This property is really a 3 1/2 star. This property has a million dollar view being directly on the ocean/beach. The apartment is spacious and clean but is showing some wear ( the sofa is shot!), however the building itself is in a sad state and requires repair and then maintenance. ( rusting railings, broken outdoor tiles, palapa roof falling apart) With this location(fantastic) and million dollar view we were miffed as to why the building is not maintained to a higher standard where higher rents would be possible. We had stayed in another unit here last year and did not hear the music from Señor Frogs. This year it was quite audible, but with the master bedroom in the back of the unit it was not a real issue. It would be an issue for anyone staying in the front bedroom. Would we return? Yes. Would we like to see the building itself spruced up? Absolutely. If that was done, I might even consider buying the place, because I love the location so much.

My recent occupancy of S-4 for 6 nights of a week rental in late September was disappointing in numerous respects. Before renting a unit in Plaza Marina, I would encourage scrutiny in reviewing each unit’s listing and a comparison of unit rental rates. Plaza Marina is a condominium, not a hotel, as such each unit is individually furnished with rental rates set by each owner’s market approach. S-4’s bedroom air conditioner failed the first night. I was shifted to another unit for the second night where both its air conditioners failed. Then, I was returned to S-4. Turned out S-4’s broken air conditioner had been reported prior to my rental. S-4 did not have a separate WiFi or telephone so bring a smart phone and a tablet to report problems. A card suggesting internet piggy-backing onto the downstairs office's was not helpful since it was closed that week. Section 1 of the guest rental binder with contact phone numbers was missing. The TV cable’s failure had also been reported before my rental, as I learned only when the repairman showed up on day 6—I thought S-4 just did not have it! S-4 had no coffee machine, blender, toaster, or back-up fans. S-4’s shower’s hot water was insufficient for one person. In contrast, my friends, who had rented S-5, had a positive experience. Their individual WiFi worked reliably (lucky for me), and S-5 had a landline phone. They/S-5 had two back up fans, a coffee machine, blender, toaster, cable-TV, and enough hot water for each to shower comfortably. Yet, my S-4 may rent for more than their S-5. My friends had previously been very satisfied with a rental of S-7, which continues to be well-maintained per the then occupants. On the plus side, the “S” units face the ocean. The beach area is sandy with few rocks and little sea grass and the building close to 5th Avenue. ##

We rented D5 from Rentals Your Way for a week. When we arrived the staff seemed stunned that someone was staying there (later we learned that they had never been informed our our stay) and rushed to give us some keys and show us how to get into the condo (a series of three locked doors). Once we were in and settled, we all went to the beach, discovering on our return to the property that we were not given a third key. The office closes at 5pm. We hoisted a kid onto a low rooftop and he climbed up into the balcony so that we could get in. The next day we learned about the critical third key.

We had no hot water for the entire week, and no maid service until day 5, when I emailed the condo broker, "rentalsyourway", and asked about why we had no service or hot water. I was informed by email that the maid service had been canceled by the owner (?), and that they would look into the water problem. We did not stay at the property during the office hours of 8-5, but were instead out doing things with our family, and so had almost no contact with the on-site staff.

We laundered all of the towels and linens, bought toilet paper and light bulbs, and hauled trash to a dumpster behind the restaurant next door. I did get one more email from the broker that said they would credit my efforts by a check in the mail. We will see.

Bottom line. If you can rent a condo through a local Mexican operation - do it. Renting through third and fourth party brokers just places your needs that much farther away from the people who own/work at the condo.

I will say though - everything was of nice quality in the condo; beds, furniture, appliances, washer/dryer, super quiet dishwasher, etc - just the hot water was an issue.

Two bedrooms, two bathrooms, nice kitchen, and cozy living room and dining room. All towels, washcloths, and beach towels are provided. Also had four beach chairs availalbe, which was a nice little surprise. Parking included [but a tight fit]. And there is a washer and dryer in the unit. Water was provided along with plates, pots, pans, silverware, cups, etc.

Being above Senor Frogs was not a problem AT ALL. Didn't hear anything from the restaurant/bar. The condo was clean and the reception was helpful. We had internet [they replaced the modem the first day we were there].

The condo is fifty steps from the beach. Great value and I will be back again. Sleeps up to 8 people because there is a comfy futon in the living room.

The condo is located right next to the ferry to Cozumel, just half a block from 5th avenue.

Room Tip: Be sure to ask for early check-in and/or late check-out in advance. They are very accomodating.

The entrance to the condo is like walking through a construction zone with sheets of gyprock against the wall, storage containers for Senior Frogs, etc. There is a security concern as the door to the main entrance is often ajar. During the daytime the door is often kept open by a broom handle, so it is not difficult to deduce who the likely culprits are. However, after housekeeping has left for the day, it is clearly the guests who are not closing the door properly. Suggestion: install a door that closes and locks automatically. The stairwell and hallways are often not cleaned; with sand, cigarette butts, chip bags, etc, strewn throughout. Housekeeping, however, does a good job of keeping the interior of the condo clean. The condo manager/concierge, Angie, is very pleasant. During our 2 week stay she would come by every couple of days to inquire if there was anything we needed.

