make it work for you!
There is a kitchen for communal use and in the morning you can help yourself to tea, biscuits, bread, jam and so on.
Location is great, just a couple of blocks from the central square and parking is provided in a secure location if you have vehicle.
Check out is officially at 11 but they told us to leave whenever we wanted as they were not busy.
Overall very recommended nice little place at a very interesting rate.

We booked with Miriam directly. She is a top TOP host. So friendly and always looking to help with any enquiry you may have.
When we left, she was going to call a taxi from the street as it was cheaper than calling one. As luck would have it, all the 20+ taxis that drove past us had people in them. She got one of her staff to take us to the bus stop on his 1960's Peugeot.
Do not have enough kind words for them.
Coffee, bread and jam is included for breakfast. Most rooms have a little fridge in the room too. Aircon too. Merida can get a little humid even in Winter so having it becomes a necessity.

Miriam and Enrique are so nice and welcoming ;) . The location is pretty good (in a quieter street just few minutes away from the main square). We had the room number two situated right next to the reception and it was very large and clean, the walls were a bit tired but nothing major. I also saw the family room and it was really clean, spotless walls and floors... The patio is inviting and very cosy and there is also a little swimming pool. Room number 2 (next to the reception, not in the patio) had a safe, tv, hot water, air con. Clean kitchen and purified water available as well as coffee, tea... I recommend this place!

This place won't be the same without the lovely Miriam and amazing Enrique. Booking charged us 20 dollars extra and Enrique and Miriam informed us about it and tried to reimburse us. Honnest, kind and funny hosts.

We lucked out when we found the Alvarez Guest House. It was perfect for us. We had the "penthouse" room with our own little private terrace on the roof although most rooms have their own terrace or sitting area. There is a communal kitchen, a lovely sitting area in the courtyard/garden and a pool area. Best of all, it is just around the corner from Santa Lucia Plaza and a five minute walk to Paseo Montejo. It was spotlessly clean and had a comfortable kingsized bed. Our room had a fridge and microwave, small sitting area, flat screen TV, fan, A/C and a good WiFi signal. All for $52.00 per night. Miriam and Enrique were great hosts and when we parked our car in the secure, off-street parking area, we didn't move it again until we left. Pure bliss!
I agree that La Chaya Maya is a lovely restaurant, just two blocks away. I wish every city on our trip had an Alvarez Guest House.

This little hotel is run by a brother and sister. They are exceedingly helpful. The place is clean and pretty, and the location is excellent, just a few blocks north of Merida's Plaza Grande, a short walk. This place is good for a certain sort of traveler. If you're hunting sumptuous surroundings with bellhops, you should go elsewhere, but for the right people, it hits the spot.

Ask for the "penthouse." It's by far the best room in the place.

Aside: The owners may recommend a nearby restaurant named La Tradition. Don't go there. Colossally rude service. A great restaurant that's on the same street as the hotelito is called the Chaya Maya. Just head toward the plaza, and you'll see it on a corner on the right side. Usually crowded but my wife and I never had to wait more than a few seconds. We ate there three or four times.

Another aside: Mérida is extremely touristy, especially right downtown. Too much for my taste, but the hotel in question is great.

Room Tip: As mentioned, try to get the penthouse.

The Casa Alvarez is in a perfect central Merida location. A short walk to good restaurants, and various Merida activities. Easy free parking about a block away. Helpful and friendly staff. Coffee and tea available all day, but only toast available at breakfast. Easy to tour surrounding area, ruins and sites. Enjoyed our four days in Merida.
