Unit 101, very old nooot flat screens(they were at reservation time), insects in the unit. The unit is right in the street. I was with a baby and i want to change to a more calm unit, with no insects. But the person at the front desk were so rude! They didnt do anything to help! The worst service and attitud ever! His name was eric! They have to put people to serve and help.

We just recently got back from staying in unit# 12 and the place was amazing! We were shocked at the size of the place, cleanliness, and even had a private jacuzzi. Check-in was very easy and the shuttle van to and from cancun airport made travel very simple. Villas Sacbe is right in the heart of Playa and very close to the beach. Membership to the beach club and gym was a huge plus that we used every single day. You have to walk for 5 minutes from the beach club to get in the water as there are a lot of boats that tie up to shore.

There is a lot of noise as 1st avenue and 12th street is a corner with 3-4 loud bar/clubs. They usually start up around 8-9pm and go to around 4am with noise getting progressively louder. In our bedroom with the fan on, you couldn't hear any noise so it didn't affect our sleep. The noise would prevent you from relaxing on the balcony or living room in the late evening though.

Overall we had an excellent trip and would highly recommend this place for people who like to go out in the evenings and have some fun, but would warn against the noise for those people who are dreaming of a vacation with nice quiet nights.

It's impossible to cover all that is perfect about this place because our 8-night stay in Unit 12 incorporated the best of everything. We manage a B&B in Taos, New Mexico -- another huge tourist destination where a week-long stay can still be too short a time.

The booking included transportation from the airport to the front door of the complex. All of the security and check-in information was provided to us in two separate e-mails in case we needed to self-check. Instead, on Easter Sunday, we were met by Laura, who showed us everything personally from the front gate security to the upstairs keys and the amenities of the unit itself.

The unit comes with a local cell phone available for you use to make local reservations and arrange tours and trips with local providers. It also comes with a VOIP phone that uses a U.S. number to call anywhere in the States for free. AND, if those aren't enough, terrific high-speed Internet access which we used to Facebook dozens of pics back to our friends and family.

Programmed into the local cell phone are all the numbers you'll need, including access to Maura Lopez, a local concierge who simply picked our brains and made arrangements for two excellent private day trips -- no tour buses here. Playa Concierge Services at www.playaconciergeservices.com. She arranged a day-long snorkel tour with the Snorkel Shop that took us to the reef off of Puerto Moreles and a different tour to "Tulum and Beyond" that included a beach lunch, guided tour of the Tulum Maya Ruins and two separate cenotes. Wow!

When it comes to complaints about the late-night music, we had read all about it and had been warned by Evelyn, the owner of Unit 12. No surprises there. We had earplugs and the bedroom door was shut. What do you expect? It's the center of a cosmopolitan resort town. Just like staying alongside the Street Cars in San Francisco, you experience the "life" of the city in the place where you stay. We never minded. We walked everywhere.

Transportation anywhere, including the trip back to the Airport and a day trip for a special shop in Cancun were a phone call away. Laura and Maura don't work for the same company, but they each helped.

The unit itself has a hot tub on its rooftop that we used nightly. It's a great little amenity that's there for your exclusive use. It appears that after a review on TA in the past, Evelyn installed a locked gate in the stairwell to the unit where you access your keys to prevent unwanted visitors to your private hot tub. This lock box, by the way, allows you to leave the keys to the unit right there without having to carry them around to the beach, etc.

We're already trying to find the next spot on our busy schedule when we can return. Simply put, they have thought of everything and all you need to do is get yourself to the Cancun airport to start your amazing adventure.

If it hadn't been for the noise at night coming from the night clubs half a block away from the condos, I would have rated it excellent, because the condos themselves are sincerely very pleasant (both inside as well as the outside mini garden and pool).

Plus side:
- Great location because one block away from everything (beach club, 5th avenue)
- very nice settings (tiny pool and lush green tropical garden)
- very pleasant distribution and decoration of the appartment
- very nice outside terrace
- very nice beach club to which all condo guests have access free of charge

The downfalls:
- definitively the noise at night (if you don't mind the boom-boom-boom of the music then you're fine)
- They charge for internet and unexpected items such as a crib
- Charges for late check-out are extremely high

In February, we got to stay at Villas Sacbe in Playa. It is so well appointed and charming of
a place with a feeling of being in Bali. The room was full of charm....but when 11p.m. and on into
6 it was noisy from the nightclubs nearby. So much so that the reception people moved me
to their other property Maya Villa....right near the beach and so quiet.
This was an absolute delightful property with wading rivers, pool and even a stone bed in
water to lay on. The rooms are so well appointed with plenty of snacks and drinks, flat screen
tvs, and a helpful staff.
The buffet breakfast offered is one not to miss. Right on the beach overlooking their own
beach club, on can order omlettes, with fresh fruits, a wide array of breads, and great coffee.
I would come here again.

We just spent a week in Villa Sacbe #103 and while the location of the unit is ideal, the unit itself needs some sprucing up. The bathroom fixtures are old.The sink doesn't drain. There are curtains over windows that look out to less desirable views. One of the blinds on the door doesn't work. It could benefit from a full size fridge that isn't full of their costly mini bar items.

The unit is in the back and has it's own access to the plunge pool. It's very lush and tranquil to come home to at the end of the day.

Forget trying to sleep at night because of the party zone just down the street! The music starts around 10 pm and goes until the wee hours. I wondered if they put a more sound proof window in the bedroom area if that would help. My husband used ear plugs and slept fine. I can't use them and found the constant thump thump thump quite annoying.

Last year we stayed at El Taj but I found a great deal on this unit at Villa Sacbe and thought we'd try it. If you are getting a great deal on it then go for it. But it is not worth full price!

We recently stayed at this condo complex and rented villa #12 for a week's stay. The owner, Evelyn, made the rental process easy and fun and made sure we were accommodated in every way possible, even supplying with a cell phone(charged up) for local calls and the free use of a landline so we could call home to Canada. Eveything we needed was in the unit: toiletries, blow dryer, coffee, pop in the fridge, water cooler, access to chairs, towels and umbrellas at a nearby beach. One thing that we didn't have was mosquito repellent and we could have used it. Although the main street, 5th Ave. is only one block away, once you enter the secure gate to the condo, it is peaceful and serene, not to mention beautiful. Unit 12 is on the 3rd uppermost floor and has a lovely wraparound balcony. In the mornings you can sit out and enjoy the beautiful colorful birds flying from tree to tree in the mini-jungle behind the complex, as you drink your cup of coffee. The management company that Evelyn uses greets you on your arrival and sees you off before you leave. The rep, Laura, explained everything to us, including how to secure an extra locked gate near our condo. One more floor up is a private rooftop jacuzzi. The condo itself is clean, beautifully decorated and charming. We were provided with maid service 3 times during one one week stay.
We would highly recommend Villas Sacbe and, in particular, unit 12 because it is well-situated, private and has a delightful owner who was just so much fun to deal with.
