We are a group of six friends who rented Casa Caribena from 7/12/2014 – 7/19/2014.
The positives:
1. This is a spacious, beautiful, well-appointed house. There are plenty of bedrooms and other living areas to accommodate a large group without leaving anyone feeling cramped or claustrophobic. The house has everything you need for a week at the beach, including snorkels, life jackets, games, beach towels, hair dryers, etc. The kitchen is well-equipped for a vacation rental, containing knives, pots, pans, and dishes that are of respectable quality for someone who cooks on a regular basis.
2. The views from upstairs are stunning. The 2nd floor living area and office, and the 3rd floor patio and dipping pool have incredible views of the bay and its amazing color.
3. The caretakers, Lily and Prisi, are kind, responsive, caring people. They made our stay as comfortable as possible.
The negatives:
1. THIS PLACE IS NOT SAFE. We were robbed on our 2nd night there by thieves who used a long screwdriver to pry open the burglar bars. They took approximately $10,000.00 USD worth of computers, iPads, and cash. The reason I think this is review-worthy and detracts so many stars from the rating is this: in retrospect, it is easy to see this has happened before, probably many times. The owner put warnings in the email she sent prior to our stay. There are signs all over the house warning you about locking the doors and windows. There are serious burglar bars on every window and glass door. We were offered padlocks for purchase to use on lockboxes in our rooms. The owner has a USB cable lock for use on her own computer when she is there. The thing is, this theft occurred while we were home, awake, and going in and out of the house from the back porch where we were playing cards. These thieves knew the house. It is massive and its layout is not easy nor predictable. Whoever robbed us knew exactly where the bedrooms and hiding spots were. They were working as a group, with one person watching from the beach and using a flashlight to signal the others who were in the house. It is very disconcerting to know someone methodically went through my things, and even more so to know they were in the house when I was inside alone using the restroom or getting a drink.
2. The owner’s response to the robbery was underwhelming. When I asked if the house had been robbed before she said, “You are in a third-world country with 60% unemployment. You have to expect this kind of thing.” She seemed upset we had called the police to come out and investigate. She did offer to have the caretaker make our dinner the following night, which was a nice gesture (but not that significant since the cook comes with the house anyway, and the food itself for that meal probably cost less than 20.00). There were six of us staying at the house initially, and three left the day after the robbery. Two had to leave because of compromise to their bank accounts since their computers were stolen. (They had to close accounts in LA and because of some logistical issues the bank required them to come in person.) These folks were supposed to fly to Aruba after our trip to Mexico, so rearranging all four of these flights was really expensive. The third person left because she no longer felt safe staying in the house. Those of us who remained also felt unsafe, so we all ended up staying in the same bedroom for the remainder of the trip. Every time we came home from an outing, and every night before bed we made a sweep of every room and closet in the house to make sure no one was in there. As you can imagine, this was far from a relaxing, enjoyable vacation but after spending the kind of money we spent on this house I didn’t want to compound that by incurring additional charges to change my flight. The owner called twice during the five days remaining in our stay “to see if you girls are okay,” but she never validated how affected (both emotionally and financially) our party was by what happened. She never said, “I’m so sorry this happened to you,” which would’ve gone a long way.

After the robbery issue these things seem minor, but I think they are worth mentioning:
3. The beach here is very rocky. If you are accustomed to the powdery white sand of Playa or Tulum, this is not it. The sand is coarse, and the ocean is difficult to enter because of the rocks. If you are someone who prefers to look at the beach from a balcony, you will love it because it is beautiful, just not user-friendly.
4. This house comes with a cook, which was a big plus for us. It is very convenient to be able to eat meals at home. If you are not a foodie, you will probably be great with this. One of the things I most love about eating in Mexico is the fact that things are made with fresh, locally sourced ingredients. If this is what you’re expecting you will be disappointed. Many of the foods Lily used came from boxes and packages (“key lime” pie from a box, pancakes from a box, juice from a box, “I Can’t Believe It’s Not Butter”, totopos from a bag, etc.) Nothing was bad, just not a lot that’s homemade.
5. The dipping pool on the 3rd floor is uber-chlorinated and turned our blonde hair a lovely shade of green. Best to avoid putting your head under the water.
6. The house offered wi-fi but it was only functional about 50% of the time. The caretakers would come to check when advised, but it went out numerous times each day.

