This is a decent, basic hotel. The owner was extremely helpful with tips on where to eat, places to park at different sites (to avoid paying additional parking fees), sites to see that aren't on the tourist circuit, and dive spots. The room was clean albeit relatively basic and the breakfast was decent.

It's a good option if you are looking to stay in town, but would highly recommend staying on the beach. The beach is a good 15 minute drive from the hotel which gets old quickly, and the real draw of Tulum is it's beach.

We stayed there 4 nights. We found the hotel was clean and well maintained. Yes, there was a smell of mold in the room but it was rainy and in the tropics this smell is usual and almost unavoidable. The room was wide and clean.
The WiFi in the room did not work well but in the breakfast area was good.
The road from the main street to the property was really bad, but short. Just be very careful when driving.
Overall, good place for couple of nights in Tulum.

Musty room. Not cleaned thoroughly. No running water for shower! Dangerous local road can damage car. Hard to find location. Do not attempt to find at night. Few taxis can find property.
Room is slab cement floor and cinder block walls. No amenities in room. No TV, clock, iron and ironing board, no tissue paper, dim lighting, just a single sheet on handmade bed with a lonely towel shaped like a swan. Hard chairs.
Nice grounds, but pool is not swimmable. Good staff, although breakfast is more for show and très petit. Looked good online, but the photos deceived us. Had a credit card guarantee. Villas H20 lost our reservation. Wanted us to pay with PayPal. Internet did not work, so had to do cash! Way over priced. Offer no more than $68. Very far from beach. Local road is so damaged and you will have to carry your bike plus be swimming in gray clay and mud. Reminds me of my backpacking days lost in the rain, caked with the mud. Was not fun then and not now. No concierge. Must arrive by 9pm or arrange someone to meet you. No one watches you car parked in the dark road. The grounds are unsecured in the jungle almost. Good luck. Any feedback from the hotel is welcome and I will give more gritty details.

Room Tip: Look for another hotel. Try one on the beach or one that does not pretend at elite, but actually off...

Stayed at the H2O villa hotel last week and were very disapointed. Terrible odor of mould in the room including mold over the walls and floor. Poorly maintained property. Was rated 8.3 on Trip Advisor, more like a 3.8 at best. We told the reception person of wanting to leave early because of the smell, they agreed and refunded us our last night. Not recommended at all

Room Tip: stay at a hotel/or resort on Tulum's beach. The city of Tulum is quite dreadful.

I stayed here for the second time this December and absolutely love the place. Well lit, clean rooms, with great bedding and nice balcony's, and also quiet and relaxing. The hotel was almost full but the walls are solid and the layout means you don;t hear much noise/traffic. There must have been some 'Feng Shui' taken into account with the design of the place, it's not just aesthetically pleasing with a beautiful garden/pool in the courtyard, but you really come away from here feeling relaxed and recharged, even if doing strenuous activity and adventure sports all day. The management are very helpful as well and go out of their way to see you have a good stay and know the area/scene well. I'm already looking forward to staying here again in 2014.

We had a very good time at H2O.
Hotel is very new. I have to say it seems more bed and breakfast style than a traditional hotel.
Rooms are simple but with comfortable beds, very spacious, nice bathroom.
The hotel has also a common area in the garden, very nice, and a great swimming pool. The atmosphere is very good.
Staff is very friendly and ready to help.

Location is not perfect, in the sense that the center is not super close, so you would have to catch a cab to go to the beach, restaurants. But Tulum is very small anyway.

On the negative side, we had to change room when we arrived because of some big ants on the floor of our original room (i guess they did not clean perfectly before; and of course you're not in NY).
Anyway, they immediately moved us to another room and cleanliness has been always perfect afterwards.

A bit tricky to locate, but worth it. The hotel and intimate grounds are protected by a high wall. You open the gate and enter into a beautiful sanctuary from the reality of Mexico. The pool is beautiful, clean and cool. The rooms are simple, but nice with good A/C, mini refrigerators and comfortable beds. The staff - Tasha and Marco were friendly and helpful. Tulum is a nice town and we felt safe and comfortable walking about and interacting with the locals. A nice change from tourist crazy Cancun. The shops are interesting and goods are priced well with local artisan items vs. mass produced tourist crap. We ate at Gingers - it was good, but small portions and a bit pricey. We ate at Buenos Aires and that was excellent value and food. We visited the ruins and wished we'd brought are bathing suits to the ruins to enjoy the most amazing looking beaches I've ever seen. Tulum is an easy drive from Cancun and worth doing. We also did the Mayan Inland Expedition with Miguel at Mexico Kan Tours - a must do, but you should be fit for this day tour - a life highlight for us.