In terms of unit S-8, (http://bookings.rentalsyourway.com/Unit.mvc/Details/66848) it is a one bedroom condo on the quiet courtyard side of the building. The units facing the Caribbean are above the very noisy Senior Frogs bar. So what is sacrificed in terms of view is made up for by the absence of loud music until 3am. The fine white sandy beach in front of the building is wonderful.

The kitchenette has a full fridge, a 2-burner hotplate, toaster & toaster oven, blender, coffee drip, plates, cutlery, a couple of pots, paper towels, purified water, but no wine or margarita glasses, and no microwave. Don't plan on doing much cooking as the temperature controls on the hotplate consist of "on" and "off". And without a microwave, reheating take-out food in not possible. So basically the kitchenette is of limited utility.

The bedroom has a very comfortable king bed, small safe, decent cupboard space and bureau drawers. The A/C in the bedroom is old and noisy (you need earplugs in order to sleep), and has an odd smell when on. It definitely needs to be replaced. After noticing the odour from it, I informed management and did not use it again. It was not replaced or even looked at by maintenance during our stay. The thin set of drapes in the bedroom do not block out the bright hallway lights that remain on throughout the night.

The living room has a new 32" LCD TV, with satellite (though there are limited English channels), a well functioning and quiet A/C, wifi (but the owner does not provide the password), no phone, and the most uncomfortable sofa\hide-a-bed I have ever sat on.
The balcony has 2 plastic chairs, a propane BBQ, 2 camp chairs, and a folding beach chair. The balcony light bulb needs replacement, something that was not done during our stay.

Once the hot water heating element was replaced there was excellent hot water, though the pressure in the shower leaves something to be desired. Despite 2 attempts by maintenance to stop the leak in the bathroom sink, it continued to drip water onto the floor during our entire 2 week stay. There are plenty of towels (including 4 beach towels), a washer and an extremely noisy dryer, kleenex, toilet paper, hotel sized soap and shampoo.

Housekeeping is provided twice a week, and includes changing bed sheets and towels, dish washing, replenishing the purified water, TP, soap, etc, and general clean-up.

While the location of this condo provides excellent access to 5th Ave and is fronted by the lovely sandy beach of PdC, this unit needs some serious attention to the areas listed above.

Just spent 5 days here during the end of September, the place was much nicer than we expected it to be. All in all a great experience, we were concerned that senior frogs downstairs would be too loud but it wasn't., the deck was hot and the condo cool! The only issue really was the toilet that would not always flush,, seems to be a building problem though not the unit hopefully they will get this fixed soon. It is located on the better end of the beach area and away from the noise of the parties, however only mins away from these same parties! If your looking for high end this is not it but if your looking for cleanliness, comfort, view, wifi, beach, great great great bed! This is it, enjoy.

First, the good points. Great price, toaster oven, microwave, phone and wifi worked well and were a nice aspect to the condo. The other areas of the condo definitely need attention. The overall look of the condo, inside and out needs serious attention and updating. The deck outside was nice, but all you could hear is the pounding of the music below from senior frogs. The chaise lounges, chairs and cushions were all rusty and dilapidated. The boogie boards were already broken and unusable. Wear shoes as there was glass and raised "nubs" of concrete to stub your toe on. Inside, the living room furnishings were very uncomfortable. The cushions were very worn (you could feel the frame through them)and the coverings were faded and not clean. Air conditioning in the living room worked well. TV worked well although hard to hear over the thumping music down below. The kitchenette was below average. I understood via reviews that this condo was "very well appointed". Not sure what happened between then and now, but we were disappointed. All of the stuff in the kitchenette seemed like a mish mash of odds and ends. The refrigerator was difficult to regulate, too warm or too cold and froze our fruits and veggies. It also would have been nice to have a broom to clean up sand that inevitably was brought into the condo. So, I used the painbrush under the counter with the dustpan. The bathroom was fine and clean. The shower was impossible to regulate. Very low water pressure - ok fine - but the the water was either scalding hot or cold. There were more than enough towels, but when they replaced them with clean ones they were sour smelling. The bedroom - AC never worked well and had a horrible sour smell. The management company came up to clean it but it never would cool. The pillows were very nice. The bed - very hard. Sheets were clean, but the comforter was dirty and faded with crusty stuff dried on it. The sour smell I am speaking of is not the musty smell of humidity while in the caribbean. This is a sour smell like forgetting to get your clothes out of the washer for a few days.
All in all, I feel the condo needs some updating and attention. Certainly it was very well priced, but the pictures on the website do not accurately depict the current condition of the condo.
If I had to do this trip over again, I would have saved up more money for an a nicer condo or all inclusive resort.