We are deeply saddened for what happened with these guests. The safety and security of our guests are of the utmost importance to us. We realize that people are upset. We dealt with it in the best manner we knew how. Two of the security guards that were working that night were fired. We brought in a welder to check all of the welds on the security bars and all were found to be fine. We refunded the guests the entire amount for the week.
We provided security for our place for almost 12 years as there were no security companies at that time. A few years ago the Home Owners Association hired security for our bay. We kept all of our previous security in place with the idea that more is better and it was for all of these years. Property theft happens in all third world countries. This is not something that happens a lot in our area, if it was, you would have read about it in our reviews. We were just the unfortunate villa that they chose and the guests suffered.
With over 65 wonderful reviews that include “Foodies” and actual Chefs, Lily’s cooking stands on its own as do the other fantastic things about the villa. We currently have the most reviews of any vacation rental in the entire Tulum area on Trip Advisor and maintain a 5 star rating. We hope that it continues to speak for itself in spite of this one review. We want all our guests to have a wonderful, safe and memorable vacation.

We stayed at Casa Caribena with extended family, including adults, teenagers and children. We had a wonderful time, with the beach out front, both pools, as well as the Blue Sky restaurant and cenote for snorkeling within easy walking distance. Lots of excursions around for a variety of tastes (Xel Ha, ruins, etc). And Lily and the staff were wonderful. Perfect place for a family reunion trip.

We rented Casa Carabena for our 3 generation family vacation. We chose it for location, amenities, size and COOK! We were 6 adults and one 7 year old.
The way the house is laid out could not have been better - there are distinct wings with 4 spacious king bed rooms with ocean views and private baths. One has an extra bed for small children or roommate situation. There are two distict floors, one accessed by an outside stairway and a living room on each floor. Each floor has one smaller back bedroom and an extra bath. Folks who needed to have some quiet and privacy could always go off, while at the same time we could gather in the living rooms /inside and outside dining areas and ample lounge chairs in three locations, including the fantastic rooftop. If you don't have a Spanish speaker in your group -google translate is a great communication tool, but either way, you can communicate. We paid Lily do the shopping for us and it was a huge treat
to have no responsaiblities in this department. Food was great and we ended up with plenty of leftovers. We did swim outside the house but there is not much beach here and there are rocks. A short walk to the right there are two small beaches with sandy/silty bottoms. And you are a short drive to Tulum and Akamal beaches. We did a fantastic early morning - mid afternoon snorkling and cenoyte tour with Virginia owner of Oscar and Lalo's restaurant which we loved. We would for sure rent this home again, and our grown kids are already scheming about coming back down with a couple of other families. Only things I would have liked was a shaded palapa on the beach with hammocks and chairs and a few more comfy and easy to move chairs in the first floor living room for the more creaky elders:) Other than that - perfect!

I would highly recommend this location to any one and everyone! It is beautifully located with a lovely and quiet beachfront view. It has an excellent ocean breeze. The best part is the AMAZING meals, every single one was exceptional and was by far some of the best Mexican food I have ever had. The house is extremely clean and comfortable in every aspect. It is a wonderful find and we plan to continue visiting for many years to come!

“Tulum area beach house perfect for couple or group stay”

Beautiful location just north of Tulum. Great house: roomy, well take care of, lots of windows, great view, white limestone beach and coral snorkeling and kayaking right in front of the house. Soaking pool on roof, swimming pool in tropical grounds on the side of house opposite the beach. Great staff that lives in a separate cottage on premises: choose your menu but consider the Yucatan specialities. The previous reviews espousing the excellence of the property and location for vacationers say it all, except:
1. The Mayans don't choose places by accident. The Tulum ruins are just down the coast a few miles: you can see them from the house roof. They are the only ruins the Mayans ever built directly on the coast. This entire area is absolutely beautiful, warm but not hot, with wonderful breezes making the beach house and grounds bug free, fresh water underground rivers and cenotes flowing into the ocean throughout the area--in fact, within a few hundred feet of either side of the house, a great town nearby with lots to do. Lush tropical forest just across the road, and the area views absolutely beautiful.

2. The owners are long time residents of this area, as are the staff. They bought and built the property and house many years ago because they loved the area, at a time when Cancun was booming and Playa was just coming into some development. Tulum was a quiet stop for people that just wanted to come down, be off the beaten track, and enjoy a typical, quiet Yucatan town that just happened to be in a spectacular setting. This is not just a rental business property: you will be staying in a home built for people to share, enjoy, and appreciate.
So don't pass this one up.
